Please do not apply via the website, applications will be provided at the open house. REQUIREMENTS: APPLICANT QUALIFICATION CRITERIA Before completing an application, please review criteria below. If you feel you meet the criteria, please apply because we would be happy to rent to you. 1. A completed and signed application from all proposed occupants over the age of 18 must be submitted. Incomplete, incorrect, or misinformation will disqualify you as a prospective renter. 2. A $35 screening fee via cash, cashier’s check, or money order for the purpose of running credit, eviction, and criminal background reports is required for each applicant. 3. Photo ID (Driver’s license, Green Card or Passport) must be provided. 4. We require a monthly income of 2.5 times the amount of your monthly rent per applicant. Sufficient income must be verifiable through pay stubs, employer letter, or tax records. All other income, including self employment must be verified through bank statements or tax records. 4. You must have a credit report that demonstrates a willingness to pay financial obligations in a timely fashion. 5. You must have no records of eviction. 6. You will be denied if you have a conviction for any type of crime that would be considered a threat to real property or the ability of other residents to peacefully enjoy the premises 7. We require favorable responses from references and previous landlords. Rental History must be verifiable from unbiased sources. If you’re related by blood or marriage to one of the previous landlords listed, or your rental history does not include at least two previous landlords, your application may be declined. 8. We process applications in the order they are received and we accept the first qualified applicant. 9. An up-front payment of first and last month’s rent PLUS a security deposit in the amount of $1,200 via cashier’s check or money order is due at lease signing. 10. Please note that this is a smoke-free property. Smoking in the building or in any common areas is prohibited. Whether you rent the cottage or an apartment on the property, you must smoke offsite. Please be sure the following three (3) items accompany your rental application: 1. Your application screening fee of $35 in the form of cash, cashier’s check, money order, Paypal, or Venmo for each applicant over the age of 18. 2. Picture I.D. (Driver’s license, Green Card or Passport) 3. Proof of Income: Current paystubs or an official letter from your employer on company letterhead should be attached to the application. For all other applicants, your last three months of bank statements are required. PLEASE NOTE: Incomplete applications or applications submitted without ALL required documentation will NOT be accepted or processed. Serious applicants will carefully and thoroughly review the requirements and submit ALL the requested information and documentation the first time.
