Home is ~900 sq feet and offers central heat & A/C, new wood plank flooring in the main areas and new carpet in the bedrooms. A bonus room is available. The 1 car garage has been converted into an office/storage space. This space is not a 3rd bedroom. Laundry room hook-ups are available for a standard size washer and dryer unit. A wash sink is provided. No pets are allowed. This includes indoor or outdoor pets. No smoking. • Master bedroom is 16x14 and 2nd bedroom is 14x14. Each has a ceiling fan, multiple windows for natural light, closet and shelving for storage. Carpet added in 2024. • Living room is 24x14 with massive 9ft windows for natural light as well as new wood plank floors installed in 2024. Remote control ceiling fan. • Kitchen has ample counter space. Kitchen and dining areas are combined. Slider door from the kitchen to the patio offers ease for BBQ or dining al fresco. New vertical blinds installed in 2024. • Backyard has over 1000 sq ft of grass, mature trees, and room for multiple gardens. Fence built in 2020. • Bathroom has a tub/shower combination as well as a vanity and room for storage above the toilet. • Hall closet offers two-sided storage up to 8ft on each side with deep shelving for linens and more. • Bonus room is wi-fi ready for an office, storage, or playroom. Multi-purpose room is ~60% of a 1 car garage size and is NOT intended or permitted for bedroom use. Bonus room does not have a window. • Appliances included: microwave and new gas stove. • Renter must provide all other appliances, i.e. Refrigerator, Washer, Dryer, etc. • Owner pays for water. Renter pays for all other utilities. Renter pays for water in excess of $55/month. • Landscaper services are $100/month. This is required for front and rear lawn maintenance. This amount is not included in the monthly rent and is payable on the 1st of each month. Take advantage of nearby attractions like Bridgeway Lakes Community Park, plus close proximity to Miller Regional Park, River Cats games, Drake’s restaurant and beer garden. Move in date is Feb 1st – Feb 15th and flexible. Rental agreement will be a 12-month contract only. Upon completion of a 12-month lease, other options including renewal may be made available. Qualifications include: positive credit report, zero prior evictions, rent to income ratio of 3:1 (for example: $1700 rent equals $5100 gross monthly income required), and ability to provide 3 references (1 employer, 2 current / former landlords). In addition to these qualifications, you must be able to pay $5,100 comprising of 1st month rent $1700, a $1700 security deposit, and last month rent $1700 on or before your move in date. The home may be held until March 1st, with a daily rental rate of $56.66/day and due on Feb 1 to hold the unit. Rent will be pro-rated for a Feb 15th move in date. Full rent is due for Feb 1 – Feb 14th move-in dates. March rent will be pro-rated with the February subtraction of $56.66 daily if move-in date is Feb 2-14th. Pets will NOT be considered. No smoking is allowed.
