The staff is friendly polite and helpful. The apartment amenities, i.e., the internal layout of luxury flooring, cabinetry, marble countertops, bathrooms and walk-in closets. I am also impressed with the patio. It is very large and spacious. My family and friends are very impressed at their first look at my place. It would be great if citizens could purchase their units. The gym is also beneficial. I would recommend installing a ringside uppercut bag along side the heavy weight bag in the gym. Residents will find it very useful for the mid-section of their bodies. The only bothersome thing for me is having to drive over so many speed bumps. I understand inside the complex, but after we exit, it seems like too much. There is not much foot traffic outside the gates. It's just a recommendation to consider removing them.

I have reside here for a year and love my apartment and all the kitchen and bathrooms very modern and new, the pool always my place to relax and the gym @ the apartments have is a plus! And everything is near like shopping centers, Walmart, hospital, malls, parks, and Hwys! Love it here! Is very peaceful at night . And if you ever have a problem of any issues? The police will be here right away. The people of the office are always there for you to listen to your concerns or fix any issues regarding the apartments. The school bus come inside the apartments to pick up or drop off the kids at the apartments front office .

Avana Portico situated in a beautiful environment and offer great amenities that residents can take advantage of outdoors. The interior of the apartment units are very spacious with attractive features. Avana Portico's community highlights a rich cultural diversity in our city, and has close access to a variety of restaurants and shopping markets. Avana Portico is an overall nice place to stay. The location is great and the apartments are clean with a lot of space, however, noisy neighbors and unclean neighbors can dampen the experience. Rosa and her team definitely work hard to create something special but at this time there is certainly a lot to do as they transition. I have no doubt this place has a bright future with a caring team on board, and as long as they are enabled to do what they believe must be done, this place will flourish.

I have been a resident since 2014 so needless to say I have seen a lot of people come and go and a lot of changes made. I feel Georgia needs rent control but the prices here are okay for the square footage that you get.

Living here has been a great experience. I like the community park and the leasing staff is awesome. The ladies at the office are always welcoming and answer my questions within a timely manner. They also help me if I ever have to print anything and I can talk to them while I wait. The square footage of the apartment is very large compare to other complex in the area. They also helped me set up the Cortland+ app. The helped me register my email and set a password, they even went out of their way to set up autopay! Not many leasing stuff go out their way like the ladies do here at the office. The service team here is just as wonderful! When they came to my apartment they explained to me what was the issue and resolved it fast. They also have great landscape view and beautiful flowers throughout the entire community. Do not move here. The customer service is terrible. They don’t take ur complaints seriously. There no parking. For the amount they are charging u for a “newly renovated apartment” take ur money down the street for a better community. Definitely not worth the purchase.

Facilities, gym & pool are amazing when open. Community is quiet & full of families/young couples. Apartments are excellent, the pricing varies depending on market. Management are amazing, maintenance & new valet trash pickup guy are all so nice! Great place to live and highly recommend, been living here for 1.5 years.

Decent community not bad for me but I'm not a big fan of having to use the app for visitors parking. My visitors should be able to park in visitors parking and that's it with out getting a ticket. The AC unit is horrible it always goes down on me maintenance is here every 2 weeks. Valet trash should be optional I don't need it and forced to pay $25 a month for it. Gates always broke and people tailgating. Always see people in visitors parking smoking. Might as well allow it cause people do it regardless. I haven't used the amenities yet so I have no comments on that but I do like the pool area and fitness center I just haven't used it yet. Fitness center should be 24hrs that's one of the reasons I haven't used it yet.

There is no parking here!!! If you move here chances are that you will have to walk significantly to make it home, not to mention If you are on top floors. Try doing that after supermarket shopping or picking someone up from the airport. It stinks!

I love living here! It's not perfect (for example, they have multiple times told me I have a package at the front office, but I went and they would tell me there's nothing for me, and I got back but continued to get notifications of having packages. LOL) but for the price it's wonderful. Great location. Peaceful and quiet neighborhood, no crime as far as I know. Even maintenance isn't bad at all. Our washer and dish washer both were not functional as soon as we moved in, it did take a few service requests but we eventually got both new disher washer and washer machines. Apartment is beautiful. I highly recommend this community! P.S. the only downside is I wish the front office picks up phone more, but emails are always responded/addressed timely.

Management is great when they actually get to your issue and show great customer service, but the response rate/getting in contact with them and their follow up to issues is severely lacking.

En General es un complex tranquilo y bonito, bien ubicado y muy divertido.
The apartment had all the features I was looking for: wood floors in living room and kitchen, ceiling fans in bedrooms, marble countertops with lots of space, large Roman tubs and high ceilings. The staff is excellent, friendly and responsive ( both office and service). The pool and grounds are well maintained and the neighbors are friendly. I wish we had discovered this place a few years ago. Its a 10!

Great location to live in Atlanta. There is a lot of stores and restaurants nearby. People just need to start drive more vigilantly, especially when reversing out of a spot. Overall I don't have much to complain about, but there is some areas noted in the survey that can be managed without too much inconvenience.

Loud music, noise from other apartments and smoking in a non-smoking community seem to be okay with management. I thought they were a violation to your lease but I guess my neighbor feels entitled to do so. This is really disappointing. Up until now, since 2018, I hadn't had a problem with my neighbors. This one just got out of the limits.

Its a great community, kind of? I think the driving fast is still an issue. As of recently parking has been slightly ridiculous as there have seemed to be many people moving in?
This is a nice community and the front office team cares about the residents.
Finding a convenient parking stop after 8pm is a challenge. Youll be lucky to find parking near your building (at least this is the case for building 900). Which has created a lot of illegal parking (even where No Parking signs are posted). Occasionally you will see warning stickers/tickets on those that parked illegally, but I havent noticed a change. An announcement was sent out in July 2020 about a new parking enforcement, but nothing has changed in the 5 months following that announcement. Other than the warnings stickers, and the new sign posted of the entry gate warning owners about illegal, and the possibility of vehicle being towed. In so many words its more of a deterrent and not actually enforced.

My overall experience at Cortland Portico has been great. The management and maintenance teams are very friendly and living in a gated community ensures the feeling of safety. We are very comfortable here and are happy to call Cortland Portico our home.
