My move in experience was the easiest. It was so smooth. I did everything online and was able to pick up my keys later in the day. By far the best move in I’ve ever had. Prices are really good as well. Beautiful property with really great amenities.

-Poor management. Doesn't work with residents, or take care of residents causing issues. -Was shown a demo unit that wasn't comparable to the unit I received. -LOUD. Tons of road noise, loud neighbors as well. -Good luck closing out your lease. So many hoops to run through because this place is downright incompetent and customer unfriendly.

As a "preferred employer" renter, this is an awesome apt compared to what else i found near my work place. There were a few bumps in the road when it came to issues upon move in, and luckily the manager has been so awesome when it came to ensuring what needed to be done, was indeed done. Many thanks.

The community is located close to interstate 24 and has access to shopping and restaurants. The staff is very professional and helpful. The maintenance team completes work orders in a very timely manner. Very happy to call Avana Overlook home. Keep up the great job!

1 star is because the units themselves are decent. The surrounding area is horrific, the complex is dirty, the complex does need feel safe, they charge you an arm and a leg just to move in, and the office is a mess. Has been a horrible experience. Stay away.

We have been moved in for a few weeks, so far it’s been great here. Maintenance is fast. Anytime we’ve had any questions, the leasing office has been very helpful. It’s hard to find a decent apartment but we are content so far!

I WOULDN'T recommend this complex to anyone! it’s under poor management, the living condition is very much unsanitary, they don’t respond to work under on time, the buildings are dirty and roach and insect infested though mandatory pest control is paid when rent is being paid the valet trash service got your door smelling like a sewer very uncomfortable and disgusting, apartments not maintain properly before move in and you can’t view your unit until moving date very unfortunate a list of NO GOOD things here that I've personally request get look into and they’ve been ignored! This place is poorly managed and make living experience very horrible for the price that residents have to pay very horrible and unsanitary living environment I'm 0.1 second from breaking the least agreement for a better living condition

This is the worse place I have ever lived. I put in a request for my tub to be fixed in June 2022, two weeks after I moved in. The excuse I get is “the vendors are booked and there are tubs that look worse than this”. They showed me a model which obviously was nicer than the actual unit. I’ve put in a request to have my door fixed and they tell me someone is coming. I still haven’t had my air vents changed neither. I go into the office and they tell me they will be working on it. We are required to pay $25 for valet trash and people DO NO PICK IT UP! It is unacceptable. DO NOT SIGN HERE. FIND SOMEWHERE ELSE TO LIVE !

Absolutely do not move here. Its overpriced They show you a beautiful demo apartment to get you in. Bugs are horrible, only one pool operational in 2 years. Maintenance is a joke. Stove been out almost 2 years, cant get air conditioner fixed, cabinets falling off kitchen wall.

I would not rent here if I knew what I know now. They need a maintenance man that’ll work and that knows how to do their job. There were too many issues from day 1, I can only imagine what other tenants are going through.

View the specific property you are moving into before signing the lease. We were very disappointed when we first entered our apartment because it was in much worse condition than we were made to expect.

Not being able to see the apartment that you will move into was not ideal. The apartment needed clean, better working appliances. Maintenance is very slow at fixing issues. I’m going on a month here and issues not addressed from my move in date. If you put in a work order, I don’t think maintenance sees or reads the notes if there are several issues. Other than those things, the office management is nice and professional and the area is quiet. The location is ideal. Once everything is finally working, I think I’ll love my apartment.

I love this community! It's quiet, always plenty of parking, friendly neighbors, and the staff is nice and helpful. These apartments were the only ones we found in the short time frame we had that offered a 2 bedroom in our price range! We love our apartment!

I wish I could give less than 1 star. I lived at the overlook (which then became avana overlook) for a year and absolutely hated it and it was 100% because of the management. I've never lived at an apartment that was as mismanaged and greedy as the overlook. Right off the bat I was refused the option to look at the "non renovated" apartments and was lied to about what the differences were between the non renovated apartments and the renovated ones that they offer. I was told that the older apartments had different carpet and countertops. When I moved in I realized a that was not the case. The walls and floors were disgusting and it smelled like weed. The appliances seemed like they were older than I am. Then there were the maintenance issues. To start, the shower was broken which took about a week for maintenance to get around to fixing. Then I found that the dryer was not working correctly either. It generally took a small load about 4 cycles to dry (which one of the maintenance guys tried to convince me was normal) and it was a back and forth with management for about 5 months before they finally replaced it (after I threatened to end my lease.) They never once offered to pay for my inconvenience or a laundry alternative and I had to reach out 3 times for them to get me a refund for my time without a properly working dryer. There was also an issue when I moved in where after I provided renters insurance, I was still being charged an insurance non-compliance fee. When I reached out to figure out the issue they said they had no record of my insurance even though I had records of sending it to them. They said that I should fax it to them and once I did they said their faxing machine didn't work (and hadn't worked for a long time) and requested that I email it. I thought I was losing my mind going around in these circles. When they switched management companies I thought it might get better but whenever I had an issue or when I got closer to my move out date and needed paperwork for my new rental applications I reached out and was always referred to corporate which never did anything. I was nickle and dimed the entire time I was there for an apartment that was not even close to being worth what I was paying for it. I couldn't be happier to be gone.

Im a pretty new resident so Ill keep it brief. So far this property is just what I needed. I was able to rent a 2 bed 2 bath within my budget in a pretty central location for me and work. Im pretty impressed with my unit.

This is not the place to move they will lie to you not complete maintenance order the apartment was not the apartment I was even supposed to move into and they never fix the electrical outlet I literally only had two electrical outlets that worked in my whole entire apartment the Dryer has been out for months and so has my dishwasher
