The first floor features a bedroom, and the home's only bathroom and laundry facilities are accessed through this bedroom. The second floor hosts the primary bedroom and an office space. The fully updated kitchen is equipped for any culinary enthusiast. During warmer months, enjoy the stunning back patio with an outdoor dining set. There is a driveway shared with the next-door neighbors, which diverges at the back of the house. Off-street parking for one vehicle is available. This property is situated against a wooded trail leading to some of the best bars, restaurants, and boutique shops in Cincinnati. You'll be just steps from Starbucks and Kroger, and a short drive from several great gyms. Easy access to the highway makes getting to the exciting OTR entertainment district a breeze. Hyde Park is an amazing neighborhood with ample street parking and off-street parking for one vehicle. It's a short drive from Rookwood Shopping Center, and a ten-minute drive from downtown Cincinnati and the OTR entertainment district. Most major hospitals are also a short 5-10 minute drive from the property. Parties and amplified music are strictly forbidden without advance, written consent, and unauthorized parties are considered criminal trespassing. Quiet hours are observed from 9:30 pm to 8 am. Smoking and lighting anything in this property, including tobacco, marijuana, incense, candles, or hookah, is not allowed. Violating house rules may result in reservation termination without refund and potential additional fees. Dishonest or abusive behavior will also result in reservation termination without refund. The host retains complete control of the property and reserves the right to terminate any reservation for any reason without refund if they believe the guest has done or intends to do anything that would harm people or property, disturb neighbors, or harm the property's reputation. If there is any reason to believe the guest intends to throw a party, they will be denied entry. Cleanup of human biomaterial will result in a minimum $300 cleaning fee. Pet hair cleanup will incur a $300 cleaning fee. Stains on carpets or linens will incur an $89 cleaning fee per item or the cost to replace. Smoking indoors will incur a $300 cleaning fee. There is a $170 re-keying fee for unreturned keys. Units found with unreasonable amounts of waste, in complete disorder, or "trashed" will be subject to an additional $200 cleaning fee, or actual cost to clean. Stays longer than 14 days are subject to an additional $120 deep cleaning fee. If the host incurs security, fire department, or police fees or other costs arising out of or in connection with the guest's behavior at the property, the guest will be billed the cost, with a minimum security fee of $150.
