The upstairs features the main bedroom with double closets and attached full bath, laundry room, 2 additional bedrooms with vaulted ceilings and 2nd full bath. The home has gas heat. Appliances included are range, refrigerator, dishwasher, and washer & dryer hookups. Basic garbage & recycling are included in the rent. Tenant is responsible for all other utilities. Per PCC 30.01.086, Applicant shall refer in common to those members of the household who intend to contribute financially to payment of the Rent and to sign the lease or Rental Agreement. All Applicant(s) will be screened for financial responsibility. There must be at least 1 Financially Responsible Applicant residing in the unit. Any "Non-Applicant Tenants" are not responsible for paying the Rent and will not be screened for financial responsibility but may be screened for conduct. TERMS: This property is located INSIDE Portland city limits and is subject to the Portland FAIR Ordinance. • One year rental agreement. • Monthly gross Applicant income must meet the minimum required for the unit (listed above). • NON-SMOKING PROPERTY. All property showings are in-person and by appointment only. SCREENING PROCESS: • We review each application in the order it is received against our criteria. • During the initial evaluation of your application, we will: 1. Verify the gross Applicant income meets the minimum for the unit using the documentation you upload; 2. Verify photo ID for each Applicant and "Non-Applicant Tenant" has been uploaded and the name on the photo ID matches the name on the application; 3. Verify 6 years of residential history and 6 years of landlord contact information has been provided; 4. Verify all supplemental documentation has been attached (i.e., documentation for service / assistance / companion animal, etc.). • If an incomplete application is received, it will be canceled upon receipt by Gordon Properties, Inc. • Once we have verified your application is complete and is first in line, we will email you a showing invitation. All showings are in-person and are scheduled Monday thru Friday excluding holidays. Applicant(s) will schedule a property showing to occur within 48 hours of notification their application is complete and is first in line. If Applicant(s) fail to view the property within 48 hours of notification, the application(s) may be canceled. • A Background Screening Charge of $50.00 per Applicant and "Non-Applicant Tenant" in certified funds is due at the property showing to continue processing the application(s) after the showing. A receipt will be provided. The Background Screening Charge is non-refundable. • If the Background Screening Charge is paid at the property showing, Gordon Properties, Inc. will run a full background check including rental history, evictions, credit history, criminal and references. The full background check typically takes 3-5 business days but this may vary. • If you choose not to continue the application after the showing, there is no fee. Your application will be canceled. • If you choose not to pay the Background Screening Charge at the property showing, your application will be canceled.
