I’ve had a great experience living at Avila at Rancho Santa Margarita. The community is clean, well-maintained, and the service request responses are impressively fast. Avila at Rancho Santa Margarita is the spot to call home !! With its grounds scaped like a Mediterranean Resort along with the huge pools and cabanas around the pool areas and let’s no forget about the jacuuzis that are always warm. Then we’ve got the sitting area / Festival area that is beautifully lit up at night with quite a few bbqs. With apartment homes that come with a Fireplace, Cape Cod baseboards, crown molding, canned lighting, all whirlpool stainless steel appliances in the kitchen, wooden horizontal wooden slats, washer and dryer, a Roman bathtub, up to date cabinets through out, along with fabricated wooden flooring through out , 9 foot ceilings, smart phone plugs and let’s not forget about the magnificent sunsets. My name is Stuart V. and I’ve lived here for 5 months and I just can’t stop being grateful that I made the move to Avila of RSM.

We have been living here for 5 years now and have enjoyed it. Maintenance is incredibly fast, professional and courteous with all issues being fixed or corrected in a timely manner. Mario has been incredible with always helping us out and answering questions or concerns we have and it has made our time living here very pleasant. Too many rats and they have been eating the wires in my electric car. Whatever you do, do not park in the back! You can see the rats at night from my apartment window running around. It's really bad.

From the very first phone call all the way through the entire rental process which only took two weeks the entire process was very smooth, informative and professional from the entire team !! Avila is close to everything even the toll road. The RSM lake is only one mile away and we have full access to that as well I really enjoy the pool areas at night with all of the lighting, palm trees , Mediterranean landscaping I can go on and on but I want you to know that it actually feels like your in a 5 star resort. The gym is open 24 hours and it’s got all of the equipment you need including a rack of dead weights. The pool areas have gazebos around the pool and really nice chairs and Lounges if your looking in RSM do yourself a favor and check out Avila

We love unit we are in because the walls aren’t thin so it’s pretty quiet. The only noise we have is because the unit backs to the tollroad but that doesn’t bother us and we knew that beforehand. I do recommend that when picking an apartment on the third floor, like we did, to take into consideration having to carry groceries or other larger items. But our legs are stronger since moving in so that’s a plus LOL.

apartment has flooded numerous times, internet is exclusively cox and works horrifically. plumbing smells, gym is extremely small and unusable, $70 in trash bills we dont even use, pools are constantly down and there is infinite landscaping going on all hours of the day.

However, our spas have recently undergone some upgrades, and we have ensured that all residents were informed about these changes. As for the landscaping, it is a reflection of the original design implemented when the property was first opened. The size and layout of the property necessitate this particular landscaping approach. Please be assured that we are committed to maintaining the aesthetics and functionality of our property to the highest standards. Thank you for your understanding and cooperation.

Horrendous Office Staff and Loud Apartment

Horrible management and office staff. They're rude and they do not help tenants. The place is exceptionally loud with small engines like blowers, mowers, trimmers, cutters, and pressure washers going every single day. Parking is horrible. Gangs move in and they don't do anything about it. The pool or hot tub is always down. The gym is a joke. Work orders go unfinished or half finished. The pipes in the wall are loud and will wake you up at night.

Thanks to Tatiana and Alyssa's help to get us situated in our spot, giving us a tour right before closing time, and helping us with a timely maintenance request! Some minor observations regarding paint quality, parking availability, and difficulty moving furniture in due to narrow staircase and awkward floor plan layout, but overall so far so good and happy being a new resident here
