If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $200. We do NOT allow pets; it is a $200 fine for this violation unless they are a service animal. There is a strict NO SMOKING rule and devices are in place to detect it. Please do not tamper with the device or there will be a $150 fine. Guests are required to register and follow all parking instructions. Failure to do so may result in towing, for which management will not be held responsible. Early check-ins are not guaranteed and must be approved. Late checkouts must be approved by the management team. If you stay past your 11 am check out time without approval, you will automatically be charged for the next night's stay at the listing's full price. Pool hours are 10:00 AM – 10:00 PM daily. No lifeguard on duty – swim at your own risk. Two guests per household. Persons under 14 must be accompanied by an adult in the pool area. No glass containers in the pool area. Proper swim attire is required. No diving, running, or rough play allowed. No pets allowed in the pool area. No smoking or vaping. No loud music. Please clean up after yourself – dispose of trash properly. We do not allow guests to order mail/packages to this location for privacy reasons. Do not enter the leasing office or talk to the property management staff for any reason. If we receive any lease violations (smoking, noise complaints, trash, etc.), you will be charged with a $500 fine. Texas is a hot and humid climate that causes a lot of bugs. Bugs can get into the space. We do regular exterminations to try to prevent bug problems but it's not a perfect solution. Please note that you may see bugs in the home. No refunds are given if bugs are seen. Understand that we are at the mercy of the property management maintenance team for most general “fix-it” requests. If a previous guest has damaged something minor and we were unable to fix it before check in, it will be reported to the complex staff, but it is dependent on the maintenance team’s schedule. If it is not considered an emergency by property management standards and if maintenance isn’t able to get there in time to fix it right away, no refunds will be given. Our cleaning fee is based on a courteous guest. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $100. Each checkout is allowed to have 2 bags of trash. Per bag of trash over that is a $25 charge. We have a public pool that requires regular maintenance. It is sometimes closed for regular cleanings. Please verify if it’s available on the dates of your stay if that is an amenity you look forward to using. If you do not verify with us beforehand and receive confirmation, we will not provide a refund for the pool being closed for seasonality or weather or cleanings. This home is workers friendly and offers fast WiFi. After booking your reservation, you are agreeing to fill out the guest sign-in form as required to be filled out as a screening process to prevent unruly guests from violating our house rules, throwing parties, or disturbing the neighbors.
