Can be difficult to get in touch with the property management office, the package room where deliveries are supposed to go to is frequently a mess, the key fob situation has not been addressed and the front gate is open at all times. There is a lot that needs to be improved, and it seems like lip service any time you ask about these issues.

Been here almost a year and aside from having upstairs neighbors who can be super loud at all times of the day and night sometimes, it's been a pretty good place to live. Maintenance is excellent about responding to request, which is definitely a plus.

Overall very happy! Very clean and well kept complex and we love our unit, the location, and parking. Only complaints are noise at times from neighbors and our dishwasher came with very rusted racks so we have not been able to use it.

The apartment is nice, pool is nice, the maintenance response is good but there isn’t always clear communication between residents and the office staff. There is no gate closure on the front entrance, it has been removed. The gym has zip ties placed by the management, to prevent the door from closing and locking. The clubhouse closes at 6pm everyday except Sunday when it is closed all day which makes the amenities useless inside.

Wonderful front office staff, well maintained grounds. Wish the entries to the complex had smoother driveways. Even my SUV could not take the divot well.

The driveway to pull in is in terrible condition and has a huge lip on both entrances that needs to be fixed. Other than the driveway curb that you have to go every time you leave and come back, the move in was okay. They didn’t have lamp shades or internet or trash set up even though we pay for all of that before we move in.

Just moved in and I'm loving the community! The front staff was extremely friendly and helpful. Had no problems moving in and was really a simple process.
I am fast coming up on a solid two years here at Aqua and I still enjoy living here. It is very peaceful and quiet. One of the things I enjoy the most, and it is only because I am an early riser for my part time job, is the ride toward the water at 6:15 am. It is so pretty. Sunsets off my balcony are absolutely beautiful. The drive to the beach is barely 10 minutes, it’s wonderful. Oh yea, back to Aqua. The crew here are great. They will answer any and all questions and do it will a genuine smile. Maintenance jumps right on request and fixes them usually in a day unless parts need to be ordered and quick, neat and friendly about it. I’m happy here. I will continue to stay ??

We are currently happy with our experience. The front office is experiencing some issues due to the transition to new systems, but I don’t hold that against them. I do wish the response time from the front office would improve; however, aside from that, I have no complaints.

We went through the rental process in a matter of days. We love the location and our apartment. So far, we can’t complain, as the treatment has been amicable. Apartment is modern. Maintenance is on top of every request. Good location. Nice pool. Quiet neighborhood. A gated community but the gates are always open! Good gym but no security because the door is never locked.

Poop everywhere on the grounds and including hallways and elevators and stairways from pets because their owners don't follow the rules and some of them don't even have their pets on leashes. When we moved in here over 3 years ago it was a different more upscale place. People were screened and had to have a good credit rating and from what I have seen apparently not any more!

Great community. Super clean, maintenance requests are completed super quick (I've never waited more than 1 day, and most get completed within a few hours), and the office staff is super friendly if you need any help.

This place is so peaceful! I absolutely love it here. I love the location and the fact that it’s secluded. The lack of traffic noise is also amazing! My drive to work is simple and quick. I cannot wait to come home every day. This apartment truly feels like home. :) the only thing that would make it more perfect would be a dog park!

The office charged me $150 for pets control, a lot of (Cockroaches) in my first floor apartment. With out telling me, I thought it was free. And they tried to blame me about it, like not cleaning my apartment etc. which not true. But the ladies in the office very respectful and kindly peoples, and very helpful..

I have lived here at Aqua for a little over a year . In that time things have changed a bit for the good . I see repairs happening around the property. All outside repairs the inside don’t need repair . Our air conditioning unit was not working last night . We called maintenance and the guy was there and within a hour we had air. That’s how it has been since we moved in a little over a year ago. We were planning to not resign our lease and went to other properties. Maybe they were newer but we decided that we have all we need here .So we did sign a new lease for another 15 months . Thank you Aqua for a safe place to live.

So, I have lived at Aqua from 12/20-11/24. It has been a great experience. The units are awesome! Storage is great. Lighting is great. Maintenance has always addressed any repairs or issues right away. The resident community reward system is nice. I have earned many gift cards from this system. My view has been amazing for Sunrises & Sunsets! I can see launches from my balcony! The pool is always clean and the grounds as well. This location near US1 is the best. It is close to everything, beach, downtown Melbourne, Palm Bay Rd.etc. The appliances for the most part are nice. Never had any issues on the washer/dryer. I have had issues with noise, but that has been off and on due to different residents around my unit. I feel the property takes my complaints serious and addresses those issues. I give 5 stars for my apartment, 4 stars for the noise. If I wasn't buying a place, I would renew my lease.

The complex and facilities including the pool area, gym and grill area are kept clean. Dog friendly. The maintenance crew are always friendly and help in a timely manner

There really is nothing to complain about living here. It’s quiet and peaceful. Staff here is great! The maintenance crew is right on a problem and fixes issues the first time around. I love how this location is easy to get to and easy to get to where you’re going. It’s roomy and if lucky to get an inside, kitty corner apartment, the balcony is huge. I’d recommend this place easily.

Moved here about six months ago and have no complaints thus far. It’s a good place to live super quiet. Office staff is always willing to help and maitmence has always been quick and efficient when called

Great place with great amenities. Staff is always helpful. The pool is amazing and the community is kept clean. Apartments are spacious and very homey.

I like the neighbors , staff, and the apartment complex overall. Only downfall is residents don’t pick up after their dog poop and the gate has been broken over a year now.

I love my apartment and the afternoon view from my patio. We have great amenities, and it is clear and well-lightened when walking my dog at night. I'm happy with my choice!

Residents here are completely inconsiderate of others. My family and I have almost been run over multiple times by reckless drivers. The noise level from other tenets is purposeful. Valet trash is so loud and makes a ridiculous mess on a weekly basis. There is trash that absolutely fills the grounds. Luxury is not the word I would use to describe Aqua. The “locked” gates have not worked in months. I have heard through other residents that they won’t fix the gate because they cannot get new residents working fabs. So instead of fixing this problem, they fail to provide an amenity. The only saving grace to Aqua is Briana and the maintenance staff. Maintenance has always been so friendly and eager to help. Maintenance and Briana are the only ones who will acknowledge and be polite to residents when they see you out and about.

Happy to be moved into my new home. I love the space and open floor plan. I just moved in yesterday and I'm looking forward to the future at Aqua.Paom Bay. I can't wait to furnish it completely and show it off to my friends.

A bit of footstep noise from upstairs, otherwise a safe seeming and well kept property. Of note, the concept of "gated community" is not true as there is at least one gate in the open position at all times.

Aqua is a beautiful place. Location is the best! The noise level has gotten better, smoking on balconies is still happening, but overall it is so much better lately! Spectrum took away a bulk package, so now you HAVE to still get charged through the complex for internet($100) and pay for cable tv elsewhere. This means if you want to get cable tv through Spectrum, with no internet, your now paying at least $200 for both, no discounts for multiple services. This was a huge perk about Aqua, and now its gone. :( Aquas valet trash has been dependable. The elevators have not broke down lately. Things are improving.
Great place to live and very clean! I would only recommend this place to others given how I have not run into any problems. I plan to stay here for awhile!

I like the view from the balcony. The apartment is beautiful and our dog loved it. These days we going to try the pool for the first time. Enjoying it
Moved in November of 2023…. The leasing staff are great, the pool area is beautiful and clean and the gym is AMAZING. The only thing that bothers me is cars speeding in the area but I would definitely recommend any family/friends to move out here
It's a good community. Lots of nice people. Great amenities. The rooms are spacious and well kept. We've had no issues dealing with maintenance and the leasing office.

Very clean from the gym to the pool, to the common areas and all around the complex. The staff are friendly and helpful. And the community is dog friendly

Well, I’ve resigned so that’s a good sign, yes! I would not have resigned if I wasn’t completely happy with my surroundings. I mean, you have close shopping stores, 10 mins from the beach and cute beachside shopping boutiques, downtown Melbourne is 5 minutes away with cute little shops and great little eateries. How can anyone go wrong. Aqua is a great place to live. Staff is friendly and accommodating. Maintenance steps right up and handles things right away. What is there to complain about….,
