Lived here for 2 years and these people are amazing and always on top of it. Safety is crucial and have never had a moment where I feel unsafe here. Great community!

We just transferred to a larger unit and the office staff made the transition smooth and were so accommodating. We had a few issues upon move in and the maintenance team was so responsive. The location is the best in ATX in my opinion: you get a perfect view of the ATX skyline, located right on the greenbelt, bikeable, walkable, minutes from downtown and East Austin.

Overall I love this complex. I wish they would offer more community events in the evening for those that work during the day. Seems as though you need to work from home or not work to take advantage of these events.

This is really convenient locations wise with a super close distance to lady bird lake trail, and to Oracle. The pool is really cold, and only swimmable on really hot days. It smells quite a bit all around the building with lack of maintenance and a ton of residents with dogs that will leave waste around the building. The elevators barely work, and is difficult for residents on upper floors. The best part about the apartment is quick responses to repairs. There's a resident portal that allows you to put in quick requests. The rent is very high, but you're paying for location, not exactly for the best amenities, service, or overall look of the apartments. The look reminds me of college dorms rather than nice apartment that you're paying for.

Maintenance is good. Communication is good. Knowledge level of staff is good. Amenities are good. Security of the building is okay. Noise levels are medium.

My experience at Azul Lakeshore has been great, besides the slow elevators and the pigeons. I also wish the exteriors were not like green and bright blue.

I really the staff in the front office. They made my leasing experience a breeze! I love living so close to the lake.

Love how safe this apartment is and convenient it is to the river and work! The parking is easy and always secure. The recent gym renovation was terrific and prompt, as well as the addition of the yoga room and the classes offered.

Conveniently located near Oracle - literally 1 min walking distance. Quiet and peaceful. As a female, I have not felt unsafe. Price is reasonable too

I really love the location and the staff here—they’re friendly, helpful, and make living here a great experience. Being so close to Lady Bird Lake is a huge plus, especially for walking, running, or just enjoying the outdoors. The convenience of this location is unbeatable, with easy access to great restaurants, coffee shops, and everything downtown Austin has to offer. That said, there are some major downsides. The elevator is constantly out of order, which is a huge inconvenience, especially if you live on a higher floor or are carrying groceries. It seems like every time it gets fixed, it breaks again shortly after. Another big issue is the smell—there’s a persistent stench of dog poop throughout the building and common areas, which makes it feel a lot less clean and well-maintained than it should be. Management really needs to address both of these problems because they take away from what could otherwise be a fantastic living experience.

We cannot express enough how much we enjoy living here. The location is ideal and the environment is fantastic for a DINK couple with fur babies.

Living here is great! The staff are so accommodating and the maintenance team helps complete service requests immediately! The community is nice and love it’s location.

Maintenance request was taken care of within a couple of hours making the ticket - super satisfied:)

I love that there is a new yoga/workout studio across from the gym - It would be really nice if there were complimentary yoga mats to use when in there with sanitary wipes. The one thing that has been frustrating is the package room. It's always cluttered and unprotected, because the security boxes are taken.

The amenities in the new yoga room are nice. The events they have for residents once in a while are nice. The gym has everything you need. Only issue is that the treadmills are almost always broken. The building is clean

We absolutely love living here. The location is perfect. It feels like we are hardly ever more than 15 mins from all the ATX hotspots. The apartment designers really thought through the layouts and storage. We are in a Studio and have absolutely no issues with space. They also really maximized on the natural lighting which makes everything feel happier. The office staff are kind, friendly, and helpful. There is never an issue finding parking and the building is very secure. I feel safe living here even with being off of S. Pleasant Valley. The community is great too, very few if any kids! It’s mostly dog and cat parents, which is my favorite kind of people. Most folks are super friendly and the dog park community is great for the floofs too.

Amazing location/neighborhood, and I love my unit. Perfect size, not many issues, and maintenance has been great when needed. Walls and ceilings can be a bit thin (my upstairs neighbor in particular has been a nightmare), but leasing staff has genuinely done their best to address the situation. The pool is solid, new yoga studio is nice, and the skydeck is beautiful. The gym is okay - 3/4 treadmills have been broken nearly the entire time I’ve lived here - but the selection of weights is pretty good. Elevators have had some maintenance issues, which hasn’t affected me personally, but is worth noting if you’re averse to taking the stairs now and then. No issues with the parking garage, except when the elevator is broken and I can’t find a spot on my floor, leading to a treacherous groceries stairs combo. Overall, I’ve enjoyed living here and have no day-to-day issues, just minor fixes that need to be made.

The apartment is in a Great location, they are also very spacious. I have great downtown views from my apartment and enjoy overlooking the large field across the street.

Apartments are fairly price and well located. The Oracle owned streets are quiet and better designed and maintained than public streets. The building amenities are fairly well cleaned and maintained. The units are modern and a step up from basic appliances, finishes etc but still relatively cheap materials. The elevators are constantly breaking, but staff seem to make their best efforts to get them fixed. The front office staff is typically not friendly, but I have had no issues handling business with them. The maintenance team is responsive and resolves work orders quickly. Package delivery has its ups and downs and theft does happen. Parking is abundant as the garage is huge. Sounds from neighbors is not too bad as the walls seem to be fairly sturdy. There is a pigeon problem which leads to a dirty pool deck. There is so much pigeon poo you will hardly be able to use your patio and the pool is filled with it even if it doesn’t look like it from outside (don’t bring your goggles).

All in all we really enjoy it here. We like most of the staff here, there have been a couple of really rude ones but they usually leave. We love the community and price. The location is incredible and the yoga classes are really nice. Maintenance is super helpful.

It has a great location and is in a quiet area of the city, with easy access to 71 for commuting, and spacious closets. H-E-B is within walking distance along with several eateries.

Great so far! I just moved in 3 months ago and have had a great experience. The amenities are nice and it is a very safe and convenient apartment location. However, the elevators frequently do not work, and there is lag in fixing issues such as the printer and the elevator.

It’s a great place to live I’ll living there for around 6 months now and it’s a great community. Great friendly community it has a good ammeties.

I love living here! It is so close to everything and so easy for me to walk out my door and be on the trail. I love the roof top deck and how quiet it is. The staff are great also!

I enjoyed living here the first few years but the rent has gone up significantly and the quality of service and offerings has gone down in the last few years under new management.

Nice area lots of walkable space my my dog. Pool is meh but building is newish, close to downtown. Unfortunately elevators always broken, never get fixed. Good thing I dont live on a higher floor.

Just moved in here but love it already. Parker was so helpful and made the process seamless. The apartment is nice, very well laid out, great flow.

Mostly great place to live in a great location. Biggest issue being elevators almost always being broken. Other than that, I have honestly enjoyed.

Crickets in my room daily. Not a huge issue but pretty annoying to get them out and wake up to them in the night. I have not asked management to fix this yet. My upstairs neighbor truly stomps around his apartment all day long. I went upstairs to confront him and realized it is because the floors are very thin. I ended up asking him to try to be more light on his feet after 9 pm. He agreed and we will see if anything changes! I am grateful to have the concrete floors at the bottom floor. I love the fact that I am right next to the lake! I run there every morning. I am also grateful to be next to Oracle, my place of work.

It’s ok. Nice building and maintenance is well kept. Packages keep getting stolen and there is nothing done to prevent such thing from happening which is unfortunate

I’ve been loving it so far. There’s so many amenities that I’m very excited to use. I’ve also been loving the easy access to the trail and just the outdoors in general and I feel that it’s very important for my work life balance. The staff have been absolutely wonderful it really made the place feel like home. Not only are they knowledgeable about where things are but them calling me by my name added an extra touch of personalization to the whole experience.

Living here was amazing, the move out process was amazing. The only problem I had was a crazy amount of grasshoppers inside the building a week when it was raining - super weird (I lived on the 5th floor)

safe community with great access to local restaurants and walking trails. close enough to downtown to enojy liveliness but still far enough away to have the peace and quiet when needed.

I be leaving in azul for about 3 months and it’s great place to live very nice people living around ! It’s a big park for dogs , and I like the roof top it’s a great view to downtown .

Very helpful and responsive staff! Move in was a breeze and it is obvious the complex is well-maintained. Thorough communication when/if there are issues and expected timeline for resolution. Everyone I have interacted with has been pleasant.

Elevators are always having issues. Lots of bugs. apartment is nice i guess. it is close to a lot of great places in austin, but for the price you pay, especially as an oracle employee, its hard to beat.

The apartment is the most beautiful and comfortable one I lived. The location is also perfect. It is close to my university like 10min to reach. On the other hand, the lady bird lake is very close to here and I often walk around with my friend on the weekend.

The environment is perfect. The facility is great and the people living in the apartment are also very friendly. I also love the nature around the apartment very much.

The community provided through greystar is great! I really appreciate how friendly and resourceful the staff is. Whenever I have a question I can always count on them to quickly deliver an answer

Great place to be renting an apartment at. Lots of amenities that are unkept well. The communication is are sent in a timely manner when things are happening. Response to cleanliness took a while and is still an ongoing issue but glad that it is being taken into account/on the facility’s radar now

Apartment is safe, clean, and peaceful. Conveniently located beside Oracle, rent is also reasonable. It has all the amenities you would need.

Great support from when I walked in the first time, lucked out on a great 1bed 1 bath layout! Leasing team was attentive to my needs and responded quickly.

Good amenities, and good staff, but some of the maintenance issues were frustrating at times. During our time we had several maintenance issues that took a long time to resolve. A lot of them couldn't have been prevented, so it was unfortunate timing, but some of them could have been. Overall, it is a good apartment.

Wonderful place to live! The neighborhood is central and walkable. The apartment itself is beautiful with useful amenities and the staff is always friendly and happy to help with any questions/concerns

I may be critical, but I would recommend the place to friends. It depends on certain qualities they are looking for. It's value is solid for location, I just think the quality could be leveled up.

Apartments look great, all the amenities work great and the apartment management team is very helpful. The only thing I do not like about the apartment is that the walls are pretty thin, if you have noisy neighbors I can see this getting annoying.

great location and community, no hesitation to resign for another 13 months.
