River Lofts

The River Lofts are one of Tribeca’s emblematic warehouse luxury condominium conversions and perhaps the most unique. Not unlike its neighborhood counterparts, the property features a prime address directly facing the Hudson River. But what makes this address special is its two-part composition. Designed and completed in 2004 by New York-based architectural practices Ismael Leyva and Tsao & McKown, the residences comprise a newly built loft tower at 92 Laight Street and a renovated, 6-story 19th-century warehouse on 424 Washington Street. The “lofty” addition on Laight Street was conceived as a 13-story structure with a turn-of-the-century, warehouse-like aesthetic to match its cast iron and masonry compeer. “River Lofts is located in a historic district, and it was built on a human scale,” says Asaf Bar-Lev, co-founder of the Hechter | Bar-Lev Team at Corcoran, who lives in the building next door to River Lofts and has sold multiple units in the building. “In North Tribeca, you interact with people on a one-on-one level. That’s something that’s not possible in Midtown with all the towering skyscrapers.” To namedrop, the types of people one could expect to interact with could include the likes of Gwyneth Paltrow, Meryl Streep and ex-Deutche Bank executive Michael Cohrs, all of whom have lived here. According to Bar-Lev, while there are 67 units across two buildings — 13 stories at 92 Laight Street and six stories at 424 Washington Street — “it feels quite intimate.” Because it is a boutique building, the scale feels smaller and “more precious” than typical high-rise glass tower luxury condominiums. “The layouts are big and made for comfortable living,” says Bar-Lev. The complex has two-, three- and four-bedroom lofts featuring oversized windows facing the Hudson River (front- and side-facing). A one-bedroom with a well above average sized primary bedroom and en suite bathroom last sold for $2.5 million in August 2016. Similarly, a two-bedroom with an updated kitchen featuring Neolith countertops, a Miele induction stove and dishwasher, a Subzero refrigerator, a 154-bottle wine cooler and a bartender’s pantry last sold for $5.25 million in June 2023. The grandest of listings, a four-bedroom penthouse with a humongous set-back roof terrace, last sold for $19.7 million in June 2019. River Lofts is a full-service luxury condominium with a 24-hour door attendant and a live-in resident manager. According to Bar-Lev, this isn’t one of those buildings with three floors of amenities, but “you have Hudson River Park as your backyard.” That’s because the 550-acre green space is adjacent to the luxury condominium, directly across the West Side Highway. The park section near River Lofts houses piers 24 and 25, comprising public sea kayaking facilities and a mini golf course. Inside, situated on the third floor, the modest amenities suite features a petite resident’s lounge with plush seating and a children’s playroom with plenty of kid-sized furniture and “all of the toys.” However, the main draw is the fitness center, which is quite large and was recently renovated with the latest cardio machines and weight training equipment. Pro tip: Bar-Lev says that the parking garage next door, where residents can rent a deeded spot, offers a private entrance directly into the building — perfect for those who wish to be discrete (or remain fully anonymous). “I see properties four times the price, and not for once do I think I want to be there instead,” says Bar-Lev. “I love living here, in this pocket, near the river and restaurants. It’s just a short stroll to Greenwich Village and SoHo.” The River Lofts are located directly across the street from Hudson River Park in Tribeca’s North Historic District along the West Side Highway. This cozy locale features quaint cobblestone streets amongst industrial structures converted into luxury condominiums and high-end boutiques. It is historically recognized for its former manufacturing and warehouse buildings, which were built between 1880 and 1913 and now serve as remnants of New York City’s once-thriving international port and industrial center. Today, these architecturally significant edifices house some of Manhattan's best retail and dining establishments. To name a few of the best eateries and cocktail bars, one could vaunt The Odeon, Yves, Primo’s and Smith & Mills. Shopping is upscale and niche, including bespoke storefronts by Thom Browne, Issey Miyake and Jenni Kayne. Residents can walk just three blocks east to two Canal Street stations along Varick Street, which collectively service the A, C, E and 1 trains. Just two more blocks eastward, three more Canal Street stations orbit around Broadway in Soho, which jointly provide access to the N, Q, R, W, 6, J and Z lines.

Zoned in the shape of a trapezoid, Tribeca means “Triangle Below Canal Street,” and is known for its industrial warehouses that have been renovated as sophisticated lofts (and happen to be popular with many celebrities). Full of world-class dining and retail, the neighborhood is ultra-chic, containing an array of luxury, waterfront apartments available for rent.

Tribeca is known for being an elegant escape from the bustle of city life. In addition to its tree-lined streets and lush landscaping, Tribeca draws many families for its close proximity to Hudson Park and many award-winning public schools.

If you enjoy being able to get what you want when you want it, then you’ll be glad to know that Tribeca shops, eateries, and bars are open even later than most in the rest of Manhattan. However, you won’t find a crazy nightlife scene. Late nights in Tribeca tend to be more low-key.
