The West Residence Club
This building embodies the “old meets new” mentality that has defined much of the 21st-century development in surrounding Hell’s Kitchen, transforming the low-rise residential neighborhood into a hot spot for bespoke office spaces, luxury car dealerships — and, especially, high-end residences. “We’re the top selling new development in Hell’s Kitchen,” says Matthew Drennan, sales director for 547 West 47th Street, The West Residence Club. “We had the most contracts signed last year [here].” On lower floors, the rustic exterior has a luster that comes from glass safely embedded in the upcycled bricks. On top, protruding steel-and-glass cubes bring a high-tech look that creates covered terraces and corner window exposures. Common spaces play on the eclectic design theme by outfitting the greenhouse-style library with a mid-century modern fireplace and adding NYC-inspired green park benches to the entry courtyard. With extensive amenities like a rooftop pool and on-site dog spa, and industrial-chic interiors, residents enjoy an approachable kind of luxury that captures the neighborhood’s upbeat but quirky personality. Units range from studios to two-bedroom penthouses and a few three bedrooms. On the smaller end, 500 to 700 square-foot studios share similarly boxy layouts, while 700 to 800 square-foot one bedrooms have sliding doors that let residents separate or connect living and sleeping spaces. Two bedrooms, from 900 to over 1,200 square feet, all have second bathrooms, including some with double sinks or an additional half bath. In general, the residences maximize available space through multiuse designs, such as open-concept kitchens and bathrooms with sliding doors that divide dressing areas from showering areas. On the 8th through 12th floors, living rooms have floor-to-ceiling windows, and several one- and two-bedroom units have private terraces. “We’re a brand-new development, so you’re buying from the sponsor,” Drennan says. That means the units haven’t been lived in before and have their original furnishings. Concrete Amsterdam, the architecture and interior design firm, chose naturally beautiful finishes such as oak flooring, Calacatta marble counters and nickel faucets. Every unit has a Miele fridge, oven and gas stovetop, plus a Bosch dishwasher and washer-dryer. For residents who truly don’t want to lift a finger, there are several fully furnished residences outfitted in a mix of vintage and designer furnishings. “It’s a turnkey package. You just literally bring your toothbrush,” Drennan says. Prices start just under $800,000 for studios, and the building currently has a promotion for these units where they’re offering to buy down 2% of the mortgage for the first year and 1% of the mortgage for the second year. One bedrooms are priced from $1 million to $1.5 million, depending on size and location on upper-level floors. Two bedrooms range from $1.7 million to $2.5 million, with private outdoor spaces adding to the cost, and just beyond that are a few three bedrooms. “Our common charges,” which average $1.30 per square foot, “are pretty good for all the amenities,” Drennan says. And although owners can sublet their units, they aren’t allowed to apply for a short-term rental permit from the city for AirBnb-ing. “We have the biggest amenity package in Hell’s Kitchen,” Drennan says. “It’s 30,000 square feet, including a rooftop with Hudson River views.” From indoor and outdoor fitness studios with bookable personal trainers, to a catering-ready kitchen and dining space for events, and complimentary bikes for jaunts around town, residents receive a ton of perks. The rooftop pool and lounge areas are akin to a private SoHo House club where dogs have an astroturf space of their own. Plus, for the price of a cleaning fee, owners can reserve the building’s two hotel-style units to give friends and family members a place to stay when they’re visiting. “It does get a little bit quieter when you come this far west, but everything around you is bustling,” Drennan says. Restaurants for all budgets line 9th and 10th avenues, including Kochi, a Michelin-star Korean eatery that’s one block down. Broadway and off-Broadway theaters are a short walk east, and to the west, Pier 84 has a kayak launch and open spaces that connect to the Hudson River Greenway. The bright lights of Times Square are only a few blocks away, but there are less touristy nightlife options in the cocktail lounges and neighborhood bars on 9th Avenue. Although there are no subway stations in the immediate surroundings, nine different lines are within a half-mile walk northeast. To the southeast, Port Authority Bus Terminal has transit options to New Jersey, which car owners can also reach easily via the nearby Lincoln Tunnel. For taxi rides downtown and into Brooklyn, or for weekend trips upstate, the West Side Highway is also right there.
