Thank you for your interest in renting Sallie's Best Guesthouse—we look forward to hearing from you. Sallie's Best Guesthouse, is a super large open floor plan studio with a queen-sized bed and a queen sized convertible futon couch. A large walk-in closet has an additional twin-sized bed. It is perfect for someone who needs to be in LA for an extended stay for a project or who needs to go back and forth frequently from somewhere else for work. It is also perfect for anyone moving to LA without possessions as it comes with all furnishings. It is presently occupied and not available to occupy or TOUR until August 25, 2022. We are accepting enquiries for consideration for that move-in date from principals (prospective renters) only. Rental amount is based on single or double occupancy. We are located in a 5-star Hollywood location, bordering West Hollywood and Hancock Park in the Hollywood Media District, also known as SoHo, or South Hollywood. This is a TURN KEY SUBLEASE GUESTHOUSE- everything you need is included, just bring your suitcase and your devices, that's all you'll need. A medium-term lease is available through January 20, 2023, and if the situation is a good fit, the owner may be amenable to extending thereafter. The neighborhood is low-density residential, quiet day and night, but in the center of everything. Nearby walk-to restaurants within a half mile, include, Cat N Fiddle, Rao's, Petit Trois, Mozza, Sightglass, Tartine, GiGis, Marino's, Providence, to name a few. We are also very close to Larchmont Village and only 2 miles from Musso and Franks on Hollywood Boulevard. Nearby groceries include Pavilions, Sprouts, Trader Joes, Smart and Final, with several Ralph's and Wholefoods, a short distance away, as well as Erewhon on Beverly. We are a short drive to The Grove, a large outdoor shopping/dining/ theatre experience, also on Beverly. Our nearest walk-to gym is Gold's Gym on Cole where short term memberships are available. Sallie's Best Guesthouse has a spacious interior, with an open floor plan, a kitchen with granite counters, and 12 ft beamed ceilings with indoor table-seated dining for up to 7. WHAT'S INCLUDED: This unit is fully furnished and includes one queen-sized bed, one twin bed, one queen-sized convertible sofa, other furniture, original artwork, linens and towels, cookware, microwave, stove, toaster, refrigerator, dishwasher, new mini-split HVAC, an iron and board, washer and dryer (at no extra cost) and a 54-inch flatscreen TV are included. Also, Electricity & Water (LADWP), (SoCal Gas), Weekly Gardener, High-speed WIFI, TV has many streaming options and an antennae for some local and many international stations. A common outdoor lush, shaded and jungle-like, back garden area is gated and shared. This area includes 2 lounge chairs in the direct sun, a fountain, a fire pit, a covered Jayne Mansfield estate outdoor bed next to the fire pit, a propane gas BBQ pit, 3 other shaded or covered table areas including a large dining table that seats 6 to 8. Small quiet outdoor gatherings are OK but NO LOUD PARTIES, FILMING OR EVENTS ALLOWED. If you use a car, street parking is generally plentiful on the block and often available right in front of the property. A parking permit will be needed for your car during your stay and costs an additional $50. for 3 months. Your guests can park without a permit before 6PM daily for a maximum of 2 hours. There is no smoking indoors or in the back garden but there is a separated outdoor area with a covered table and 4 chairs where smoking is allowed in that specific outdoor area only. Five-month lease available from Aug. 25 to Jan. 20th. The application process requires having references, good credit, and a full background check, paid for by the applicant. Move-in requires 1st and last month rent plus the security deposit. After move-out, the security deposit will be refunded minus a cleaning fee plus any damages. Please Note: This guesthouse is advertised on multiple platforms with instant-booking capability. It is often occupied up until the advertised availability and is rarely available for viewing before it is booked.
