Property Ratings at 47 Oakland Ave
I wanted something good-sized but affordable in the Montclair area, and this apartment fit the bill. Part of Freoak Apartments, this sturdy pre-war building has a lot going for it. It's just outside Bloomfield College in a pleasant, reasonably safe and quiet neighborhood. Downtown Bloomfield (which is undergoing a lot of renovation) is just a short walk away, with numerous restaurants and shops. And it's literally right by the Garden State Parkway (exit 148), but positioned in a way that GSP noise isn't really a problem. The building itself, as I said, is quite sturdy, with thick walls, though noise can come through the doors and from above (not so much from below). The apartments are spacious for a single person, and a number of them can accommodate two people. (Individual apartments have different layouts, so it's hard to generalize.) The people who live here are nice and generally on the quiet side. My apartment has three closets and even a study. My kitchen has a dishwasher as well as the standard sink, fridge, and gas stove/oven; the pantry is roomy and there are lots of cabinets, though some are oddly shaped and not so roomy. My bathroom is tiny, but that's not unusual for a bathroom. The building does have a chronic issue with pipes, and periodically I've had water damage to the walls, but the super is very responsive and so are the landlords, so if you tell them about a problem it will likely be fixed in a timely manner. Washers/dryers are in the basement; oddly, you have to go outside to get to them. You should know there are no elevators and no central AC (you can install window units), so if those are important to you, look elsewhere. Street parking in the area is tough, so I highly recommend renting a covered parking garage for $75/month; the garages are old, but they do the job. Speaking of cost, my own apartment is rent-controlled (yay!), so yearly hikes are very small; if you consider living here, ask whether rent control applies to your prospective apartment. Given the current gentrification in the area, property values could increase substantially, so rent control is a reassuring buffer against it. So in general, I recommend this apartment highly, with caveats about the lack of elevators and central air conditioning. It's a nice, well-located place to live that doesn't break the bank.
