About This Property

This is an unfurnished basement apartment in a private home. $1400/month includes all utilities for one occupant. More than one occupant will be considered; however, rent will increase to compensate for the extra utility usage. You will have to pay for your own internet service. There is no smoking, of any kind, on or within the property. Total square footage is about 780 sq. ft. This is a one bedroom, one full bath apt. with a separate entrance. There is a walk-through closet that connects the bedroom to a smaller room/office. There is a large private back deck that looks out onto the backyard and Marett Lake (man-made reservoir). Driveway or street parking is available for one car only. Apartment has AC/heater units, fridge, washer/dryer, extra storage space, compact dishwasher, electric stove/oven, and luxury vinyl plank floors. The apartment will be available by mid-February 2024. Some of the "quarks" of this property: 1. Driveway and apartment entry are at a steep decline. This is not ideal for those with mobility issues, especially when it rains. 2. The apartment is below street level, so the plumbing requires an injector pump system to push the wastewater up to the city lines. This means there is no garbage disposal, and the tenant should not let large debris fall into the sink and shower drains, or down the toilet. 3. The back yard is open to the lake so there are wild waterfowl in the yard most days, and it can get very noisy. There are also wild beavers, possums, and racoons that may be roaming the yard. Backyard chickens and outdoor cats are also present. This place is not ideal for the squeamish or high maintenance types. 4. You will have to sign a lease, but length of stay is flexible. Optional month-to-month lease will also be offered so you (and we) are not locked-in if this home is not the right fit for you. 5. The house is in an established, family-friendly, quiet, neighborhood. This is not a rental community so the tenant should be mature and use common sense and common courtesy. You will be living amongst homeowners and neighbors that are part of an HOA and that are invested in our community.
