Prefer 12 month lease with tenant who seeks long term housing. Qualified tenants will have 1)a verifiable net income that is at least 2 x's the rent; 2) Demonstrate a strong rental history/mortgage payments, 3) Have a credit score of greater than 650 (preferred). Smoking is not permitted anywhere in and on the premises including garage or out buildings. No pets. Tenant sets up and pays for the following utilities - gas, electricity, sewer, and trash and needs a phone. The property owner sets up and pays for water. Tenant has the option to add internet and/or cable television services. Funds needed at the time of move in is 2 x's the rent.
