About This Property

My beautiful, FURNISHED craftsman home is available for rent on 5/1/2024. The home is located in southern Lakeview/Navarre, close to MidCity and one block from City Park. This well-maintained house was built after Hurricane Katrina. It is a furnished 3BR/2BA house with a washer/dryer and an artistic backyard with string lights for outdoor entertaining. It has a quaint, relaxing front porch with an outdoor sofa and rocking chair. I live there part-time and rent to respectful tenants who want to enjoy New Orleans while feeling safe in one of the City's friendliest neighborhoods. LOCATION The house is located one block from New Orleans City Park, three miles from Lake Pontchartrain, and four miles to the French Quarter. There is ALWAYS something happening on the weekends in City Park. City Park has the New Orleans Museum of Modern Art, tennis courts, outdoor workout stations, walking paths, tennis courts, fishing, biking paths, boat rentals, Story Land, a botanical garden, a sculpture garden, and SO much more. We also have close access to public buses and the world-famous Street Car public transportation within one mile. Several local bars, pubs, and eateries are within walking distance. You'll be living in one of the best locations in New Orleans. SAFETY We have NOPD check-ins throughout our neighborhood daily. This house is well-lit at night with automatic safety lights, solar motion-detecting lights for sensitive areas, a front door, a Ring doorbell camera access, and 24-hour access to me for emergencies. My neighbors are there to help if any house emergencies occur. NEIGHBORHOOD The neighborhood is a progressive, open-minded, and well-kept Southern-style neighborhood where older and younger neighbors enjoy the neighborhood. You'll see neighbors walking every morning and evening, heading for walks and jogging to City Park. LEASE TERMS The property is FULLY FURNISHED and includes necessities like linens, kitchenware, etc. The lease will be for six months, from 5/1/2024 to 10/31/2024. All tenants must be listed on the lease. No long-term guests or more than four people occupying the property. For all non-dependent tenants over 18, verifiable employment and rental references are required. Any animal considered must be under 30 lbs, have rental references, and be okayed before the lease is offered. INCLUDED UTILITIES Utilities/costs cover up to $100 for water bills, $100 for combined gas and electric bills, fast Wi-Fi (with limited bandwidth, one gig), and trash service. Monthly house cleaning service and yard maintenance are additional costs of $150. You will be charged for overages. This house is very energy efficient, so this should cover it for most months.
