The hilly, wooded neighborhood of Canyon Creek resembles a nature preserve more than it does a neighborhood – that’s until you notice the beautiful homes tucked into the trees. Canyon Creek provides a peaceful, park-like atmosphere that’s just 20 miles north of Downtown Austin, directly north of Concordia University Texas, southwest of the Austin Aquarium, four miles south of Lakeline Mall, and just five miles from Lake Travis and Lake Austin. Travel down 620 to do your grocery shopping and grab a quick meal – you’ll find a variety of options here, including H-E-B, CVS, and Home Depot.
Canyon Creek features one neighborhood park. Trailhead Park is located on the north end of the neighborhood and includes a covered playground, a walking path, plenty of shade trees, a basketball court, soccer fields, and picnic areas. So far so go. Staff is very courteous and does everything they can to help you get in. There was a mistake on the Lease that they quickly found in an internal audit and corrected right away, keeping me updated the whole time. There was a maintenance issue that was quickly resolved. This is a great place.

They are great leaving experience so far the laundry in the back pool could use some maintenance on the washer and dryers but overall the community is great

I’m very happy that the noise level around my building has severely improved in the last month! Also cleanup around the building has been going on for a little while and I’m Really REALLY happy about that I really hate to see trash on the grounds n I do pick up any if I see it bc I keep trashcans Everywhere in my home Car. Trash altogether has been improving and the parking slot have been a lot more accessible to(not parking 2-3 lots away anymore). I LOVE that we live inside the woods and I get to see different animals sometimes it really make the experience perfectly peaceful at times. I am very disappointed we nolonger have a Hot tub but my experience here has been getting better and better, I think i actually may stay another year!

Abelia Flats is definitely not your ordinary apartments. I like that the management in the office are awesome and deserve ? for the work that they do! It's been a long time to finally have a place to call home where I am relaxed when I've worked a 12hr shift. They make it feel like home, which is what you want. I would most definitely refer anyone who is looking for an affordable place to call home.
The whole process was amazing from the start. From doing the tour all the way up to move in day. The office staff went above and beyond to satisfy and make everything simple.
This place is very nice and the amenities included in the apartment complex is very modern and new. The leasing office is very patient and nice when talking to.
I am loving the community so far! The move in process was so smooth! And it’s very quiet! I have zero complaints! This is a great area to live in also!
Only issue is dogs off leash and there are few that don't pick up after the pets . Staff are friendly The area that I'm at is nice and is nice seeing complex putting new plants out on complex When there is an issue the complex doesn't hesitate getting the problem fixed

Office staff is very rude and disengaged . They don’t care about their community needs or issues and are just corporate with anything and everything they do . Always refer to policies instead of determining the process based on the situation at hand. Very unfortunate

It’s been pretty peaceful as far as noise! Although I’m not so keen on the wildlife. The staff is iffy. The outside is not the ideal place to look at but the grass is every once in a while mowed.

I have in the distant past, but would no longer refer anyone to this property. A lot of work needs to be done to ever garner a higher rating again. Looks great from the front, but inside the gates is a different story. Interiors are nice enough but the property itself has been neglected for far too long. Dirty, needs repainted, hedges and flowers died off years ago, dirt where grass used to grow. Depressing. While I do have some amazing long term neighbors, overall the newer clientele has depreciated… drugs and disruptive behaviors are commonplace now. Used to be such a nice place. Sadly, no more. Time to leave.

I enjoy staying here.. probably going to renew my lease for the second year. Great neighborhood, friendly people around. Maintenance comes very quickly when I need something done. It’s pretty chill and there’s always something fun going on in the community. Love it

Having lived at Abeila Flats for a few years now, I can confidently say it’s been a wonderful place to call home! The management team is exceptional—always responsive and genuinely caring about the residents. Any maintenance requests I've had were addressed promptly, often within the same day. The apartments are spacious and well-designed, featuring modern finishes that create a cozy home, The community is friendly, and there are often events organized by management that foster a great sense of belonging. Plus, the location is convenient, with shopping, dining, and parks just minutes away. Overall, I couldn’t be happier living here!

I'd give 5 but we had a mix up and wound up being charged multiple late fees even though we paid before the 5th every month. One late fee was waived but I truly feel that it should have been more. Otherwise I love the apartment. Maintenance is always timely and friendly. The neighborhood and amenities are great. Plan to stay for several years as long as rent doesn't increase too much.

It’s a very nice apartment complex! The pool use is great! Has a lot of great trails to walk also! Another plus is it’s very close to both HEBs and plenty of food places!

Roach infested. Unit smells of mold/mildew/old that won’t go away. Car got broken into. Not very happy living here. Studio is too expensive for the size and quality of it.

This place is amazing to live near all the nature it really suits me to live here. The staff are so helpful and just like ur neighbors and the place is full of family’s to have plenty of that neighborly interaction daily

Roaches in the apartment was not to happy with move in couldn’t get a hold of anyone in the office to let them know ,no a very good first impression about this place when already having problems

Loved that it was quick. However when approvals and what not came thru no one ever called and my email went to junk so I didn’t know until I went digging and could have known 5 hours beforehand and started moving slot earlier in the day . Otherwise the staff was prompt and ensuring quick move-in just not very communicative

It’s was good the whole apartment is clean and very good condition my balcony is nice I have an amazing view of the woods , I like the kitchen everything is clean and brand new

I like the pool when it’s not crowded they have barbecue pits as well. Lots of kids and families that live here as well. Parking isn’t hard to find
