      Spacious apartments

      My apartment is perfect and has everything I need. So far I have or had no issues. Maintenance takes care of you the right way and the staff is always so sweet and understanding. Definitely recommend the Anzio.

      Great New Home!

      Angela has made a difference here at Anzio. I truly enjoy where I live. The communication from the office staff is quick and reliable. Laisaun assisted with my fridge and was able to fix the issue before my food spoiled which was important to me. I will recommend this community to anyone!

      Unprofessionalism From Leasing Staff and Management

      RUN!!! This place has the absolute WORST leasing staff and management in the world. Fulton County inmates have better mannerism than the leasing staff and management. The leasing staff and management acts so nice when you are applying and the first week of move in. After that they make this place really unlivable. Other than this complex being really loud at all times of days and night. Also there is always around this apartment complex trying to get into your apartment. The leasing staff and management don't communicate at ALL or create resolution for concerns. The staff gets mad if you have a problem with what you are paying for. They will let anyone in your apartment. I received a call an hour after leaving my apartment from a leasing staff member saying "I GAVE A GUY A KEY TO YOUR PLACE" she didn't identify the reason or who the "guy" was. I told her I don't consent to anyone being in my apartment. At that exact time I saw a guy entering from my door cam. He had no work shirt on and looked to be an average person. After me telling the staff member she can't let anyone in my apartment complex and if there is an issue I need to be home and she hung up on me. I still didn't know who was in my place or the reasoning. When I had to leave work early to go see who was in my apartment I came in to seeing a guy in there and a hole in my bathroom ceiling. There was a language barrier so he couldn't explain what the problem was. I went to the leasing office to see if they could let me know what is going on in my apartment and no one would make eye contact with me they were playing games on their cell phone. When I walked up to a girl to ask what happened in my apartment she asked if I was filming I wasn't as that was the least of my worries and my priority was me needing to get a hold of the management and to know what is going on with my apartment. She said " I DON'T LIKE YOUR VOICE SO I'M NOT TELLING YOU ANYTHING. I went two and half hours not knowing what was going on with my apartment. I talked to the very nice and respectful maintenance men and they confirmed that the girls in the office don't know how to communicate or resolve tenants matters. It's bad when your co workers complain about their staffs delivery to tenants. Don't move into these apartments unless you want random people to be let in your apartment without any explanations or a hole in your ceiling. Ask for a free stay at the homeless shelter in avoidance to this rat place.

      Poor service to customer

      Location is great, but customer service is very poor after you sign your lease. Unexplained fees add to your account monthly.Maintenance is not handle until weeks later after request are submitted

      Anzio has gone through a change in ownership. The transition has been rough. Rent has gone up, follow thru with concerns or complaints reduced, front office refusal to accept resident packages, and a turn over in staff increased. However, they have made some good changes. We now have garbage pick up and the trash receptacle was removed from the front of the complex. They have painted the buildings giving it a fresh look. The staff is personable and not rude.

      I moved here in November and things have certainly changed for me since then. I want to start by saying I have a renovated unit so my apartment is beautiful. Although I like the inside look there’s far more things that may keep me from renewing my lease. The management and associates in the leasing office are even incompetent or just don’t care, the roaches are out of control ( and we’ve had pest control come out several times) and work orders are half way completed. Not to mention the equipment in the gym is super outdated and one of the pools have been closed all summer. Before I moved in things seemed to be fine but looks certainly aren’t everything.

      A truly horrible place to live

      If your idea of living in a roach infested building in a complex overflowing with trash under a staff who could care less about the tenants, then this is the place for you!

      Okay, So far...

      So far so good. Although the apartment complex is very old, the interior renovations make up for it. Many of my friends first impression is "ugh!" After they take a look inside..."whoa! What just happened?" That's how nice the interior is. In the beginning, my place was infested with roaches... REALLY BAD!! However, pest control service is available (with rent). Just call for an appointment, and they,ll arrive in a timely manner. As for the pets, it's a mixed review. There are dog "poop" zones in the complex, but no one seems to use them. It's a sad sight to see when dog owners let their pet "poop" directly in front of the dog zone sign and trash can, but won't clean up the mess. Some dog owners will not use a leash walking their dog because they believe that their dog is "friendly." One of my biggest pet "p" is cleanliness of a community. Many residents will hang out in the parking lot at night eating fast food and leave their trash in the parking lot. When you leave to go to work in the morning, you see the results from your community...shameful. Some people will set their trash bag on their vehicle and drive it to the dumpster at night. (Common practice). But, if the the trash falls off their vehicle, some residents will keep driving and won't stop to pick it up. Kudos to the groundskeepers that work here. They do an excellent job keeping this place clean Monday through Saturday. The front office staff is excellent. Always greeted with kindness on every visit and happy to assist you in a timely manner. No complaints here. If you like to get out and do "stuff," location wise, you'll have quick access and a short commute to the malls, restaurants, and "UN-Pleasant Hill Blvd." Overall, this place is average at the moment. One of the cheapest rates in town. (At the moment). If I didn't have to deal with the noise at night on the weekends, lazy pet owners, and careless resident trashing the community; I would rate this place "four stars" easily! This was from my personal experience and yours will vary due to unit location and your neighbors. Thank you for your time.

      A1 Maintenance Men

      My central air (air conditioning) unit wasn't working, and we all know in Georgia heat, that's a sin. Within the very next day of my call to the office 1 very nice maintenance man arrived to work on it. In the interim, he supplied me with a portable air conditioner until my unit was working. The next day 2 additional maintenance technicians came and worked even in the rain, installing a new air generator in the back. I'm impressed with the staff and their commitment to accommodate their residents!

      Ugh! Part 2

      ..... the mail boxes.... well lets just say it appears that they have been broken into so many times that the USPS is like screw fixing those.... doors are loose and some dont even close. The large boxes where you should be able to receive packages have no doors on them. None of them have doors.... Fireplace smells musty and when it rains it drips on the back wall. Office has no control over this but....Alot of people are so rude that they will sit in their car and let the base from their car just play loudly for hours. Hello you are not the only person living here. Be respectful to your neighbors! People talking loud out side of all hours when your trying to sleep Im sure there is more. Ill add later

      Ugh! Part 1

      If you like the smell of 2nd hand skunk weed coming through the walls into your bedroom and bathroom then this is the place for you. At first we thought maybe the apartment just had a foul odor.... i mean it does but it shouldn't smell like a skunk.....someone who has asthma and has breathing issues when around any kind of smoke this IS NOT the place for you. Its so strong my eyes burn. If i wanted to be a drug user i would be one........ im not nor have i ever wanted to.........Unfortunately the office wont do anything as they won't do much of anything to help you nor do they want to help you about anything. This alone should allow you to get out of your lease without penalty. What should i do go knock on all doors to see who is smoking pot and ask them to stop? No i shouldnt have to deal with that. I shouldnt have to deal with smells penetrating through the walls. Maybe the District manager or even someone above that would like to know this is an issue here. Loud music of all hours of the night continue. Banging of doors and possibly walls of all hours of the night. Dog poop left behind in the grass, dogs crying and barking all day, dogs off leashes. Garbage left outside by doors and on patios which causes the roach issue. Well is part to do with that. Oh i think the fire department might like to know that there are grills on 2nd and 2rd floor units.... huge fire hazard. Paint coming off of the walls. Thw 2nd floor patio has loose railings and floor panels. With screws and large splintered wood peices. Talk about a safety hazard. Our patio is slanted you can see it. Id hate to see what a level looks like on it. When changing our air filter there was a huge pile of white powderlike substance. Not too sure what that was but im sure that was not healthy. Per other reviews wven from 2017 the garbage dumpster is broken and over flows all the times. Still does.....

      Roaches horrible management doesn't get back to you they sat they spray for bugs they can't possibly bc they never go away. We only moved here to wait for our construction to be finished on our house we have had to move most of our furniture to storage bc I am terrified of moving bugs into the house. Worse apartment I have ever been stuck in a lease with.

      Nice maintenance men

      My husband and I were at Anzio Apartments to pick our daughter's washer and dryer. We had difficulty with removing the appliances; therefore, my daughter, who was at work, called the maintenance department to ask them to detach the appliances from the wall. Maintenance men, Kyle and Malik arrived within minutes. Not only did they detach the appliances from the wall, they brought them up an awkward set of stairs, and put them on our truck for us. Kyle and Malik not only saved my husband and myself from a stressful and tedious task, they were prompt, friendly and eager to assist with a smile. Thank you again, Kyle and Malik. We wish there were more maintenance men like you.

      In Need of Improvements

      Instead of renovating the apartments first, the buildings here need to be professionally controlled for pest. Before arriving here my roommates and I were aware of the roach situation. Once moved in, roaches were consistently swarming our kitchen area every night. We expected a few roaches here and there, but not to that extent. I do recommend investing in powerful roach killing chemicals, since the pest control provided does not work and roach spray is only killing them as one sees them. Also store cereal and such in plastic containers, and store dishes in the dishwasher to keep them away as well. Other than that issue this place is fairly nice.

      I've lived at Lake Sweetwater going on 10 years. I started in a one bedroom and now I'm in a two bedroom. This apartment is really old. Over the last year they have really transformed it. They updsted the appliances to stainless steel and improved the finishes, such as crown molding, light fixtures, and mirrors. They have also improved the communityx the pool and landscape. Maintenance has aldo improved. Great place to live if you can afford it. Wish I could transfer to an updated unit..

      I'm in a fully renovated townhome and love it! Amazing neighbors and close to everything! In walking distance of the mall and some restaurants and super close to 85! The staff is awesome and I love it here!

      Don't move here!

      Please know that you have to call the front desk constantly to make sure they put you in the books to have service done in the apartment. For example, I've been calling them for 3 weeks now just so that they can put my apartment down for pest control. They charge for the service but when you request it, no one come to service you. A resident shouldn't have to check up on the front desk to make sure they are doing their job. Now it's going on to 4 weeks and I'm still waiting. Next, the water is always cutting off. Sometimes they will tell you, other times you go to wash your hands and no water is in the faucet. With this happening, no alert or no text....again you have to call them and ask them what happened to the water system. This is not right, let the residents know what is going on "this IS our home." I WOULD NOT RECOMMEND ANYONE TO MOVE HERE! 1. They always have new staff here. (Past employees are happy they left and not working here) 2. They raise the rent so high without any renovation. 3. They really don't care about their residents. The only thing that I see growth in for me is thier maintenance team.

      Lake sweet water apartments

      We have been living here four years and honestly its been a great experience. Nice staff any tho they changed management a couple time over the years but no big deal for me. There are no gates but I still feel comfortable walking my dog at the latest hours of night. The biggest thing I notice is that over the years they have been having problems with the water having to repair and cut it off for repairs sometimes that can be annoying but no biggie. This is our last year here due to transferring job locations but when we first moved in rent was 535$ a month, 4 years later its 620$ for a 1 bed 1 bath that's not to bad we got our renewal this year and it is going up to 735$. It was a great place no big complaints bigger and better as we move forward.
