If you are a young adult, stepping out of your parent place for the first time, this is a good place to start. Income based so if you are building your career and need an affordable place, this will work for you. Updated apartments, management keeps the complex very clean and appealing. I’ve lived here for 3 years as my first apartment as a single mom and while I was working to save money, land a good job, it got me through and I felt comfortable living here. Management doesn’t really bug you, just be mindful of your neighbors, and they’ll be no complaints. I am now purchasing my first home so that is why I am leaving but I am very appreciative of Aquia 15 as a way to build renters history and live comfortably so I can get on my own two feet and find my way.

I currently live here. I have put in repair requests and only had about half of them completed. I have a huge crack in my dining area that they pretty much just put a bandaid on when they "fixed" it last time, I have a spot in my second room where they cut a hole and patched it without remaining, which they said they would do. I've had my water bill DOUBLE because my toilet is CONSTANTLY filling and draining water in the tank, so, I have to manually shut off the water and turn it back on whenever I have to use my toilet. I struggle to lock and unlock my front door because of unknown reasons. My garbage disposal pretty much imploded and half of its parts just dissappear. The only reason I stay is because its the only place I can afford...

I’ve been at Aquia since it fist opened. We had some challenges early on but now we’ve come to be a friendly neighborhood. The manager Pamela Heatherly, is totally awesome. The old manager didn’t appear to like her residents at all, which made for a contentious relationship between her and the residents. I can vouch for several residents that Pam is by far the best manager we have had. The management that originally rented to me was also very nice, no shade on her. I’ve stayed at Aquia because it’s a nice neighborhood with some great residents, many of us are good friends. I would recommend Aquia 15. I love my home!

There is too many reasons to type out. I don’t want to waste anymore time and energy on this place. The property management is money hungry, and they don’t care about the tenants happiness. That’s all I’m gonna say. If you are thinking about moving here, don’t.

From my first visit to Aquia 15, I knew I would make it my home. Aquia surpassed all of my housing needs. Haley, the Assistant Manager & Kathy the Property Manager have an amazing team that provides outstanding customer service! I moved here a year ago and love it so much I'm renewing my lease. Haley is a GREAT asset to Aquia 15 as well as the Franklin Johnson Group. She's extremely knowledgeable, always courteous and very helpful. The buildings are always clean, balconies very spacious and the location is great! I applaud Haley and the entire team for making my stay here @ Aquia REMARKABLE!

It is a very nice place when you first see it and the prices are reasonable. However there are hidden policies that are not discussed that can make things inconvenient. My suggestion to you is to find somewhere else to live? as the old saying says you get what you pay for. I was late on my rent once they were very nasty and placed an evection notices on my door after it was PAID IN FULL! Then told me that the evection stands until I pay the next months rent. However the Virginia state law does not allow that . You are able to pay your rent online WHICH IS CONVENIENT, there is this made up policy that if you have a late payment they block you indefinitely!!! This is all new to me!!! WAS NOT MENTIONED UNTIL I ATTEMPTED TO PAY MY JANUARY RENT ON TIME! Also they will try to charge you for things without even communicating with you and then tell you that they will file papers if you don’t pay it.
