Property Ratings at AMLI Eastside
Horrible management and staff. If you decide to live here, make sure you’re a very heavy sleeper because management refuses to do anything about excessive noise levels at all hours of the night, making this apartment seems like an overpriced dorm room. Additionally, staff is reluctant to address problems such as not being able to access the gated parking garage and instead leaves it to residents to address these issues themselves. On top of that, staff is routinely rude and condescending to residents when the most basic requests are asked of them. After being forced to book hotels on several occasions, I ultimately had to talk to the district manager before being permitted to leave this place so that I could get any amount of rest at night. Don’t make the same mistake I did. Avoid AMLI Eastside at all costs. There are plenty of better options in this neighborhood.

I had a great experience touring at AMLI Eastside with Matthew, man! He was very personable, welcoming and offered great insights about the neighborhood, floorplans and amenities. The location is very close to the Downtown area. Although I didn't end up signing a lease here, I will definitely refer this property to others on the hunt for a new apartment.

Great property but the biggest standout that was always an issue from other apartments is that the maintenance was always above and beyond. The maintenance manager Luis was always professional and helpful with my requests. He also ensured everything was completed properly by his team before submitting the request as completed.

First, let me start with the pros: - great location, everything is within walking distance, or a short scooter/Uber ride. It's nice to be able to walk to Nickel City or Quickie Pickie or anywhere on the eastside - the front office staff is very nice Alright, now on to the cons: The property itself: - Not a safe part of town. It's unfortunate to say, but Austin does not take care of the mentally ill who are experiencing homelessness, and they live right on your doorstep. Apart from that, check out the Neighborhood app and you'll find that there are MANY shootings in the area - The apartments are TINY. My apartment did not have a pantry or an entry way closet (so where exactly do you put things like a vacuum and crockpot?). - How can they possibly call these "luxury apartments" when my apartment didn't even have an ice maker?! - They say they have storage units that "always come available" but I was there for 12 months and was never notified of one - If anything is wrong on the property, they will take their sweet, sweet time to fix it. Doggy bag holders are blown down - that's two weeks. Door the outside doesn't lock anymore - that's 3 months. Key fob machines don't work - find another way around. Gate to the parking garage doesn't work - EVER! - Let me stress that last point -- THE GATE TO THE PARKING GARAGE NEVER WORKS. SO THEY LEAVE IT OPEN. Normally, this would not bother me at all. But on the east side, my car was broken into THREE TIMES. If you move in here, take into account the amount of money you will spend fixing windows on your car. The amenities: - The pool deck looks cool until you get closer and see how many birds have pooped all over it. That includes the grill area. And if it's literally covering the pool deck, you can imagine it's all in the pool as well. - They tout the hot tub during your tour but it either doesn't get warm or I never could figure it out. - The god awful package delivery. It's a ROOM, not a locker. And with the amount of packages people have delivered every day, set aside at least 30 mins to sift through boxes looking for your own. The amount of hours lost in my life to that room is very, very sad. Honestly, all in all, I've lived in 11 different apartments over 16 years and I COULD NOT WAIT to get out of there. Do yourself a favor, and find somewhere else. This place is the pits.
Run-down bldg and unyielding management. As this is my second time to live here, I am acutely aware of how the community has gone downhill. It all starts from the top...
We lived here twice - once in 2012, and once just now (moving out 2016). In 2012, the place was managed by a different management company, and was run very well. Our most recent stay, though, was pretty terrible. The appliances in our apartment were cheap and most didn't work (the dryer, for instance, didn't work during our whole time at the AMLI. I called maintenance about 15 times, and they never fixed it or replaced it). The stove was super old, so the grates were unbalanced and I couldn't cook anything on it. There were constant water leaks. Part of the foundation is wonky, so the room isn't level. The whole place just felt very cheap. Then, when we moved out they took all of our deposit, even though we sent in our cleaning crew, paid for their move-out crew AND we have several pictures of the place being in great condition. They also charged us an additional amount, for --- who knows what --- because they didn't send us the bill! We moved out about two months ago, and we haven't received a bill for the additional amount... but we did just get a call from collections. Yes, that's right - they just sent the bill along to collections without even telling us, and within two months of us moving out. The bill, btw -- $950 for fixing a hole in the wall (we had one piece of artwork that was hung up), gum or something in the dryer (that never worked, so I was never able to use it), and replacing the carpet in one room. $700 they already had as a security deposit. Please do yourself a favor and don't live here.
Amli Eastside has great management and cool layouts however this building is atypical for an Amli property and really is fairly shabby in the details. The carpeted hallways and elevators are always dirty and far too many students reside here that are loud and want to party constantly.
