We love it here. Responsiveness maintenance team, beautiful unit, fantastic area! The units are well maintained and any maintenance issues are resolved usually that day. Recently we put in a ticket around 3:30 and they were there within 2 hours. The units have a nice layout and design and units on the north and west sides have fabulous views.

I love living by the lake and trails nearby. This a must if you have a pet! They don’t charge for parking which is great.

I've been happy with the location, elevators dont work and rooftop has been renovating my entire stay. I don't like my concrete floors, but it's okay. They're trying to solve the pigeon infestation issue.

Maintenance requests are taken care of swiftly and in great manner. The walls here are super thin and if you file any noise complaints about anything it will take months for the apartment building to respond. So it’s luck of the draw with noise complaints. The amount of times one or both elevators have been broken down…a ton. I would not count on it as an amenity offered but the yoga studio with free classes, the gym, and the pool are nice.

Azul Lakeshore is such a nice place to live! The apartments are modern and comfortable and the community always feels clean and well taken care of. The pool and gym are a big plus, and it’s in a really convenient spot close to Lady Bird lake and boardwalk trail. The front office staff is super friendly and quick to help with anything you need, and maintenance members are knowledgeable and quick to respond.

Considering location for Oracle employees, this place is hard to beat. However, there are many issues with the apartment that never seem to be resolved. The elevators have been broken most of my stay here, and service of valet trash is slow. Also, the front desk is not always the most helpful.

I have love it so far, move in was easy, and its so nice being close to the lake and the gym is cool. Only annoying thing is the plumbing in the bathroom is broken/works poorly.

Great area next to the trail, new gym, maintenance team responded to my request quickly, a/c above shower was not clean when i moved in, can hear upstairs neighbor front desk staff not the nicest, but helpful

I’ve only been here a week, but I’m already loving the community and location — being right next to Lady Bird Lake and so close to downtown is amazing. The area is very walkable and dog-friendly, which adds a lot to the experience. The apartment itself is a bit older, and I’ve noticed that maintenance responses can be slow, but overall, it’s been a great start.

We just transferred to a larger unit and the office staff made the transition smooth and were so accommodating. We had a few issues upon move in and the maintenance team was so responsive. The location is the best in ATX in my opinion: you get a perfect view of the ATX skyline, located right on the greenbelt, bikeable, walkable, minutes from downtown and East Austin.

Overall I love this complex. I wish they would offer more community events in the evening for those that work during the day. Seems as though you need to work from home or not work to take advantage of these events.

This is really convenient locations wise with a super close distance to lady bird lake trail, and to Oracle. The pool is really cold, and only swimmable on really hot days. It smells quite a bit all around the building with lack of maintenance and a ton of residents with dogs that will leave waste around the building. The elevators barely work, and is difficult for residents on upper floors. The best part about the apartment is quick responses to repairs. There's a resident portal that allows you to put in quick requests. The rent is very high, but you're paying for location, not exactly for the best amenities, service, or overall look of the apartments. The look reminds me of college dorms rather than nice apartment that you're paying for.

I really love the location and the staff here—they’re friendly, helpful, and make living here a great experience. Being so close to Lady Bird Lake is a huge plus, especially for walking, running, or just enjoying the outdoors. The convenience of this location is unbeatable, with easy access to great restaurants, coffee shops, and everything downtown Austin has to offer. That said, there are some major downsides. The elevator is constantly out of order, which is a huge inconvenience, especially if you live on a higher floor or are carrying groceries. It seems like every time it gets fixed, it breaks again shortly after. Another big issue is the smell—there’s a persistent stench of dog poop throughout the building and common areas, which makes it feel a lot less clean and well-maintained than it should be. Management really needs to address both of these problems because they take away from what could otherwise be a fantastic living experience.

I love that there is a new yoga/workout studio across from the gym - It would be really nice if there were complimentary yoga mats to use when in there with sanitary wipes. The one thing that has been frustrating is the package room. It's always cluttered and unprotected, because the security boxes are taken.

The amenities in the new yoga room are nice. The events they have for residents once in a while are nice. The gym has everything you need. Only issue is that the treadmills are almost always broken. The building is clean

We absolutely love living here. The location is perfect. It feels like we are hardly ever more than 15 mins from all the ATX hotspots. The apartment designers really thought through the layouts and storage. We are in a Studio and have absolutely no issues with space. They also really maximized on the natural lighting which makes everything feel happier. The office staff are kind, friendly, and helpful. There is never an issue finding parking and the building is very secure. I feel safe living here even with being off of S. Pleasant Valley. The community is great too, very few if any kids! It’s mostly dog and cat parents, which is my favorite kind of people. Most folks are super friendly and the dog park community is great for the floofs too.

Amazing location/neighborhood, and I love my unit. Perfect size, not many issues, and maintenance has been great when needed. Walls and ceilings can be a bit thin (my upstairs neighbor in particular has been a nightmare), but leasing staff has genuinely done their best to address the situation. The pool is solid, new yoga studio is nice, and the skydeck is beautiful. The gym is okay - 3/4 treadmills have been broken nearly the entire time I’ve lived here - but the selection of weights is pretty good. Elevators have had some maintenance issues, which hasn’t affected me personally, but is worth noting if you’re averse to taking the stairs now and then. No issues with the parking garage, except when the elevator is broken and I can’t find a spot on my floor, leading to a treacherous groceries stairs combo. Overall, I’ve enjoyed living here and have no day-to-day issues, just minor fixes that need to be made.

Apartments are fairly price and well located. The Oracle owned streets are quiet and better designed and maintained than public streets. The building amenities are fairly well cleaned and maintained. The units are modern and a step up from basic appliances, finishes etc but still relatively cheap materials. The elevators are constantly breaking, but staff seem to make their best efforts to get them fixed. The front office staff is typically not friendly, but I have had no issues handling business with them. The maintenance team is responsive and resolves work orders quickly. Package delivery has its ups and downs and theft does happen. Parking is abundant as the garage is huge. Sounds from neighbors is not too bad as the walls seem to be fairly sturdy. There is a pigeon problem which leads to a dirty pool deck. There is so much pigeon poo you will hardly be able to use your patio and the pool is filled with it even if it doesn’t look like it from outside (don’t bring your goggles).

All in all we really enjoy it here. We like most of the staff here, there have been a couple of really rude ones but they usually leave. We love the community and price. The location is incredible and the yoga classes are really nice. Maintenance is super helpful.
