Property Ratings at Arbors at Turnberry
Despite what all the scary reviews was saying I thought I loved the property and was willing to take the chance , all with just keeping some of the reviews in mind and finding ways around them (so I thought ) I went to view the property several times , the first time seemed ok, I was happy to hear about all the recent changes and updates they were making to the property to contribute to it being a better living environment . A new rental manager etc . At the time of me first viewing a property I liked it , it wasn’t anywhere near the field , pond since I have little children and a large service dog I specifically worked with agent to find the perfect address to accommodate the needs of my family, paid my deposit to save the address , at this time I roughly had a month or 2 before it would be time to move into the address . So I wait , assuming everything is in place. The time comes to move … I go into the app and notice the address I was supposed to have was now not an option although I was never informed and I was told I’d be getting a completly different unit , not even the same floor plan . They tried to convince me to take a look at two different type. I informed them of why it was important for me to have what we originally agreed too . The basically said , oh well the tenant is refusing to move and it’s out of our control , pick one of these available addresses so me, knowing that it is time for me to move. I go to take a look at the addresses just in case it is something that I could make work arriving to the property. There was a very nasty lady who refused to help whose been there for all while which was also the one I’d been working with previously when I was assigned the first address, I walked in, she made eye contact and never spoke . Don’t her chair around to not acknowledge me and then there was a sweet lady who was new to the office just coming over to assist them for the day that voluntarily stepped up to offer me some help, she did her best to help me . I was taking out to some additional addresses to take a look to see if they will be OK for me and my family upon arriving. They were all disgusting dog poop in the bushes / mulch right at the front door of viewing and totally disgusting unit that had poop all across the downstairs and a black bath tub , she indeed informed me it would be cleaned but overall was totally mortified and disgusted, and I knew in the moment I no longer wanted to do business with this

I had the best experience with the leasing agent from start to finish. Stephanie was professional and really good at what she does. I would definitely recommend friends and family to come check out these apartments. Stephanie really did accommodate. I needed to move in fast and she got me in ASAP. I love my apartment.

They just keep adding some bills they never talked about when we came to inquire about the apartment. This additional bills which makes no sense is over $200. Apart from paying our own electric and gas bills, we are being charged by the management for another electric bills and even the processing fee. Their own administration paper work is even billed on you as a resident. I don't get it. If you are planning to move here, please don't come. They are horrible people who do not care when residents raise concerns

We have lived here for about 8 years and before this new horrible company (Ackermann) took over it was great. When they first bought our complex they sky rocketed rent, and keep radiating it .Then on top of that they started slowly adding fees and raising them each year, $15 dollars a month for trash and it’s not the valet trash you pay that much at other complexes for, you get to climb over trash mountains at the compactor they decided to add. No one actually puts their trash in the compactor so EVERY week I’m not Exaggerating there’s huge mountains of trash piled up which has resulted in MAGGOTS and flies galore. Their solution is to have us go to the other complex’s trash dumpsters. The first few months they took over they were like “we’re going to clean up this property”, we’ll it’s never looked worse. Huge tall weeds grow where they never did before, other residents leave their trash bags on their porch for days ( probably don’t want to deal with the trash mountains) screens are ripped to threads, siding has mold on it, doorframes are missing paint and rotting You will be charged “community electric and gas” on top of what you already pay to the electric and gas company, $85+ dollar a month internet which you have to have, $10 dollar a month pest control, $6 a month just to bill you.. the list goes on and on. Over $200 dollars extra a month in fees on top of your rent amount is what you can expect to pay. Now keep in mind rent SKYROCKETED and they have done nothing but make it worse here. Forget it if you call or email or call the front office ! They will ignore you I’ve had to call their main office to get many things resolved The Arbors at Turnberry used to be a HIGHLY sought out apartment community with a huge wait list. That is way in the past now as people are moving out in flocks, residents who have lived here since they were built and seen many different company’s run it, are moving out and leaving their homes because this company made our home and our community so undesirable. I’m guessing since good new reviews have been coming back in again they are doing some sort of incentive like they did the last time reviews got really bad. Yes they were actually offering a new tv in a raffle to everyone who gave them 5 stars. They only care about how they can squeeze every last dollar out of you, if they really cared do you think they’d have to bribe you with a tv ?

This apartment company does not care about their tenants. They refuse to upgrade the jungle gym/playground. Therefore, the young children divert to playing in the street. They refuse to install a properly functioning locking system for the pool. Since they do not want to give each tenant a keycard or pin to access the pool, they leave the door open. There is no lifeguard on duty at all times. This is a huge hazard issue. The same young children that are playing in the street have access to enter the pool area without supervision. I have observed this on multiple occasions. They will place band-aids on real issues. For instance, they agreed on an asphalt job in the development. All they did was lay a top layer. There was no correcting cracks or evening out the pavement. Another, They charge for the light fixtures and exterior decorations. Yet, there are numerous street lights not functioning properly and broken light fixtures. They could care less about any financial burdens you have and will automatically tack on a $100-$120 late fee the day after the rent is due. There is no understanding and no working with you. The rent is wayyyyyyyyy to high. Too many people live here and pay way too much money in rent for the company to not ensure the tenants feel safe, secure, and heard. Please consider looking at other locations that will at least ensure the safety of the community.

This place has become a living nightmare since new management took over last year. $300 rent increase + outrageous random fees just billed to your account. The ladies who work in the office are sooooooo RUDE and you can never get anyone on the phone. It’s too expensive to move right now and that sucks. This is the worst place I’ve ever rented from. RUN!

Ive been a resident for over 3 years, I wanted to transfer to a bigger unit. They denied me and refused to give me any good reason. The rent has increased hundreds of dollars with the new management. There has been maybe one decent person Ive come in contact with. I meet every guideline that was brought to my attention, Know there just saying no because they want to. This was really a great place to live with the previous owners. Being a nurse and student in this pandemic I really did not plan on looking for a house at this time, but i will not stand for this treatment by this company and will defintley be taking this complaint above the company.

I have lived at this property going on 3 years. When I first moved here, it was great. This property was recently bought my another Management Company. Not only do they add fees that you are not told about, they now are forcing people to have internet/cable when it should be made optional. They raised my rent by $385.00 dollar and now I'm being forced to pay and extra $85.00 dollars for cable/internet that I do not want. It's not fair to tenants to be forced into something they either do not want, or really can't afford at the time. Unfortunately I can not move at this time which has put me in a tight situation.

Large nice community! I live my neighbors, great pool, great location.
I have lived in this apartment for more than 5 years.... and I will not hesitate to live here forever! A very nice and decent place to live. Clean, beautiful apartments, good school district excellent staff that does an excellent teamwork. Know my name (which is good and am sure they know other tenants by names), very understanding and reasonable team. Remember misplacing my mail box key and fortunately 4 of them were in the office, they all jumped in to assist in a well coordinated manner. They are prompt in providing services and the emergency team are great to respond to my needs. We are given updates at all times when necessary and they look out for our kids too. Staff are nice and very accommodating.
Been living here for a year. Apartments are nice, maintenance is okay. Signed my 2nd year lease and they raised the rent $150 bucks, and if you pay your rent on the 2nd its a $100 fee on top of your rent.

I have lived here for 2 years now and I absolutely love it. The people are nice and the management keeps people involved with community events. I am so happy to live here but sad I am about to be moving out. I enjoy the property a lot, its very nice and kept clean all year long. The maintenance crew is amazing as well. They are busy guys but they show up when they can to fix mainly anything I have issues with. The people who work here are incredibly nice and warming when I need help with anything and just make living here fun. Also, the people who live here are great, not really noisy and the like to be friendly which I love. I think the best part is the pond out by the clubhouse; its a great view when its sunsetting and makes this place look even more spectacular.
I absolutely love living at this property! The management is so wonderful, they have resident functions that always make you feel like part of an amazing community and the maintenance staff is very polite and wonderful and they do everything they can to get whatever is broken fixed asap. The community is always kept clean and looking nice. In the 2 1/2 years I've lived here I have not had any bad experiences with anyone if has always been a warm welcoming community.
I have lived in apartment homes in many states. This is one of the most amazing places I have ever lived in. Upon move-in, the girls in the office showed great concern for my family. They made sure that all my questions were answered. This fall they had a Halloween Party for the kids. They took special care and the kids had a blast. This past weekend they had a party for kids over 21. The parents got to have fun. I would be glad to recommend this community to all my friends. The maintenance is professional and the grounds look amazing. Great place to live.
I absolutely love living here! I live in a 3 bedroom, 2.5 bath, with a basement and a shed. Very spacious! I live in the back towards the railroad tracks and I rarely ever hear them, and that's only if I am outside. I have never had an issue with parking personally. Guest parking can get a little busy but there are different area's all over the complex that's available. There are two play areas, one that has a nice little playground with some bench's and the other has more swings and a climbing thing for more older kids. The movie theater inside the clubhouse is amazing! We have so much fun having movie night with the kids, and much cheaper then going to a theater but the same fun experience! The pool and BBQ/Picnic area was a big hit with my kids this past summer, we were there almost every day! It is a nice size pool, they have reclining beach chairs and two tables with umbrellas so plenty of seating. There are bathrooms, as well as a shower so you can clean off before and after. Right next to the pool is a little BBQ area with picnic tables and grills so perfect for a little lunch or dinner snack and swim. There is also a pond and a bunch of geese that the kids like to watch. There is a super nice clubhouse to rent that is beautifully decorated, has tables, couches, a tv, and a kitchen area. There are sidewalks all around and throughout the complex which is nice for walking or exercise. The staff is amazing! I moved here in December I know there has been new staff and I love them! So helpful the front office people try to help with anything they can and engage you in conversation inside and outside of the office! The maintenance staff is efficient, fast, and super friendly. I have always had anything that needed fixed done in a timely manner. They have put on a few community events like an ice cream social, a community garage sale, and a back to school bash. Just really brings the community together! There are a bunch of kids, so perfect if you have little ones. The school systems are really good and you are so close to everything you would need like grocery stores, restaurants, or shopping! I have lived in a few different townhomes and this is by far my favorite! They do a great job!
2 disturbing experiences with these apartment communities. I was very excited, I had already looked on apartments.com, and had taken virtual tours. I was ready to meet someone, discuss the specifics, and tour an apartment at each of the communities. I was told by the same person, 1) we do not give tours (emailed) and 2) we do not give any tours after 4:00pm.. this, and other websites said open til 5:00pm
My family has lived here for a few months and we love it! We have a three bedroom with a two car garage and don't plan on moving out any time soon. We've had several friends over who've shared our awe of how nice the unit is. The office staff is friendly, the maintenance crew is prompt and the grounds are gorgeous! We couldn't be happier!
While the apartments are nice, parking is a nightmare. If you are in the apartments without garages, it is impossible to park near your unit if you come home late at night. Even if you have a garage, guest parking is almost nonexistent. Management is unsympathetic and refuses to address the problem. The trains are loud, at times. Sometimes there are even engines idling on the tracks.
