In addition to eating space, you will find a pantry off the kitchen which includes a stacked washer/dryer and a small greenhouse type structure with French doors. The living room has a skylight and French doors out to a deck. This floor also contains two bedrooms and a full bathroom. The former front porch is now a small office space enclosed with a glass block wall facing the street. The second floor, outfitted as a 1 bedroom apartment with a living room, French doors to a deck, and pullman kitchen, skylights and a full bath can be closed off from the rest of the house or, by leaving the door at the bottom of the stairs open, integrated into one dwelling unit. The fenced yard has trees and gardens, a brick terrace and wood deck along with a secluded place for a hammock and a good book. Washington Park is just minutes away, great restaurants are within walking distance, and Broadway's entertainments are 7 blocks to the west. There is a small, unfinished dry basement (about 150 square feet) containing a gas furnace and hot water heater, and suitable for storage. There are two window air conditioners for the second floor spaces, and a portable air conditioner for the first floor. No corporate owner here! The property is offered as one rental. The garage is not included. This property is a non-smoking one and fire arms and illegal drugs are strictly prohibited. There is parking on the street. If you have a pet, there may be a pet deposit as well as pet rent. No dogs, please. There may also be a fee for extended stays by Guests. Tenants contract with and pay directly to the utility companies for the following: Gas and Electric (Xcel) and Water/Sewer (Denver Water). Internet/TV or additional services are also contracted for and paid by the tenants. The aforementioned utilities are NOT included in the rent. There is an inground sprinkler system and yard care, which includes mowing and leaf removal, both of which will be provided by the Owner. Tenants will maintain the exterior of the property by removing trash, branches and other debris deposited anywhere in or on the yard and tree lawn in a timely manner. Tenants also remove snow on public sidewalks and walkways to the house within city ordinance time limits. Trash and recycling bins are provided and paid for by the Owner. **Showings will only be scheduled after submission of a rental application that demonstrates qualifications are met.** Showings will also have to be scheduled at least 24 hours in advance so as not to intrude unnecessarily on the current tenants. Will also consider an 11 month lease. (Please note: There is no instant hot water. The software will not allow deletion of that amenity.)
