The apartment community continues to digress. Calling the office oftentimes results in no answers. Work orders take weeks to be filled. I was actually told by one maintenance worker/supervisor that if I wanted a work order completed, to do it myself. I’m constantly “following up” on things because of the lack of communication.

Rent is really high why charge so much every year it go up $100.00. We pay are rent on time but it’s getting so expensive. They thank us for staying so long but then they charge me more smh

It’s a comfy place to live so far and the staff and close neighbors are nice. The residents with dogs need to more aware of the poop and pick it up! Maintenance is nice and respond to requests in good time.

The price just keeps going up but no improvements are ever made. The parking is now an issue since they implemented the paid parking spots to alleviate the so called parking issues. Never had one till they did that now there is no parking after 7 pm but lots of empty paid spots.

So far so good. It has its pros and cons like everywhere else. Rent is steep considering the size of the apartment. Maintenance is a bit slow when asked to fix something. I wish the grounds were nicer. But no major issues.

We moved in recently and enjoy the apartment so far. Standard apartment layout, but we have a great view of the valley from our balcony. There are a couple frustrating quirks, like the counter in the bathroom being only 2' 4" (shorter than my 3 yr-old niece)! Being over 6 feet tall, that's pretty frustrating. There are also a shocking lack of ceiling lights. But quirks aside, we do like the space. The complex has a good sense of community and energy as well. The staff we've interacted with have all been pleasant and easy to work with. If they could raise the bathroom counter and sink two feet up I would genuinely be so happy!

Ever since Chris left as the head manager the complex has gone downhill. Last year they changed their rent payment system and didn’t tell anyone expect an advertising email talking about it. The email didn’t say it was mandatory to switch whatsoever and come the next month I had a late rent payment. Instead of admitting a communication error they doubled down and didn’t admit fault (I have the email saved and nowhere in it did it say we had to and only read as an advertisement to help earn points by paying rent). Parking is terrible and there are never any spots available since so many cars that don’t have passes are parked there and security does nothing to tow or fine them. Maintenance is very poor around the complex and always wants to take the easy way out. I had an issue with my bathroom sink emitting a horrendous odor and maintenance took weeks to resolve the issue after I repeatedly told them the cause and they disregarded it for weeks.

It's a nice place to live but maintenance has always been an issue and a lot of the time, unprofessional. Office management can bit hit or miss depending on who you speak with. I wish it were more consistent. Also, the water is shut off once a month it seems like. I wish management would get a better handle on coming up with a long term solution to the plumbing community wide.

I just moved in, but overall, it has been good. However, there have been some drawbacks. I have found bugs in my apartment, which I was not expecting, especially because of the additional charge that is made on my monthly bill. I bought some bug spray, and thankfully, it looks like it is working, but it would've been nice to have moved into a bugless room. Also, it looks like the fridge and microwave it was not cleaned out by past residents and managers. I did have to clean them myself.

This community has made it extremely easy and stress free on getting an apartment here. The move in was extremely fast and the application and lease agreement took no longer than ordering something from a restaurant. Would highly recommend this complex for anyone that’s looking for a fresh start and affordable prices.

The community is great, just wish there was more parking spaces, and also covers for the balconies the pigeons make a really big mess.. other than that it's a great place friendly staff and maintenance gets the job done really quick

The floors are creaky and loud. Upstairs neighbors have dogs that bark all day when I’m sleeping and the smell of rotten eggs or sewer water smells like it comes from the laundry washer hose. Other than that, my apartment is great!

Friendly staff, beautiful property, excited to move into renovated apartment. Will update after a few months of experience. Onboard experience has been gracefully easy with everything being online with actual people that work on-site instead of some out of state call center. The property is in a great location, but the management is not always responsive. I have put in several requests for pest control because there are sugar ants everywhere and each time they just close the request and nothing ever happens.

I have lived here 34 and a half years and this is such a wonderful community, it's my home. The maintenance staff always goes above and beyond to take care of any issues we have, and the office staff are always friendly and helpful.

We are enjoying living at Aya. It’s peaceful and the few neighbors I have met are very friendly. I like the gated aspect, it makes me feel safer at night. I have noticed with the gate open in the daytime there have been a couple of shady characters in the dumpster area outside of our apartment but I was on my way to work and did not have time to report this. I hope a better eye is kept on who is lurking around the dumpsters when the gate is open. He did not look like he lived here.

Residence feels safe. Wish the gym had more equipment such as free weights or other machines. Being in a gated community makes it feel safe and trusting.

The management and maintenance had always been professional and on top of things for the most part. The apartments themselves are not well made and there always seems to be an issue. For example my heaters been broken several times and the a/c. My entire ceiling caved in in my spare room due to rain and flooded the apartment was literally a mess for an entire month and rent was not pro rated. I can hear every little thing my neighbors do through the walls. Cars are regularly getting broken into. The apartment is not renovated as advertised.

Upstairs neighbor is very disrespectful always slamming doors, banging stuff and yelling all the time. We have a baby that always gets woken up from naps or sleeping at night because of them.

Easy to move in and a cool environment. The leasing office was helpful and makes the move in easy. The environment is also secure and not accessible easily for non residents.

The move in process was easy. Maintenance is quick and reliable. The office is open everyday so its very easy for me to walk over to ask questions or turn in paperwork which is great because I have a hard time talking on the phone! I love these apartments. My only grievance is that the water pressure in my shower is pretty weak but I am on the top floor and I know not all apartments here have that issue!

There are signs of being infested by cockroach. They sent in a pest control right away but I hope I don’t have to call the pest control anymore. Everything else is perfect.

AYA ABQ has been a wonderful place to live. The neighborhood is quiet and offers excellent views of the Sandias and beautiful sunsets. My dog love to walk around the complex and loves the many grass places to potty.

After living here for almost a year now I would never recommend this place to anyone I know. The staff is terrible and not helpful at all, the apartments are not maintained what so ever, AC constantly breaking. There is so much more I would say but I don’t want to be terribly cruel.l The attitude and verbiage you receive from the staff is disgusting. The only nice people are their maintenance, and even they know this place is terrible and cheap when it comes to fixing anything.

I love living here, all of my neighbors are very nice people. The staff is super friendly and are always very helpful. I'm grateful to see security show up at night and check the parking lot.

The pros: cost. The rent here is reasonable for the size of apartment. The full size washer and dryer is amazing and very appreciated. Cons: "wood floor" is the softest crappiest type of flooring that will get issues from even walking on it too much. And as a resident you must pay for repair but it's repaired with the same flooring so it's not really a fix. Often one of the gates has some type of issue. Sound proofing and noise- not very well done. If you have people above you toy WILL hear them walking no matter how light on their feet. Much of the flooring in my apartment squeaks making it worse for those under me (sorry neighbor). I can hear those in the apartment next to me also when my apartment is quiet. Not clearly as of its paper just things like muffled music/TV sounds come through.

This place has been amazing from the place always been clean to the gym being open 24 hours. I also really enjoy the trash pickup it’s so easy and convenient.
