If an applicant receives income from sources other than employment, such as state or federal funds or a retirement fund, this income must be verified. 8. Total income must be at least three times the tenants portion of the rental amount of all applicants for the unit. 9. Applicant(s) must have at least two years verifiable rental history; or satisfactory mortgage credit history. College and military housing history may be considered. Adverse housing references are grounds for immediate denial of an application. 10. Criminal background containing conviction of a drug or sex related nature may be grounds for denial of rental application. 11. Small dog okay upon owner approval w/ a $500 non-refundable fee. 12. This is a no smoking/no marijuana property. 13. There is a one time non-refundable administration fee of $250.00 upon lease signing. 14. Gross Income to qualify for property must be a combined income of 3x the total rent amount. 15. Upon application approval, move in date must be within 2 weeks of application approval.
