TENANT ONLY PAYS RENT & ELECTRIC! 601 Van Ness Ave., 7th Floor Unit Included as part of rent- Garbage, Water, Wifi (AT&T Fiber Internet), and utilization of all building amenities. On-site building garage parking available for additional $250/month (includes supercharge station for electric vehicles). Building amenities include 24/7 door security, on-site concierge services, heated outdoor swimming pool, gym, sauna, racquetball court, basketball court, and more. Opera Plaza is a full block oasis in the Civic Center Neighborhood. The residences are perched above street level (1st floor technically starts on 3rd floor), protecting from the city street level. On the street level of the plaza there's a Peet's Coffee, Landmark Cinema, Bank of America ATM, Book Store, Restaurant, Deli Taqueria, and much more (list here: ). Centrally located in the city, the opera plaza is an easy walk to many great neighborhoods -- Hayes Valley, Polk St, Fillmore St, SOMA, Haight, Mission, etc. This apartment has a large bedroom with two sizable closets, and the bathroom includes a broad shower/tub with additional space that can be utilized as a built-in-bench with ample space to store bath accessories. The unit was recently renovated, with the addition of stainless steel appliances in the kitchen (dishwasher, range with electric cooktop, french door fridge with bottom freezer) and hardwood floors throughout the apartment. By being located on the 7th floor, technically 9th floor, the newly installed double-pane insulated bedroom windows help protect the unit from street noise. The apartment faces west and features views of Twin Peaks with Sutro Tower, Alamo Square and Jefferson Square Park from both the balcony and bedroom windows. Although there isn't a washer/dryer in the apartment- there are a couple units located on the floor (and on every floor in the building) less than 20 feet from the doorway down the hall. Pets are allowed, but must pass HOA guidelines. Email with any questions or if interested in applying. Please note that the application process will require that applicants possess good credit and pass background checks including, but not limited to, proof of steady job/income (to support rent) and past place of residence reference checks (to prove good tenant history). Upon lease finalization, the tenant will need to pay the sum total of 3 months rent- first month, last month, and security deposit. Tenants will be required to abide by all HOA guidelines, rules & responsibilities, and covenants, conditions & restrictions. Any penalties and fines levied due to tenants noncompliance of said HOA guidelines, rules & responsibilities, and covenants, conditions & restrictions will be at billed to the tenant, and noncompliance of HOA guidelines, rules & responsibilities, and covenants, conditions & restrictions may result in lease termination and tenant eviction.
