Irvine Business Complex, or IBC, combines several residential, mixed use, and commercial zones for the ultimate live-work-play neighborhood. IBC begins on the west side of Downtown Irvine and extends to the Costa Mesa Freeway. The John Wayne Airport is located on the southwest side of the neighborhood. This newer neighborhood features modern architecture, palm trees, and wide sidewalks that lead past office buildings filled with high-tech companies, luxury hotels, and high-end restaurants.

Property Ratings at Avalon Irvine
Do not move in there! Especially floors below top 4th. We got 3rd floor, unfortunately. I’m really dissatisfied about sound proof and vibration level of the building. We moved from seismologically unstable San Francisco area to reduce our fears of earthquake. Now we live in apartment that shakes every time when neighbor’s dog runs around their unit. We hear every step and chair moving, every door slam, music. Our floor shakes ever time when someone runs or doing fitness upstairs. Our neighbors above are completely disrespectful. They host weekends parties and start activities after 9-10pm. We’ve sent 3 complaint emails to the office, all they do is asking to contact security guard next time. So nothing really has changed. Apartment itself is nice, and modern especially phase 3 building, but it doesn’t make sense if you hear all that noise and vibration every day.
When looking for affordable living, this place popped up and I checked their website to confirm. I made sure to send them an email explaining my situation. To my delight, it was a person and not an automatic message, so that was nice. They even helped me set up an appointment to come by on a Saturday, so I saved the date. Why the one star? Well for one, these people wasted my time and tricked me. I show up on time with my wife, waited a little more than we wanted, but was finally able to speak to the person who had emailed me. They began to ask us a few questions and us in return. Before the conversation got too long, we was told that their low income housing had been closed for awhile and could be closed for about 5 years. Completely floored, I wondered if I wasn't clear in my research or in my emails. Their response to my confusion was that they hadn't seen the message that I left due to how their emailing system works with the site and only saw the appointment I had set up. So my wife and I ended up leaving seeing as we couldn't afford what they were offering. We left feeling completely embarrassed that we had wasted their time. Though something just didn't sit right with me. Their website has an option to request a tour but I didn't do that. What I did was click on their 'Contact Us' and what it requests is an Email, Name, Phone Number, Bedrooms, Move In Date and Additional Comments. Let me be clear that 'Move in Date' is not an 'Appointment Date' and what I placed as a 'Move in Date' was also not the same date as the appointment that I had set up with a LIVE PERSON who MANUALLY scheduled me in. So what this means is that they READ what I had placed in the 'Additional Comments' and CHOSE to ignore it. I was so very clear that I was looking for low income and if they had it, then and only then, I would like to set up an appointment. I was manipulated, misinformed and wasted MY time, not theirs. How can a place trick someone into coming by if the person they are speaking to is making it very clear in the email that they need assistance and cannot afford what they currently have to offer. Politely turn me away! Don't waste my day off so that I can leave feeling awful. Honestly I have to say, this is an abhorrent impression; I can't even fathom how horribly the staff must treat their residence. Beware of this place.
This apartment is the worst apartment. It does not care about its resident at all. Testing alarm all the time with announcement. Also the volume of the alarm is so loud that would harm human's hearing for sure. Of course for your pets, it can be worst. It might cause seriou damage to your hearing. For your pets? They might just loses their hearing forever. The most important point is that it takes 1 hour or even longer for this apartment company to test their broken alarm and this seems like their favorite thing to do. It happans almost once a week. So, I strongly advise that never chose this kind of apartment to live in. I already complained so many times. They just won't change.
I would recommend the place to anyone since the location and cleanliness is very good. However, we were treated quite unprofessionally by the leasing officer. Upon knowing our budget, a tad lower than the going rate, the leasing officer rushed us through the viewings, interrupted us as we were discussing the plans of the apartments amongst ourselves, and made us to feel unwelcome. It was unprofessional snobbery from the officer that ensured we did not move there. We would've raised our budget had it not been for the service. We ended up choosing some other apartments at a higher cost anyway. Although, the place seemed nice and well kept.
Irvine is a great place to live. Avalon Irvine makes it better. Of course, nothing is perfect, but there is very little to complain about this community. I've lived here now for two years, and not just in my apartment. The gyms, pools, courtyards, lounge areas, etc., allow you to get out of your apartment and enjoy the community. It's well maintained and clean, and the staff are always friendly. The location of the complex is almost perfect. Food, restaurants, movies .. all within walking distance. Like biking? Irvine has the best paths and dedicated lanes in the area. Avalon Irvine is currently building what they call "Phase 3". It's supposed to be super nice. I'v considered breaking my current least to get one of those new apartments!
