Smoking inside or outside on the patio, balcony, parking lot, or within 50ft of the property is strictly prohibited, and any smell noticed by cleaners or any physical evidence of smoking will result in a fine of $300 to cover the cost of deep cleaning and ozone treatment. Parties and events are strictly prohibited, and any evidence of a party or event will result in a fine of $500, legal action, and possible eviction without reimbursement, plus the cost of any extra cleaning or damages. An unauthorized animal/pet fee is $250. Any evidence of willful or negligent loss or damage to the property will be charged at direct replacement cost plus a fine of up to $300. Guests are required to keep towels and linens in good condition, and any permanent stains on towels or linens will fall into the category of negligent damage. Any evidence of a guest breaking posted house rules can result in a fine of up to $1000 and/or eviction from the property. Unapproved late checkout will result in a $50 charge for every hour after the scheduled checkout time. Check-in details will be sent on the day of check-in. The oldest house in Marion County is the Bates-Hendricks House. The Federal-style, brick home was built around 1820 by Richard Keene. In 1851, the home's new owner, Hervey Bates, decided to add on. His addition was built in the Italianate style, complete with a 60-foot tower, giving the home a unique and distinctive look. The home, listed on the National Register of Historic Places, is such a major landmark that the neighborhood surrounding it is named for the home.
The Bates-Hendricks neighborhood is award-winning and bicycle-friendly. It is located within biking distance to downtown, with I-70 to the north and I-65 to the east.
