Property Ratings at Arcadia Grove
Nice place to live overall. Just a few issues future residents should be aware of. Application process was a little complicated. Miscommunication between the leasing team was an issue back in 2022 at least. I wasn’t told the 4 bed was a townhome I’d be sharing with others who had already been living there. Due to the location, of no fault to the staff, but regardless something future residents should be aware of is the frequent frat parties in the area. It is in the middle of the frat houses, close to WMU campus. However, incoming students could walk to campus if they wanted to, and it is nice to hear the Bronco Marching Band practice during football season. Amenities included are a pool and gym, which are very nice. The gym is on the smaller side but still has the essentials. The pool is great during the summer. There’s pool parties every so often with giveaways to boot. Only issue is that unruly residents bring glass when they shouldn’t and get it closed for a couple weeks. This happened at least 3 times last year. They also don’t have bike stands at all buildings, especially the townhomes which are the furthest from campus. All that said, the staff are really cool once you get to know them. They reply to emails in a timely manner. Maintenance is unmatched in their efficiency and quality. There’s resident events they put on every month from pizza parties to tie dye shirts and holiday cookie decorating. They really do care about their residents. Pets are allowed for a fee, but that happens at most apartments. There’s security cameras everywhere. I recommend living here.

Maintenance is always really fast and they’re all very nice. I appreciate all they do! Dylan was my last maintenance man who came to my apartment. He replaced my blinds and fixed my garbage disposal. I made the request at like 10:00pm the night before and when I got home from work the next day at 5:00pm it was all done!

Not the best apartment complex. It's old, and that comes through in the quality. Plus side - Maintenance team is fantastic and quick. Neal helped me in a timely manner and is a great guy.

Rude staff at the leasing center and they will take days to process your application just to give your unit up to another applicant in the meantime. They canceled my scheduled tour without notification, which also delayed the application process. When I finally got to see the unit they had available, it was in need of several maintenance work orders and not ready for move-in at all. They will offer you homes outside your price range and move date so that when you give up and go with another option, they technically don't have to refund the administration fee. Avoid at all costs.

Move in was very quick and they were very helpful and explained information thoroughly. I also had maintenance done today by Neal and he was very helpful and got the job done quickly as well as answered another question I had about something else.

Avoid like the plague. Management sucks and staff is inattentive. Maintenance staff is nice but that’s the only positive (when they eventually show up)

The apartment was in a bad condition when we moved in. But when we moved out, they charged us 1000$ in addition to the security deposit. The charges were so unnecessary and you will end up realizing how horrible these management people can be. We are students and we barely have time to stay in the apartment because we worked 50 hours a week on top of the classes. How can we possibly paint over a cracked door? Seriously, do not move into this apartment.

Lived here for almost a year now and definitely enjoy it! The pool is absolutely heavenly, deepest one of all student apartments and really nice chairs and gazebos, even a grill! Switching over from 1324 has been pretty seamless, a few hiccups as expected, but all around positive. The people working in the office are amazing, especially Tomas, Derek and Emily!! They’re always super helpful with any questions and work orders! The rent is reasonable and you have a lot of chances to win awesome prizes! great place to live!

I've really enjoyed my time living at Arcadia Grove! The staff are extremely focused on the residents. My roommates and I love their social events at the pool and free food Fridays. The new management has already gone above and beyond to fix any previous complaints. I'm looking forward to moving back in this fall and spending another year at Arcadia Grove!

We live in the townhouses & they’ve been awesome!!! Big enough for all 6 of us & they’re not old/gross like many other apartments. The pool & fast maintenance is a HUGE plus. Totally recommend!!!

I love living here! We started living here in a 6 bedroom while 1324 owned the property and since it has been purchased by Arcadia Grove I have nothing but positive things to say. It really is a great place to live. The office staff is SO friendly and helpful. The maintenance workers fix any issues we have within the same or next day too which is wonderful. The facilities are super nice and we feel very safe living here. For the price it cannot be beat. I also love how big my room and entire apartment is, I am going to be so sad when I have to move someday! Definitely recommend!
The staff keeps up on everything the property is very clean quiet and just over all great place to live
The staff is very friendly and helpful. They have a nice pool and the apartments are close to WMU main campus. The apartments are well maintained and affordable. A lot of parking spaces, including visitor parking.

Staff is very friendly. They are very willing to help and maintenance is very fast and on top of things. It is right in the center of everything and a easy walk to campus.
