If you are looking for a modern space in a quiet residential street in the View Ridge neighborhood of Seattle, look no further. Please note, we have elderly family members living in the upper unit (and who act as the onsite manager), so we are looking for a long-term tenant who will treat our home with care. This house is located in the Wedgwood, Eckstein and Roosevelt school boundaries. **RENTAL CRITERIA and APPLICATION DISCLOSURE** 1. Interested parties must tour the home prior to submitting an application for tenancy. Applicant must be on time for the showing appointment, or call in advance to reschedule. Failure to do so will result in denial of the application. 2. All prospective renters aged 18-yrs and older must submit a rental application. There is no fee to apply, but there is a $45 fee to order the credit report+background check (more details below). All applications must be complete, with no material misstatements or omissions. Applications are pre-reviewed in the order in which completed applications are received. If applying as part of a group of residents planning to live together, the application is not complete until all proposed residents' applications have been received and the processing fee paid. After preliminary screening, applications which do not appear to meet our Rental Criteria will be notified and will not be passed along for further review. Applications which appear to meet our Rental Criteria will be moved forward for screening based upon the order received, excluding those applications which do not meet those Rental Criteria. NOTE: Application fees must be received by that vendor before the application can be processed. NOTE: We do not accept "comprehensive reusable tenant screening reports." Tenant Screening - Minimum Requirements Identification: Each applicant must provide a copy of a valid driver's license or other government-issued photo identification. Employment History and Income Requirement: An applicant's income-to-rent ratio must be 3:1 or higher. Applicants must provide employer references as evidence of steady employment and submit pay stubs to verify income. Self-employment applicants may provide bank statements for the last 3 months and signed tax returns for the last 1-2 years to show predictable income. If an applicant cannot demonstrate proof of employment and instead offers a savings, trust, or other type of account as proof of income, then such applicant must have a balance of at least six (6) months of the income-to-rent ratio ($2600 x 4 x 6) in such account. Additional sources of income may be shown by: 1) proof of regular investment earnings, SSN or other form of governmental rental supplement; 2) any additional sources of income that applicant wishes to disclose (i.e. child or spousal support, etc.), and 3) any rental subsidies which you wish us to consider. NOTE: Exceptions to minimum income requirements are applicable for Section 8/subsidized applicants as provided in the Seattle Municipal Code. Rental History: For applicants who have prior rental history, favorable references must be received from a minimum of two previous rentals (i.e., timely rent payment (with fewer than (2) late payments of monthly rent within a 12-month period), maintained property in good condition, no pattern of complaints from neighbors or other lease violations, timely issuance of notices of intent to vacate and compliance therewith). Any negative history from a prior rental is grounds for denial of tenancy. Applicants with a previous history of eviction(s) will not be considered. If your reference(s) does not respond to requests for information within 48 hours of being contacted, that will result in denial of the application due to unavailability of verifiable favorable rental history. For applicants with no prior rental history, provide adequate personal references for the equivalent of two (2) favorable past rental references. Absence of such references will result in denial of the application. Credit History: We require a credit report for all applicants. The cost of $45 for this report is non-refundable, and will only be charged if the application is complete and under review pursuant to City of Seattle's "first-in-time" rules. To be eligible, each applicant must have a credit score of 700 or higher, and have no history of rental housing debt or collections in the last seven years. Applicants who do not meet our minimum criteria based upon income and/or credit requirements may propose a Guarantor. Your credit screening will be completed by the Rental Housing Association of WA. In the event of a denial of tenancy or other adverse action, you have the right to dispute the accuracy in the consumer report and to request a free copy from TransUnion Consumer Relations. Pets: Pets are considered on a case-by-case basis, and will require an additional, separate pet addendum and security deposit. Acceptance of Tenancy: If you are approved for tenancy, you must accept the offer within 24 hours in writing and pay a holding deposit of $500 by cash or check (electronic payment acceptable) within 48 hours of the time we notify you. If we do not hear from you within the 24-hour period, we will continue our application review process and move to the next candidate. Property is currently vacant and will be rented unfurnished. Available immediately. This is a non-smoking house. Minimum one year lease. Tenant pays Water, Sewage, and Garbage set at $100 per month. Tenant pays for their own electric and cable.
