About This Property
Spacious, extensively renovated, light-filled 2BR on the lower west side by the Peace Bridge. High ceilings and large windows throughout. Easy walking distance to D'Youville, Five Points, and Josh Allentown. LL pays water and trash, tenant pays the rest. Large kitchen with plenty of storage and counter space. Spacious bathroom with enormous, custom tiled walk-in shower. Additional storage space in the form of a private attic - large enough that my chef tenant put an extra refrigerator in it and built a fermentation lab (which he is taking with him - I'm just saying there's room to make it your own). Backyard is undergoing a renovation and will be fully fenced by way of 8' privacy fence with locked gate by spring if contractors and materials sourcing cooperate. House is also being additionally insulated and re-sided this summer, so it will be much more energy efficient than your average rental. Laundry hookup available in basement. All breeds of dogs welcome with renter's insurance, as long as they are not aggressive with the smaller dogs who live downstairs and will also be using the backyard. Note that most furniture pictured is leaving with the current tenant. Grey sofa is negotiable. LL is experienced and responsive. I don't use a property mananagement company so if ever there is an issue, I'm the one who picks up the phone. I have excellent relationships with my contractors so I can usually find someone to address a problem immediately even if it's 45 minutes before the superbowl (true story!). I'm local, I love Buffalo, and I wouldn't rent out an apartment I wouldn't live in myself. HOW TO APPLY FOR THIS APARTMENT: 1. Open houses are scheduled for Thursday, 3/24 at 6pm Saturday, 3/26 at 10am If anything changes about these times, I will update the listing, so please check back before coming out. 2. Applications will be available at the open houses. **Bring your W2s, most recent paystubs, or your 2021 tax return if you are self emp.** If you are on section 8, bring your voucher which shows you are qualified for the full amount of the rent. 3. It is officially available May 1, but upstairs would probably agree to clear out earlier if you take on a prorated share of his March rent.
