Founded in the 17th century as, you guessed it, a port, the Seaport neighborhood of New York sits on the eastern side of Manhattan, just below the Brooklyn Bridge. It played a large part in establishing New York as a commercial and industrial hub, but today it’s become a popular entertainment district with incredible views of the East River and Brooklyn.
The three piers that extend into the river from Seaport house upscale bars and restaurants, and a premiere shopping center at Pier 17. Away from the water is a seemingly endless offering of cafes, eateries, coffee shops, and stores with all the variety one would expect of New York.
Apartment buildings mingle with office high-rises, both of which are afforded some of the best views in Manhattan. FDR Drive makes for a convenient ring road around the east side of the island, but if like most NYC renters you don’t have a personal car, there’s plenty of subway coverage to get you around the boroughs.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at 95 Wall
So many mishaps. We didn't have a working stove or oven for over a month. We didn't have electricity for several days. We were left without heating during the winter for several days. The lights had all gone out for several days. Would not recommend.
I had a few experiences here that ruined it for me. For one, don't ever fill out the surveys they send you because they are not anonymous. A few months after we moved in, I filled out a survey that they sent to my email. In my survey I expressed my disappointment with a few interactions I had in the mail room. The next day I go pick up a package and the mail guy confronts me about what I wrote and goes into detail on specific things I mentioned in the survey. He then admitted that management had told him what I wrote and that he was very upset with me. Mind you, I never submitted a complaint regarding the incidents, I just thought I was submitting an anonymous survey in which they ASKED for feedback. I felt so uncomfortable and upset every time I had to pick up packages after that. I also called management to express how upset I was with their confidentiality and they didn't even care lol. The next thing I would like to highlight is the whole AC situation. The project was not completed on time and the entire building had no AC during a heat wave. It really was unbearable and unlivable. The best part is management sent a terrible "apology email". Funny because when they were doing repairs in the lobby they hosted a breakfast for residents, but when they create horrible living conditions, they barely even acknowledge it. It was actually hotter in the apartment than it was outside. The windows barely open so there wasn't even airflow. It was so bad I would've rather left my dog in a locked car on a hot day with the windows rolled up than my own apartment. When we confronted management they said "sorry for the inconvenience". How is this a luxury building and they get away with things like this? Least they could've done is offered refreshments in the lobby lol. Also would like to acknowledge the mail room hours. 8:30-5:30pm. Good thing I work from home because my boyfriend works from 7:30am-7pm in office and is never home in time to get his mail. Only good thing about this place was the maintenance staff and doormen (and woman). They were great and always so nice. Overall though, this place sucks. Also, you will be paying a ton in utilities (way higher than average).
Property Manager at 95 Wall, Responded To This Review
Hello there, We sincerely apologize for the negative experience you had during your residency. The surveys we provide to our residents are designed to gather feedback and insights that help us identify areas for improvement in order to enhance the experiences of all residents and visitors. It is truly regrettable to learn that you felt uncomfortable with your interactions with our team after submitting your survey, as that is not at all our intention. We genuinely value your feedback and would like to assure you that we take it seriously. Your comfort and satisfaction are of the utmost importance to us and we are sorry this was not made clear to you. We wanted to provide you with some additional information regarding the recent cooling tower upgrade in our community. Regrettably, an unexpected weather event in April brought about unusually high temperatures for several days. As a result, we were unable to activate the cooling system due to the ongoing upgrade, as it is connected to the HVAC units. We genuinely apologize for any inconvenience and frustration this may have caused you and your pet during that time. We understand the importance of a comfortable living environment, and we deeply regret any discomfort you experienced as a result. We acknowledge that the current operating hours of our package room, which are from 8:30 am to 5:30 pm, may not be suitable for everyone. If these hours happen to conflict with your schedule, we kindly ask that you reach out to our valet team. They will be more than happy to assist you and make every possible effort to accommodate your specific needs. Your convenience and satisfaction are important to us, and we appreciate your cooperation in communicating any concerns or requirements you may have. Please be aware that the calculation of utility charges is determined by the individual usage of each unit. This approach ensures transparency and fairness in the billing process, as residents are only responsible for the utilities they consume. We sincerely apologize that your residency with us did not meet your expectations, and we deeply regret any negative experiences you had within our community. We genuinely appreciate your time and willingness to provide feedback, and we are dedicated to making the necessary changes to ensure a more positive and enjoyable living environment for everyone. Kind Regards, Callie, WeCare@udr.com

95 Wall has been my first New York home for the past 4 years... from the get go the building had great energy. It has a Duane Reade (convenience store), valet service for dry-cleaning and UPS deliveries, parking lot, and Starbucks built in. Not only do we get continental breakfast every morning Mon-Fri and a 24/7 gym... this building has amazing staff who has gotten me through many of my New York experiences thus far (Hurricane Sandy ahem). Renovated roof top in the summer and a cosy lounge with sectional private areas for reading or work.. family room for the kids and many other exceptional services the building provided throughout my years in New York will be cherished long term!
majority of apartments have dark, hard wood floors that go beautiful with just about any style of interior decorating. The ceilings are at least 12' and make even my 500 sq ft studio feel big. The appliances are top of the line. There is no full oven but let's face it - in the middle of Manhattan who is really doing a ton of baking? The front desk staff are all professional but friendly. The gym is large for a building this size and no matter the day or time I can always find a machine to use. I've lived in a lot of luxury apartments in 3-4 major U.S. Cities and I have never seen a maintenance team that is so quick to fix any issues that do arrive. Overall, I'm very happy here and have I resigned my lease for a second year.
