All applicants over the age of 18 years must have: 1. Completed credit and background checks ($59 per person) 2. No history of criminal activity. 3. No bankruptcy or foreclosures. 4. Earnings at least 2 1/2 times the monthly rent. 5. Positive rental history for 24 continuous months from a nonfamily member or friend 6. At least 24 months of continuous positive employment history with the same employer. 7.Tenants will be required to obtain renter's insurance that includes a minimum $100,000 general liability policy. 8. First and last month's rent and at least 1/3 of the security deposit is due upon lease signing. 9.Applicants that do not meet all of the criteria will need a co-signer who does meet the criteria.
