Property Ratings at Artisan Apartments & Shops
I've lived here for over 3 years. They have made my life an absolute nightmare on more than one occasion. The heat and air conditioning have gone down at least 6 times across two apartments in that time frame. The office almost never answers their phone and the people in the office seem to have absolutely no ability to help you with anything above the absolute smallest of things. They require you to use their online maintenance system to put in requests yet for every request I've had in the last year I've had to have the office put it in on their end because mine was never responded to (and I had put them in multiple times). When I first moved into the old apartment it had multiple leaks in the walls that we could not see. About a year later a high pressure line broke in the wall and flooded the entirety of our place. They took over two weeks to do anything about it. They also randomly change how they do things or who you need to provide your insurance to and then charge your exorbitant fees beyond what the insurance even costs and they do this without telling you until you see it on your bills. I sincerely hope that if you are reading this and considering moving into this place that I have convinced you otherwise. The apartments look decent but you will live to regret it. This is the worst apartment complex I've lived in in Austin and I've lived in this city for over 15 years.

We love the complex, but our dishwasher has been broken for months and nothing done to properly fix it. Our upstairs neighbors are frequently very noisy. Otherwise it's nice here.

Pretty nice apartments quiet been here going on 3 years just wish they would upgrade the white appliances I hate I still have that in my apartment but love how spacious and the price you can’t beat it

Management,maintenance staff,office personnel all do their jobs well. I do wish management would fix up the shrubs around the back of building 13 and take out the stones around the back of building 13

Great Management personnel, extremely poor and disengaged owners. The poor leasing staff are left to carry the water of extremely poor ownership. Grounds are clean but need to be better kept. Improvements are few and not made evenly throughout.

So far this community is wonderful! We moved here from Florida and after only 2 days here it already feels like home. The shops being a 5 min walk is incredible, the neighbors are so quiet and sweet, and the price is unbeatable!!

The property is always kept very well maintained. Maintenance responds quicky to issues. Sometimes see periodic events to take part in. Very nice community pool and exercise room.

I like the community but there are lots of bugs here. Rest everything is good. I like the pool here and services provided by leasing office are very polite.

My best friend and I have loved living here! The location has always felt super safe and the staff is responsive and helpful! I think the only qualms we’ve had is the fact there are no elevators (carrying things to the third floor is tough) and a couple minor maintenance issues!
It’s been very wonderful. The office has been amazing. The neighborhood area is beautiful and peaceful. Just my neighbor above is pretty loud. My next door neighbor is sweet. The inside of my home was very clean at move in and maintenance was wonderful.

Herme was very responsive during my application process, and followed up with any maintenance issues that needed to be fixed after moving. Love my apartments been here almost two years place is big just wish it would upgrade a little bit as some of the stuff is out of date but these are still luxury apartments everyone always love my apartment when they visit me.

I love it here. Everyone is so kind and welcoming. I love that the gym is always accessible. I also really enjoy the fact that I CANNOT hear my neighbors EVER!!! It was great! Besides all the stairs lol. I love the apartment. The move in was easy and quick. The only thing I had a problem with was the ac but I hear a lot of peoples ac isn’t working. It’s no big deal the same day I moved in they put me a portable ac unit. I was very happy about that. They didn’t hesitate to do it. I’m glad to call The Artisan my home!

I like that they update the access to the pool and gym so you don't need a card. I would prefer more notice when someone plans to enter my apartment for fire inspections and the like.

The Artisan has been amazing to live at. Office staff are friendly and are quick to answer questions. Only complaint I have is sometime maintenance takes a little long.

sometimes its hard to reach the main office and our maintenance requests seemed to go ignored for a while but eventually when i got ahold of them they took care of it. Nice ppl in general

I moved into the Artisan 10 months ago. The exact same time I moved in a new management company took over. I honestly have very little complaints. They seem to genuinely be interested in making improvements. I’ve always had friendly and helpful interactions with the office and maintenance staff. My apartment is very nice, large and quiet (for the most part). I think the biggest complaint I do have is some dog owners let their dogs bark on the patio and in their apartments, in excess. They also could really improve landscaping. The fitness area is also not secure. They leave the front locked and accessible by community app only, but not the back door. The back door is always unlocked. Makes no sense. I do recommend the 3rd floor (it is a hike) but the ceilings/windows are taller, great views and I do think that helps avoiding bugs and street/sidewalk noise. I’m intending to re-sign. I do recommend this place and I am a pretty picky individual.

Absolutely love living at the Artisan Apartments. The living space is much larger than most apartments I’ve been in and the outdoor space is excellent for walking. It’s near all the essential shops you could ever need as well. Highly recommend.

Poorly kept and managed complex. Maintenance is a nightmare and management is always MIA. The poor leasing staff has a high turnover rate for a reason. I can't wait until my lease is up.

The new management here is a nightmare. The property is old, nothing works, fees are high, and you will always have plumbing and AC issues. There are plenty of other great options in the same area.

I went without AC for weeks. I was told by new management - Bassham - that 45 units also had no AC. My electricity bill was thru the roof...not to mention I had no AC! I received the worst care from the management team. I was given the runaround and no concessions were given. I bite my tongue on the old appliances, plumbing issues, high fees, failing amenities, low water pressure, lizards entering the unit, and missing packages in the front office (because you get what you pay for), but this is where I draw the line. Emailing them/calling the office is a waste of time. Possible renters deserve this warning and better living conditions.

AC unit has been broken for most of May and management says that they are poorly resourced and have multiple units without AC. I tell her (Abigail) that this is not my problem because I can't stop paying rent or stop paying the rising cost of my utility bill just because I don't have the resources and she angrily told me that just because I have a problem doesn't mean maintenance has to drop what they're doing to fix it immediately. How is one month of broken AC even remotely considered an immediate response? Terrible management office and very unprofessional.

Don’t know why they call it a luxury apartment. There is a light pole that has been down on the floor for 4 weeks now without being fixed and still lights up at night. When asking for a reason at the office, you get rude reply saying that's how long it takes. also irrigation water continuously running out which has been the case for at least 3 months now. even after complaining about it creating unhygienic environment, nothing was done. Can't think of a reason to renew my lease here.

Moved here in March 15 and broke lease and left by the summer. Office staff was very unprofessional, neighbors above had a kiddie pool that showered me often. Heard every peep from neighbors. It makes me sad to think this is luxury. I paid/wasted thousands to leave

This complex may look nice from afar but, it is far from being a good place to live. We have had issues with the management changing no less than 3 times, during the 4 years we lived here, and each time it seemed to get much worse. You can put a fresh coat of paint on anything, and make it look better, but as you can see from the picture below you can really mess it up too. Do not allow the pretty facade to trick you, as you will have issues, and will have trouble getting them fixed. Avoid renting here if at all possible.
I moved in with missing door handles, burned lights, no privacy or peep hole in the front door, dirty floors, clogged sinks in the bathrooms, broken and missing light switches, scuffed walls, uneven floors in the main balcony, broken ice maker, old refrigerator filter, rotten doors and door frames in every balcony (I have 4 and a Terrace) among other issues, overall a horrible and disappointing experience to say the least. as of today almost 4 months into our lease we still don't have a ice maker that works, a major flooding issue that has flood my kitchen, living room and master bedroom due to rotted doors and door frames countless times. The terrace is uneven and floods with every rain as well damaging our patio furniture. I have enter numerous work orders and have contacted the office with no resolution as of today. I have requested for the community manager to contact me at least 4 times and I have yet to receive a call from her.
By far the worst leasing office staff I have encountered in Austin. I've had several complains written which I consider were unjust or in bad taste. One really annoying one turned out to be that one of the leasing staff lived below me, and she didn't like the fact that my alarm went off around 7AM, so she wrote a complain for loud music as if it was from a renter. I realized this some time later as I would see her from time to time going into the apartment below mines. Another really annoying complain I received was because my girlfriend would spend the night a couple of times a week. They wrote me a letter stating that my girlfriend was considered an occupant too, so that I had to pay because of this. This was frustrating enough that I had to go in person to discuss this with the staff. Two of the staff members flat out gave me incorrect information. One mentioned they kept logs of the days my girlfriend came to visit, and one gave me an incorrect number of days that people could stay at the apartment before they were considered occupants. As you might imagine, this was extremely agonizing to deal with as I had to make time to visit the office on multiple times until I finally was able to fit into the assistant manager's busy schedule whom disproved all the previous mentioned nonsense. The assistant manager did mention that they had the right to randomly come to my apartment to see if they would find evidence of my girlfriend living there which doesn't really seem right to me. Another frustrating thing was that my water and sewer continued to go up on the monthly basis. Towards half of my lease, I was paying 80 dollars for both combined for a one bedroom. I asked the assistant manager to see the meter to calculate my allocated amounts but she said that corporate did not allow that. Another slap on the face came my last month. I left my apartment in perfect conditions so that they would not charge me, but they literally charged me 150 in addition to rent just in utilities. The 2 stars are for the location, apartment layout, and overall convenience of having retail locations present, otherwise I would give this a 1 star. I hope this helps someone out there. If it does, it was well worth my time.
