About This Property
We have a great 2 bedroom, 1 bath apartment. This is a second floor apartment, so you will need to be able to climb stairs. When you email us, we'll send you the tour video for the apartment. The price is $825 and a security deposit of $825 is required. The apartment is ready now. If you send an application through Apartments.com, please send a regular inquiry too. We see those faster. This is a really nice apartment. Everything works, and we keep it that way. I'd be happy living in it myself. There is coin laundry in the basement. Utilities are not included. There are more details below, but first we'll describe our approval and screening process. We don't want to waste your time. Please email back that you're read our requirements and that we can approve you. You'll be the first person to get a tour. We’re very easy to get along with, and I hope we’d become friends if you move in, but we have policies that we follow that help us make sure that we have great residents. We do more screening that most landlords. Most people appreciate that we do our best to make sure that they have great neighbors. 1. A credit score of 650 or above with no recent collections or unpaid bills. We take scores that are affected student loans and medical bills into consideration when evaluating someone's credit. Medical bills can be impossible to keep up with, we've been there. 2. A monthly income before taxes of $2,300 or more per month (total from everyone on the lease). 3. We verify your work history with a current pay stub and a W-2 from last year. 4. You are 25 years old or older. 5. No crazy noise or parties. We want residents that are done with their crazy party years. When we email back, we will send you the tour video or the apartment. You will need to watch that before we can meet and give you a tour. The video will show you everything that you'll see in person and you can tell if you like the apartment. This apartment has 5 foot tall large natural gas wall heaters in the kitchen and living room. The heaters have very powerful fans and this apartment is nice and warm in winter. The heater in the living room is 1 year old and the other heater has just been serviced and inspected and is in excellent working condition. There is no central air conditioning. We have high capacity outlets that will more than handle window units. We are located on 38th Place between Sacramento and Albany (Just East of Kedzie). This is on the near Southwest side. Please see the map in the ad for exact location. You can see the apartment by appointment in the afternoon on weekdays from 4 to 8, and from 12 to 6 on the weekends. Sometimes we are available earlier during the week. Please read our requirements below before you contact us to set up a time. There is a large pantry and a really nice antique hutch, so there is plenty of storage. This apartment also comes with it's own large storage unit in the basement. Everyone in the building is really nice and we keep it that way. You'll feel safe here. We screen a lot more than most landlords, but people who want good neighbors like themselves really appreciate that. If you send us some info about yourself and let us know that you've read and meet our requirements that we screen for, we'll get back to you first. Our apartments are priced very fairly and we sometimes get hundreds of emails. If you want to be first to see the apartment, let us know that you've read and met our requirements. Emails that say nothing but when can I see it get contacted last. We are very nice people and easy to work with, but we are very serious when we say that we take quick action when there are problems that disturb others. We've only had to ask a few people to leave over many years, but we don't hesitate to do it when there is a good reason. The residents in the building appreciate that they have a safe and peaceful place to live. We comply with all federal, state, county, and city regulations. We do not discriminate against anyone, and we welcome everyone. After we have confirmed that you meet our requirements and that we can pre-approve you as a resident, we can meet for a tour of the apartment. If you are interested in becoming a resident, you can then submit a formal rental application and complete the online screening. The screening will confirm your credit history, income, any history of evictions, and a criminal background check will also be conducted. All adults 18 and over must be screened. Our screening is done by Trans Union Credit Bureau. Other than your current pay stub and W-2, you do not have to give us any of your confidential information as everything will be done online by you. Trust us, the credit bureau already has your information. The screening is $40 and will be paid by you. If you are approved and move into the apartment, that $40 will be refunded. Residents must have no recent collections or unpaid bills or serious credit problems with a score of 650 or above. We take scores that are affected student loans and medical bills into consideration when evaluating someone's credit. We consider all Non-wage sources of income that may include federal, state or local rental-assistance programs including Section 8 housing choice vouchers and TRA (temporary rental assistance), alimony, rapid re-housing or other homelessness assistance, veterans' benefits, SS or other retirement programs. For persons that arewithout housing assistance, benefits, or alimony, we will need to verify a steady source of verifiable income for at least the past 1 year with a minimum income of $2,500 per month before taxes between all persons on the lease. We will verify that with a current paycheck and a W-2 federal income statement from last year. That is a generally industry accepted income guideline of what is needed to be able to afford an apartment. We consider pets on a case by case basic with a pet deposit. We only allow small dogs of 25 pounds or less that are fully grown. We really appreciate residents that can do minor repairs themselves.
