They don't care about your privacy. They will enter your apt without permission . They will even let people in you don't even know. They think there above the law. They do what they want . Even when you have in your lease that they do not have permission to enter.

It’s average but getting expensive for what the property really is.. my bathroom fan is literally from the 80s and I have popcorn ceilings. It’s like living in section 8 without the fair pricing ?? gates are always broken too and I have to pay an additional $10 for the storage closet on my patio that should realistically be considered part of my apartment like anywhere else would. They’re trying to be bougie on a budget without adding anything to the property. All pools have only one working gate now. It’s just going down hill, in my opinion.

The gates at the front of the complex were manually stuck open during the construction along Driftwood as they were obstructing the exit gate, but they are working now. The $10 charge is not for storage on your patio, nor do we charge for storage in the unit. The $10 charge is for being a part of the Val Vista Lakes HOA. We are disappointed to hear that you feel as though the community is going downhill and hope to turn your experience around by the improvements we are making to the community. The office staff is awesome. The property looks a lot better than it did when AMC had it. BUT sometimes I think their hands are tied by Greystar corporate. Like paying for a landscape maintenance company that will do "whatever it takes" instead of just mow, blow and go.

Overall, very easy and convenient to move into just needed to make sure that appliances worked before moving, but fixed or fixing them as soon as that brought to attention

Apartments aren't fully functional upon move in; puddle in the bathroom on move in, toilet cracked and water turned off rather than it being fixed, dishwasher rusting and drain filled with trash so we've never used it, leaking ac filter within a month. The grounds are in poor condition; sprinklers water the sidewalk more than the grass which is all dead, and spray like jet streams at waterparks because the caps are gone. And only around half the lights are actually on at night. The gate has been broken since April leading in a motorcycle being stolen from our parking spot, within a month of us living here but the lease says "too bad so sad" they won't fix it.

So unprofessional leasing staff and service techs. The techs smoke around the property. Leasing staff don't help with anything there rude. Takes techs a long time to come do a work order. They had us waiting a couple months.

Bit noisy here and there, but relatively quiet most of the time. Most appliances work, and there was slight damage here and there. But overall a nice place to live

Since I have lived here my life has been filled with so many issues. Taking time off work for work because management lied saying they would be in that day and was not. I have found 5 scorpions in my apartment and my bf has been stung. Poor management. Terrible parking.

The location is great. The one bedroom apartment size and storage is perfect. Work orders take months and months to get completed which I thought I could live with, but I have reached my limit. I would not recommend this apartment complex.

Very quiet and the staff is excellent. The complex keeps everyone informed of anything going on including pool maintenance and when there’s a food truck for example. However, maintenance team could probably use more people on the team.

Staff is very nice, MiAnna in particular is always helpful. The apartment is ok but dated and there were issues that were overlooked before I moved in that perhaps should not have been. The complex is nice, the rent reasonable and I like the area quite a bit.

Moving into Avana Gilbert was difficult. Their lack of timely and clear communication caused us to get an apartment that was not completed yet, as they had to rush it. Other than that, I like the area.

The staff is kind but the apartment was definitely not move in ready. One of the toilet's water was shut off and upon turning it on, flooded the bathroom and the shower drain is clogged to where it take hours to drain just a few ounces. The dishwasher smells of mildew and is rusted throughout with trash sitting in the drain. The moment we walked into the other bathroom, there was a puddle on the floor from the water supply leaking. And the deadbolt keys work only after around 5 mins of wiggling and adjusting.

Avana Gilbert is in a perfect location and the one bedroom apartment has got incredible storage! We have respectful neighbors and the community is great! The office staff is very kind and respectful as well. With that being said, the maintenance department is severely lacking and it takes months and months to get maintenance requests completed. In my own experience, I’ve had to go into the office repeatedly for anything to get addressed and I’ve had work orders in for 6 months that have still not been completed.

The location is great, the apartments have lots of good storage, and the office team is really nice but there are major issues with maintenance. The front gate doesn’t work and you don’t have access to 2 of the pools.
