The staff that work here are excellent and maintenance is really responsive. Aesthetically the community and apartments are nice. The problem truly lies in the construction with paper thin walls, we planned on renewing our lease. But after several nights of being woken up at 3:00 in the morning from our new upstairs neighbors. We decided not to renew our lease 10 days shy of the 60 day cancellation at which point we were penalized with an exorbitant and unnecessary fee. Instead of paying our prorated rent for the 12 days of occupancy for the month of December, We are now responsible to pay an additional $1239. Which is ironic considering we were one of the first people to move in to this apartment and we dealt with months of delay on the pool and gym amenities being available for use with no compensation past the dates we were told upon signing our lease.

they will lie and tell you one thing at first and then end up telling you something totally different two weeks later. I really do love my apartment here but management and services here are awful.

Pool is still not done - they said February, then for sure April, then May, then beginning of June, it's now ALMOST JULY, NO POOL!!! Nothing but problems since moving in. The approval and application process was good, but ever since getting the keys, it has been a nightmare. They are also charging the amenity fee when none of the amenities are done (they said because the business center is complete, they are charging amenity fee + offering online workout classes but that has yet to be done). Moved in Dec. 28th and it's April 25th and the pool/gym still are not done. EDIT: May 4 and pool/gym are still not done and NO communication on when it will be done after many emails sent to management. They also lack communication. No communication on door codes and locks and just put them into place. Security is also a joke as my car was broken into last month with no apology from management and NO FOLLOW UP. I had to email them three times asking if there had been any other cars that were broken into. They don't close the security gates because of construction still ongoing, not even at night. Last bit of advice if you are thinking of moving here… get a top floor unit. The buildings were constructed very poorly and cheaply and you can hear everything your upstairs neighbor is doing, and I mean everything as to even shutting the shower door. If you got a top floor unit, this wouldn’t be a problem. If you are looking at a lower unit or middle, please have someone go walk in the unit above you before signing the lease. DO NOT rent from here. This place is 100% a joke and the management is theeee worst. Now onto the positive since I am for the majority a positive person… the location is great if you’re looking in north Austin. Close to HEB & Target.

I moved in a couple of months ago. Prior to leasing I asked when the amenities would be done, I was told December. So I said ok, not a long wait, sign me up! I asked again in January, and I was told a couple of weeks. I asked again in February and I was told “definitely by spring break”. Fast forward to April, still no sign of completion. And yes, you will STILL pay for amenities fee each month even though it’s not available. At move in, my apt was not clean... dust, glue, paint, damage cabinets everywhere. All the baseboards already cracked and my floor is also lifting despite the extra glue sticking out after 2 months. So much for “brand new” right? The best part is maintenance, they show up unannounced and they don’t show up when they say they do. The original maintenance crew left due to management, there’s a new team but somehow worse than the first group. It took 4 weeks to resolve a simple order that takes a flip of a switch. Parking is already an issue, construction folks take up most of the parking spaces and they are MESSY.... garbage, cigarettes, nails & screws all over. I had to get a brand new tire due to screws on my first month. Leasing office avoids phone calls from residents due to all the issues, all they care about are getting new ones in. If you confront in person, the front desk just says sorry and play dumb. The managers say they’ll look into it but weeks go by and nothing.

DO NOT LIVE HERE! I am a current resident, and my personal experience is horrible. The application process was horrendous. If it wasn’t for Cody (asst. mgr.), I would have not moved in. They do not respond to questions, nor do they return communication when they say they will. This is the same with the manager. I have had a family that constantly allows their children to run throughout the apartment above for the last six weeks. The manager said she would look into a solution for me and get back to me the day after our meeting. A week later, I email her asking for a follow-up and I get nothing. The next day I go into the office and the solution is I can transfer for a $500 fee, go through the application process again (which was not fun the first time) including the fees, only after being here for six months. I have lived here for only two, so I need to stay in this situation for another four months before a change can be made. This is all after speaking to the resident at minimum of six times (who blames the management on moving them into a second story unit and blames construction for being poor), the office staff over a dozen times including emails, and the courtesy officer three times. The officer even states the office should do something being the noise occurs during waking hours such as 7am on Sunday morning or 11pm on a Tuesday and can last for hours. Residents do have a right to have a reasonably comfortable living environment, however, it is not the community's responsibility if you do not. I have had two flat tires because of construction leaving nails in the parking lot. I have also picked up boxes full of trash and debris that has blown in front of my building from construction our ever-overflowing dumpster. This has happened on more than one occasion, after allowing the trash/debris to sit for over 24 hours and build up in the breezeway/entry. This is also broken Styrofoam and a wide variety of plastic. We pay amenities fees for a coffee machine that is working 80% of the time, a business center with a printer that has not been online the last three times I have tried to use it, a pool and gym that don’t exist, and valet trash pickup that simply adds to the overflowing dumpster in the parking lot. I had an open work order for a running toilet for over two weeks. After one week, I asked, “how long is a typical work order open?” 24 hours was my answer. I explained my situation and it only took an additional eight days to be completed.
