This is my first time moving and getting an apartment and all of the ladies in that office was so welcoming and friendly! We did the tour, application, leasing all in one day! Literally walked out with my keys hours later. Everything ran smooth and I couldn’t thank them enough for making my first apartment a breeze! Special shoutout to Meredith too!

The Property is under new management and they are wonderful. Maintenance do a wonderful job with getting back to me fast . The ladies in the office is very understanding and they help me when my apartment caught in fire they stay all night until me and my baby had a place to go.

I went to this complex to apply for an apartment. Jocelyn, the manager at the complex was very helpful and attentive. She helped me every step of the process. She was extremely courteous and nice. She promptly responded to my calls and emails. When I moved into my apartment, it was clean and nice. If I had an issue, maintenance responding fast as well. I am glad I decided to move here. Thank you so much Jocelyn for all the help you provided.

I’ve had no issues at all with these apartments! The staff in the office are very friendly and are always available to answer any questions that I may have. Highly recommend moving here.

The apartments are very amazing I rate them a 5. The front staff is marvelous

Office staff is friendly and polite. Maintenance requests are handled promptly. Very punctual. Grounds are kept. Great community for singles and families.

Signed my lease 3 months ago. Viewed the apartment and everything seemed fine except for the duct tape, taped in my laundry room. Was told someone would come out to fix it. No one ever came. 3 weeks into my apartment it rained and I can hear the rain coming through the walls and my wall was WET. So that’s a LEAK. Raccoons in my chimney and ATTIC. No AIR AFTER THE FIRST MONTH. Here it is AUGUST NO AIR STILL, raccoons still in the apartment and they EXPECT RENT. Nooooo SIR. I have no problems with paying RENT but I will get all my accommodations before I pay this PROPERTY. Either need NEW MANAGEMENT or a COURT ORDER.

This is probably the WORST complex in Memphis. I have been living with active mold for months and now my air has went out in the middle of the summer. Not to mention the women’s attitudes in the office are terrible and unprofessional. Complex literally is a dump, please listen when I say DO NOT MOVE HERE

These apartments are terrible the women in the office are rude and lazy and the manager doesn’t care at all. Maintenance is lazy and terrible and slow. I went months with no air and a huge leak in the ceiling that eventually turned into a huge hole that remained opened until I moved out. People are always looking through cars at night or stealing their tires and leaving their cars on bricks...lots of gang activity too. Also dirty !! Always trash everywhere !! Stray as far away as possible !!! Worst mistake of my life

These are the worst apartments in the city of Memphis. Rental payment are enforced but maintenance request are delayed until code enforcer are called.

Moved in less than 30 days ago can’t get maintenance to do anything. Mailbox area a HOT MESS!! People mail scattered everywhere. Need better management then want you to pay your rent on time .. if only had I known.. better job of cleaning property... paper everywhere.

This was the worst decision ever. I wish I had not signed a year lease. When we moved in, there was a list of things needing repaired. The patio door and the bedroom windows would not lock. The hot water did not work. It took almost two months for someone to even look at fixing the issues. Now, it is unsafe to walk to my door at night because the bridge lights are out. I reported this to them almost three months ago and no one has fixed it. My stove has not worked in three weeks and there are animals I the vents. Also, the staff is rude and disrespectful. They laugh and ignore you when you go into the office. Don’t try calling because they don’t answer most of the time and the voicemail is always full.

I'm thankful my air has never went out because a neighbor came to my car asking if my air was out and how they have told them about it and nothing has been done. Mind you it's in the 90s OUTSIDE. Imagine what it feels inside. They dont keep up the building. Leakes everywhere. Somehow raccoons have made their way into the walls and you LITERALLY her them crawling in the walls and ceiling. Also if you look through the air vent in my dining room you see the ceiling of the building wood and all !! that's probably why during the warm season we getvgnat infestation. No joke I'm talking hundreds. I wish I could add a pic of the sticky tap that's in the kitchen alone. When we moved in the stove wasnt put together for use the eyes where missing. Our patio would not LOCK !!which the maintenance man later said he knew about ?? Really?? and the blinds to the patio was left on the floor . So anyone could see into my apartment. I asked about the blinds before the manager left...and I was told maintenance was coming. They never came . So the whole weekend we threw covers over the window. Trash is EVERYWHERE . And apartments look NOTHING LIKE THESE PICTURES LOL. Lord this place is horrible... RUN!

Worst apartment ever. They don’t fix anything. You put in a request and they just send it back saying it’s been fixed when it hasn’t n fixed. Maintenance doesn’t care or do anything but sit in the office. It’s trash everywhere and then upkeep outside is terrible leaves everywhere with garbage. I’ve had problems with leaks in the ceilings and cracks in the ceilings that haven’t been fixed also I have a leak in the window which makes the carpet wet whenever it rain and they haven’t fixed it since I moved in. My lease is up this month and I’m so happy to move. Management is terrible and it’s bugs and lizards everywhere. DO NOT MOVE HERE!!!

These apartment complex maybe cute in design and look spacious but believe me, you gonna catch hell. I didn't believe the reviews at first until i was two months into my lease. They do not fix anything. I have not had hot water nor heat in winter. I have went to the office multiple times and they always say he should be at your apartment. If the maintenance man comes, they leave saying they coming right back and don't see them until you frustrated. I am beyond upset with this complex. The number to the complex is some call number to pay late rent after closing hours... So you cant get emergency maintenance. They sorry yall people in the office as well.

Do not and I mean do not move here . I’ve been here a month and has called everyday about this leak that has caused mildew and has caused us to get sick and my whole apartment smells bad from the mold .! My wife fell and hurt held self and had to go to the hospital thanksgiving day and the X-ray showed a bruise on her spine !! I’m making sure we get a good lawyer and sue this apartment complex! I can’t wait until they ask about rent tomorrow I’m going to be sure to tell them ask in court when I sue them ! I want both deposits back and for this not to be on my credit history!! Let’s not mention the pot holes the roaches and more !!! I’m calling the news soon I PROMISE!!!! From Kay

they will constantly harass you for rent but they don’t fix anything. They will constantly say they will put in a maintenance ticket but never send someone out. My stuff has been leaking for weeks now. It’s steadily getting worse and every time I call Or go to the office they always say they will be sending someone out but never do. And the apartment manager has a nasty attitude. Please don’t waste your time. It’s affordable and I love My neighbor but it’s not worth living in a run down crappy apartment.

I lived there from January 2019 through June 2019. I had a number of different issues with the apartment and the staff's handling of them but I'll focus on the 2 biggest. They rented me an apartment that floods during heavy rain. They were aware of the issue, said nothing about it during any point of the inspection or lease signing, and did nothing to mitigate it, knowing it would happen. My apartment first flooded in late March. I had 1.5-2 inches of water through out the entirety of my apartment. Some of my belongings got ruined, mold grew everywhere and all they did to remedy it was send someone to wet vacuum the apartment out. I talked to my neighbors about it and discovered that all the units in that area - 6234 Arborwood Dr. Apt. 106 - flood during heavy rains and the staff is aware of it. They still rent them out. The other problem I had with them was that after dealing with all the issues with the apartment, still paying my rent every month on time, and fulfilling the terms of my 6 month leasing agreement, they stole my deposit. I gave the required 60 day notice, I moved out on June 28th and turned in my keys and gave my forwarding address. I noticed several weeks later that I hadn't received my deposit in the mail yet. I went to their office where they informed me that they processed me as having moved out on July 8th, and they had "applied my deposit to the balance that I owed." Don't let the smiling faces and cordiality when you show up to view the demo unit and apply fool you. Those people are dishonest, immoral, crooks. The Arbors Of Hickory Ridge should be avoided at all costs.

?? BED BUGS!!! Don’t do it. They had buildings infested with bed bugs and made them cover the expenses for the treatment of bed bugs. It shouldn’t be the tenants responsibility to pay $1000+ to treat bed bugs that THEIR buildings are infested with. Pest control was rare as well.

Maintenance no help at all. Microwave never worked A/c unit leaks water all day Kitchen light doesn’t work Neighbors leav trash out for weeks Raccoons everywhere OFfice no help,different rates every month None of the amenities for residents are working No pool no washer dryer.really hate iMoves over here.

You really do get what you pay for. I've been living here only 2 months and every other day it's a new problem with my apartment. They have serious water/plumbing issues. The hot water isn't working now, my toilet won't keep any water in it. There is a leak where my washer and dryer connections are. I've been to the office to file a maintenance request yet no one shows up to fix anything ever. The only time I've seen one of the maintenance guys was when my air went out. The problem with my air still isn't fixed. There are still some days when my air doesn't come on at all. It just makes noise. I'm glad I bought a huge fan a while back. On top of everything the office staff can be rude and unprofessional at times. I definitely do not recommend these apartments.

I have been here at The Arbors of Hickory Ridge for nearly a year now, and there are some good things to say, as well as some bad. For the most part the staff is pretty cool. They are always friendly and helpful when I talk to them. They have worked with me on numerous occasions, mostly when I needed extra time to pay my rent. But of course everything can't be perfect. My apartment location is close to a lot of trees, I think that area used to be woods, which brings a lot of bugs, spiders in particular, and ants. There are also a lot of stray cats that hang around, not really a problem unless u just hate cats. There are also raccoons. Another thing is the entrance gates are usually broken, and I believe that is a prime aspect of the crime being so bad. Since I've been here know at lest four different people whose cars got broken into, including mine. Also the people who used to stay above me got robbed at gunpoint. So I do not really see it as a safe environment. But getting back to the positives is that maintenance always comes when you call them. If I had to rate my apartments I would give them a 5 out of 10.

My husband moved in here before we met. neither of us are from Memphis, so we didn't know much about the area. The management doesn't help with much. any complaints you make fall on deaf ears. Very noisy neighbors, kids yelling and playing in the breezeways (which is against the rules that no one enforces) Trash is all over the complex. The trash dumps are always over flowing. People just leave their trash outside of it and furniture everywhere. I would not recommend anyone rent here.

The arbors of hickory ridge in memphis tn offers great rates, in a descent neighborhoo. The neighbors are quiet, except for the occasional young, "I don't care about anyone, not even myself" new tenant. But they are pretty strict about tenants not obeying the noise clause or causing any issues, especially when the police have to be repeatedly called out. The only issue I have had is when I put in for maintenance requests. I have to repeatedly remind them and it takes way longer than it should for them to even come out to look at the problem, then of course you have to wait again because parts have to be ordered. Office staff/management don't ensure maintenence staff are on top of maintenance requests. I have even had to escalate to calling property management to get maintenance issues resolved. I guess I would recommend these apartments if you don't mind dealing with the maintenance issues. I just don't have the patience or understanding especially when I'm paying my rent on time...I don't get a reminder & I don't get paid to do someone else's job...BUT... everyone deals with things differently.
