Avana Tempe has potential, with a convenient location and helpful on-site staff. However, my experience was impacted by long delays in addressing necessary maintenance. A serious issue with my bathtub leak took over a year to fully resolve, despite repeated requests and acknowledgment from management that it needed replacement. I hope the community continues to improve by streamlining its maintenance approval process and empowering local staff to act more efficiently.

Avana Tempe has to be my overall favorite apartment complex. I have lived in several apartments over the years and have never received the support and appreciation that happens here. The staff from the front office to the maintenance department to the landscaping people are always friendly and helpful. The overall complex is very well maintained and safe. The outside noise level has as never been a problem or concern and there is plenty of parking as well as covered spaces for tenants. It’s just nice to know that Avana Tempe has a long term lease plan with my name on it! Keep up the Great work team!

Overall great place, staff's nice and the area's pretty nice too. Right by a freeway and has a few bus routes around which is nice. Area is relatively clean and maintence gets things worked on pretty fast. Pet friendly, I have a cat but it's nice seeing people around with their dogs pretty frequently.

If I could give zero stars, I would. I’ve lived here long enough to say with confidence that this complex is in desperate need of improvement. Below is a breakdown of the key issues: Communication – 1/5 The management team consistently fails to communicate effectively. Emails are sent out before information is finalized, leading to multiple corrections. They don’t follow up on important matters, and it’s clear they don’t actually read tenant concerns before responding. Expect frustration if you need anything addressed in a timely or professional manner. Maintenance – 2/5 The onsite maintenance team is friendly and helpful—for the small things they can actually handle. But anything that requires a third party is a complete mess due to management’s lack of organization. If you have a serious repair, be prepared for delays, miscommunications, and a drawn-out process that could take weeks longer than necessary. Property – 1/5 The exterior is poorly maintained. There’s broken glass all over, and management does little to address it. Inside, bug infestations are a recurring issue, but instead of addressing the entire building at once (as any competent team would), they only treat individual units, making the problem never-ending. Management Team – 0/5 Hands down, the worst part of living here. They are disorganized, unresponsive, and completely indifferent to tenant concerns. Their lack of follow-through and failure to maintain the property make it clear they care more about collecting rent than providing a livable environment. Overall – 1/5 This complex has potential, but until management gets their act together, I cannot recommend living here. The property is neglected, communication is terrible, and maintenance is unreliable due to poor organization. If you have other options, take them.

I’m new to Arizona and was looking for an apartment that was near my work. I found Avana Tempe and put in an application. The process was completed very quickly and the move in progress went smoothly. There were a few things that needed repairs on, so I placed a maintenance order and within the next day the order was complete and professionally done. Maintenance workers are very kind and respectful when they enter our home however I’ve had difficulties with the office on multiple things. I continue to live here only because I moved here 3-4 years ago so the prices didn’t increase as dramatically as the price of living skyrocketed during that time. Other than that I don’t recommend living here. The summers here are the worse.

Very nice lil community, I'm still new and getting settled in and really enjoying it here. I'm new t Arizona and am glad I decided in this area, it:s right by Mill which is the cutest lil shoping area. Miss the giant skeleton that was over there. Everyone is very sweet and the area is surpringly quiet, I commute and enjoy being by multiple bus routes.

They like to charge you with penalty fees, but can’t even replace things in the apartment that needs to be replaced with brand new appliances. We never missed to pay our monthly rent and penalty fees if any, but management cannot even satisfy our needs.

Avana Tempe is not worth it unless they hire professional management to come in and clean all the disorganized issues up. Multiple people have issues with these apartments.

Apart from the roof leaking my experience has been great. I just wish this issue wasn't ignored as it feels it is not a high priority at this time. I can see the damage the walls and roof has sustained. I would like to avoid a roof cave in when it rains. But overall the community is nice, front office ladies are super nice and helpful. Looking forward to getting the roof fixed and moving forward with no more issues

Don't waste your money on this overpriced shoe box. You can't control the AC/Heat in your own unit, as there's no way to choose which one you personally want, and the air system in the apartment looks like it's from the 80's, because you can't pick a specific temperature. It's just a dial that goes from 40-70, but I'll tell you, it's never the temperature you set it to be. There's constantly gnats and drain flies that never go away. Our ceiling in our hallway looks like it's going to collapse from water damage, and the paint on corners of cabinets and doorframes chips off when you barely brush it with your hand. Upon move in, our apartment had left over command strips and tacks left by a previous tenant, which makes me think our unit wasn't inspected before we moved in. The balcony area has no drainage holes of use on the first floor, so it's easy to get flooded in and have your belongings ruined. Someone (I don't know who) also stole a knife out of a box of kitchen supplies that I have on my balcony. I don't really care about the knife, but the fact that someone took it and now supposedly is using it on god knows what is terrifying. People drive like they're in NASCAR through the parking lots, and at least once a week someone almost hits my car because they're going so fast. There's no real light at night. As a woman, it's terrifying to walk out of your apartment at night because of the vast expanses of dark, and the very few, very bad lights that are placed like an extreme after thought. Again, don't waste your money. Anywhere is better than here.

Homes look beautiful. Nice flooring. Layout is great. Experience, a zero. Wouldn’t recommend. 12 month lease, everything worked in all for maybe a month. Paid a lot of money for a place that something was always wrong and maintenance never came or came and broke something trying to fix it. Poor

Take this place for face value and maybe a little less. They do work on appearing better quality than the place is, but inside is a mix of uneven cabinets, stained toilets and showers, and some units do not have air conditioning during the winter. This means you will need to open the windows at all hours, so hopefully find an apartment on the second floor. If you need to submit maintenance requests, the complex is quick to respond and fix the issue. If you move in, make sure the water pressure and temperature are to your liking, because I did not have cold water in my shower the first week of living here. Before living here, I noticed multiple reviews containing complaints of cockroaches and that is because they definitely do appear. I think this place is very average and am looking forward to my next apartment.

One of the worst experiences I've had as a renter. Have had to report a roach infestation, the air conditioner not functioning, and only hot water coming out in the span of 10 months. Out of the three, only the air conditioner issue was solved. We still have roaches after pest control treatments and the hot water is a work in progress.

Roaches come out of the drains, wall outlets, the base boards since they’re not sealed. My apartment was not cleaned or fixed before moving in. Have had a broken floor board for over a year and have sent multiple complaints. Doors don’t shut and the maintenance blamed it on my over the door hooks but when I take off the hooks they still don’t close. AC was older than me and broke down mid summer about 7 times and then was gaslit and they tried telling me it was my fault. Front office knows nothing ever, the staff has a high turnover rate. They’ve given me two “unit expectation” notices stating I needed to be home from 9am to 6pm for them to come in and never did. Will never live at any Avana apartments again.

Avana Tempe is a very cozy, welcoming, and updated apartment complex. With newer appliances, facilities, and utilities, Avana is a comfortable yet contemporary community. The neighbors are friendly, the staff is wonderful, and the actual units are a steal for the price. I love living at Avana Tempe!

Everything is falling apart! My tub have multi layers of paint chipping off! Maintenance never comes and they closes-out the tickets you put in. I had to wait 9 months for them to “Fix” a problem ( it’s not fixed). The ladies in the office ( leasing agents) are less than helpful and always say them can’t do anything. The business manager is in a totally different state so he’s no help. Can’t get a hold of him to save my life! There is mold in the bathroom, the air conditioner leaks and there are water roaches. When we moved in the place smelt of urine, and it was filthy! They had me waiting on my move in day for 3 hour’s because they were supposedly cleaning it still. Do yourself a huge favor and don’t move here!

My first living experience in Arizona is with Avana Tempe. The amenities and location are great, and the on-site staff helps to resolve any issues as quickly as possible. Pet friendly with an updated dog park. Corporate tries to drive people out with their lease terms though. No grace period and higher rents for the quality of apartments.

I've only been here for about a week and a half so this is more first impressions, but the apartment I got was renovated right before I moved in, so it was nice and new. The walls are thick, so I haven't been able to hear my neighbors at all. I've got a great parking spot that keeps my car out of the sun all day long. The gym is small, but it has what you need to get a good workout in, and the pools are always clean. Excellent location being right next to the freeway (but you can't hear any noise from it, even when you're outside), and there is a grocery store and gas station within a quarter mile. All in all, it's a pretty good place to live.

Avana Tempe has so far been a pretty pleasant experience. Though there were a few timing hiccups with the move-in process, the staff were very professional and helpful in getting everything sorted out so that I could still move-in on time. The apartment itself is well kept, and the rental rates are appropriate in my opinion for the location, size, and quality!
