“In this building, your backyard is right outside the front door. “And that’s Central Park, says Javier Lattanzio, director of sales and rentals at Time Equities Brokerage, who has been selling homes in the building since it was converted to condos in 2006. Residents of 425 Central Park West need only cross the street to be on a shaded path encircling a small pool with waterfalls and wildlife — a popular destination for birdwatchers. The North Woods, an unlandscaped section of the park, is also nearby, as is the Great Hill, which features a track and large lawn for parties or summer events. The building is also less than a block from the subway. “It’s great location-wise with the park and the train right there,” Lattanzio says. “And it’s a small building. There are only 60 units, so it’s very intimate.” Built in 1941, the terracotta-and-brick building “is in incredible shape in terms of maintenance,” the agent adds. “The condo board is very hands-on.”
