Property Ratings at Ave at Norman
You will see a consistent set of reviews below that are similar to the experience outlined below, renter beware. After checkout, we were billed over $150 for many things that were preexisting conditions. Upon move-in the unit had very old carpet with preexisting stains, the stove and oven were simply gross and several other items that we were billed for were in worn-out condition upon arrival. That said, the overall experience was good at the facility. We expected some run-down items in a college town, so that was deemed acceptable. The staff is responsive, but the overall maintenance was marginal, I am guessing that the maintenance crew is understaffed for the number of units. Unethical as it may be, upon checkout you will be billed for things that will never be repaired. Perhaps you can insist on repairs prior to move-in, then take your own pictures of the preexisting damage for comparison upon check out. I would not necessarily recommend against this location, however, we did receive sticker shock with a surprise final bill after spending quite a bit of time cleaning and touching up prior to check out. As long as you are prepared for that, you should be fine. Proceed with caution.

The Ave is fine. It's not the worst off-campus for OU, but definitely not the best. Trash & dog poop outside, crickets & mold inside.

I lived here for a year before moving into a house, however I would have renewed my lease had I not found a house. Living here was a great experience, the front desk ladies were always so kind and helpful in answering my questions and concerns. Whenever I needed maintenance they responded on the job quickly. Moving in and moving out was a smooth process. The atmosphere is so great! Highly recommend living here!

Living at the Ave was fine while I was there, despite the massive cockroach problem that took a long time to be properly taken care of. The main thing that bothers me about this place is move out charges. It has been over two years since I have moved out of this place and they are still trying to charge me $80 for a desk chair that I left in the same (good) condition as I found it. I doubt the chair is even worth $80 to begin with. They failed to provide proper documentation about the damage when I moved out. There were no pictures on the statement emailed to me at the time. A couple of months ago, they did find the picture of the damage and send it to me. The picture was super blurry, it did not show the whole chair, and it had a person's hand holding something up, so I could not really tell what the damage was at all. I know I got lucky that it is only $80 and that I should probably just pay it and move on but at the same time I do not want them to get away with charging me for damages I didn't do.

I am so happy my roommates and I only signed to live here for 6 months. This apartment along with others are INFESTED with roaches. My roommates and I have contacted the front office and maintenance many times and they have done nothing except barely spray the house. We have had an infestation for a couple months. Every time we turn the lights on in the kitchen at night we see 2-6 roaches running around the floor/counters/fridge/cabinets/walls. The infestation has gotten so bad that some have been appearing in our rooms/bathrooms. The front office and higher up do not care. This complex is known for their roach issues. The only reason I'm giving them two stars instead of one is because maintenance (minus the roach issue) has been quick/helpful with every other issue we have had. Do NOT live here.

I am moving into my unit in August, and I'm already so excited to live here. It is always clean, and everyone that works there is so nice and eager to help. My mom and I walked in for a tour, and Gayle was so kind and helpful. We had a million and one questions and she answered them all with a smile. She was so wonderful and deserves extra credit.

Love it here! The apartments are large and make it feel more private! Great pool. Most of all, the staff is really friendly and helpful. They have never made me feel like a burden, which I was experiencing at my other apartment complex.

The employees are very kind and helpful, but maintenance takes for ever and my apartment had tons of roaches. No matter how many times we cleaned and sprayed for them, they were still present. Our walls were poorly painted, but for the price, it was a good place to live.

I have been at the Ave for over two years now and have really enjoyed it. Last year, it took quite a bit of time for maintenance to be taken care of, but I've really seen a difference since this summer. The Avenue at Norman was probably the worst place I have ever lived. The office staff are not nice and talk bad about residents among each other in the lobby of the club house (one of my roommates heard them talk bad about someone after they picked up a package). When we moved in, our apartment was not ready at all. There was sprayer on the hose in the kitchen sink so for the first 2 weeks, we had a gaiser as a kitchen sink. The dishwasher was also molded out so bad and all they did was run vinegar through it which did NOTHING. It took us weeks to convince them we needed a new dishwasher and all they did was replace the racks. It also took us a month or so to get new couches because the ones that were there when we were moved in were SHREDDED from a cat. They would put random people into our apartment’s open bedrooms and disregard our preference forms so it was pointless to fill it out. This is just a few of the things that went on as there was so much negative I cannot remember it all. To top off our miserable stay at the Avenue at Norman, they charged my roommate and I $2,000 combined in “move out fees” that were legitimately BOGUS. They moved a random girl into our apartment, letting us know a couple days prior, and she moved all of her things into the downstairs. It was absolutely cluttered. The charged us $625 to pick up TRASH that was not ours and came from the common area after we moved out because there was someone else still living there when we moved out. They also disregarded my maintenance requests and charged me for things I put requests in to fix. Like I said, this is just the tip of the iceberg and we are currently fighting these charges as they are double charging people outrageous amounts as well as charging for things they were responsible to fix. All in all, I would rather be homeless than pay to live here again.

The place is nice in general, apartments are spacious and the general area is nice. However, service is not exactly consistent, for example, I've been here for almost a year and our fridge has been having problems ever since, we submitted multiple service requests for the exact same problems, and they're still not fixed unfortunately :(, when you think about it, it kinda sucks not having a fully functioning fridge for almost a year.. other than that everything is good.

This apartment complex looks nice on the surface, but the apartments are trashed. Lots of damage all over. Also, don't expect to move into a clean apartment. Despite charging a cleaning fee, they only clean the bedrooms before you arrive. So the common areas aren't professionally cleaned. Expect a dirty downstairs toilet, greasy cabinets, and a gross oven. Management is unresponsive, and they frequently close the leasing office early. I'm beyond disappointed with The Ave.

Hello, we would love the opportunity to address any issues that you may be experiencing with your move-in. It sounds as though you may have moved into a room of a partially occupied home. We do require within the lease that every resident maintain a tidy home as they do share the communal areas with other residents. We also sent out notifications regarding move-in day and asked that residents have the space clean for their new roommate's arrival. Our clubhouse hours are from 10 AM - 7 PM, Monday - Friday, 10 AM - 5 PM Saturday, and 1 PM - 5PM on Sunday. On move-in day, and the day following, we held extended hours to accommodate any new resident needs, but I am sorry that we missed you. Please read the reviews before moving in! They take advantage of naive college students. We were told that it was a certain price for the apartment and then told after signing the lease that it’s per bedroom. The lady that told us the price was fired and we signed the lease so they won’t work with you at all. There are just as nice apartments closer to campus and much cheaper.

This apartment complex has been the worst living experience ever. My roommates and I have had enough with the management, maintenance and overall facilities at the Ave. Every month we have maintenance out to fix something. Last month we were without our washer and dryer for almost a week and we have been without a dishwasher several times because it has broken multiple times. When we moved in there was dog and cat pee everywhere. Not only this but there is a lack of initiative by the management team here. Every time that you want to talk to a manager they refuse to talk to you. The manager is very unprofessional and rude and she does not know what she is doing. We have wanted to move out of this place several times because of the complete lack of care that this place shows for it's residents. My roommates and I are talking with corporate at this point. I wish I would have listened when everyone told me not to sign here so do yourself a favor and do not sign a lease here.

Before moving into this apartment I would consider many other options. The management at this apartment complex does not care for their residents nor will return any phone call or try to contact you in any way when it deals with your lease. I moved into an apartment a month ago and nobody even cleaned the apartment when I moved in. My bedroom window was cracked for the first month. Nobody took into consideration my own safety. The A/C was leaking puddles of water on the floor and through the wall causing mold to grow all over the wall. There have been ants in this apartment since the day of move in and has not been taken care of and etc. These apartments are expensive and are not worth any penny of it. Residents get treated poorly and apartments are disgusting.

You would think an emergency like you air conditioning stops working that they would try to resolve the issue right away but no they just told me they will get to it when they get to it. Asking dumb questions like I have no clue how to set the thermostat. Holiday weekend and I don't think it's going to get resolved today or tomorrow.
