Quiet hours are observed from 10 PM to 8 AM. Smoking is not allowed in the apartment or outside the building, with a $200 per day fee for violations. Any type of smoke is prohibited in the apartment and outside the building. If you want to smoke you must go out to the street, you may not smoke at the door. This violation will incur a $200 per day fee. Please note ABSOLUTELY NO SMOKING, VAPING OR MARIJUANA ALLOWED in the apartment OR in the building. The fire alarm will go off SILENTLY. If you remove the smoke detector the alarm will go off. If you vape the carbon monoxide alarm will go off. The fire department will come out immediately. If fire department comes we will charge you $1000 for their fee and evict you immediately. Text back that you agree to this rule or we will not share lockbox code. The home is not childproof and you are responsible for the safety of your child at all times. Early check-ins are not guaranteed and are subject to host approval. Unauthorized late check-out incurs a $50 fee. Exceeding two hours for late checkout incurs a fee of the listing base rate or weekend rate for the day without discounts. Under 2 hours, the rate is $40/half hour. If you leave any windows or doors open, you may let in bugs. As such, make sure the doors/windows closed. If not vacating on time leads to other losses, you will be billed for those as well. This includes guest refunds. Guests must have a valid working phone number. If they do not have a valid working phone number, and we attempt to contact them before their reservation, we can remove their reservation without refund for violation of platform policy. Any lost keys, get locked out, parking credentials or access card will be $150 per lost item to replace. You also agree to hang the parking pass from your car as it will be towed otherwise. Please note that only one set of keys/access cards will be provided for the stay. You will not have access to the mailbox so do not plan on receiving mail through USPS. All items in home are provided one time during the stay including towels, kitchen supplies etc. DO NOT enter the leasing office or talk to the property management staff for any reason. We have a mutual agreement with the complex that all our guests communicate ONLY through the platform. Any violation of this agreement will lead to an immediate termination of your reservation. If we receive any lease violations (smoking, noise complaints, trash, etc.), you will be charged with a $500 fine. If you leave the place in disarray, you will be billed an additional $75 fee. All guests must be declared on the reservation. The home has a $60 per additional fee. Not declaring guests will incur this fee. You may not have additional guests beyond the declared party size. This will incur a $60 per guest fee and may lead to your removal from the property. If there are any safety or maintenance issues or if a security camera is disabled, we reserve the right to enter. Tampering with security devices or storage is a house rules violation that comes with an $500 fine and your instant non-refundable termination of your reservation. Also, pets must ALWAYS be on a leash outside the apartment. Please keep pets from damaging beds/sofa/furniture. The complex enforces a strict no-parties/noise violation policy to all its residents. This includes all platform guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $200. Any theft or damage caused by you that leads to loss of revenue or incurred cost of satisfying a future reservation will be paid by you. So please, don’t party, don’t steal. Parking is provided, please carefully read the house manual for parking instructions. We are not responsible for tows resulting from non-conformance of parking guidelines. This is a self-check-in property. You will NOT be picking up keys from our personnel. You understand this. You certify that you will read the check-in instructions prior to arrival. Quiet hours are after 10 PM on weekdays and 11 PM on weekends. Noise complaints may lead to your removal. Please be courteous to your neighbors.
