The Paladin is a reminder that New York City’s flashiest condominiums don’t have a monopoly on high-end living. Its design, featuring a rounded corner lined with wall-to-wall windows, both stands out among blocky neighbors and provides excellent exposure. “Even apartments that face north and northeast are still so bright because of these huge windows,” says Renée Lee, an agent at Compass. Balconies on nearly every floor let residents soak up the city at their leisure. “Even small studios offer balconies, which is a very rare thing in New York City,” Lee says. And for those who truly want to feel on top of the world, there are penthouses with private roof decks. The tradeoff to living in a building from the mid-1980s is having fewer amenities. “It’s a very straightforward building. You have the laundry, storage room, bike room and 24/7 doorman,” Lee says. But behind that red-brick facade, there are considerable conveniences and impressive features inside. With an evenly dispersed mix of studios, one bedrooms and two bedrooms, The Paladin can meet all kinds of space needs. And with no more than five units on any floor, living in the building can feel “very intimate with less traffic,” Lee says. Studios range from 350 to almost 500 square feet, and while many have pass-through kitchens with breakfast bars, others save space by putting the kitchen in the entryway. Many one bedrooms, which vary from 600 to almost 900 square feet, have balconies, and a few are duplexes with additional closet space built into the side of the staircase. Duplex layouts are more common among two bedrooms, which range from 1,000 to 2,000 square feet and can have perks like double-height living rooms and multiple balconies. But truly luxurious layouts start at three bedrooms and above. These units, ranging from 1,800 to 3,300 square feet, can include oversized bathrooms, breakfast nooks and sitting rooms at the low end, and private roof decks with solariums at the high end. A black-and-white checkerboard marble lobby, with mirrored walls and ceilings, is the most dated design choice at The Paladin. Inside units, older details such as wood tile floors, clay-colored granite bathrooms and mirror-covered closet doors aren’t uncommon. But it’s more common to find eclectic mixes of high-end materials installed by previous owners. This can include rustic stone tiling on kitchen walls and floors, wood cabinets with granite countertops, and in the bathrooms, matching stone finishes on the counter, floor and walls. “The building used to allow washer-dryer installation, but they stopped doing that,” Lee says. “Apartments that have them lucked out, but units that do not have a washer-dryer can no longer get one.” The Paladin’s wide range of condo sizes also means there are options for big and small budgets. As recently as 2024, studios have sold for around $400,000 to $530,000, and one bedrooms have sold for between $850,000 and $1 million. Most similarly aged condos in the vicinity have higher entry points for their studios and one bedrooms, which are often $100,000 to $200,000 more expensive. Two bedrooms have sold for between $1.5 million and $2.3 million, while three- and four-bedroom units have gone for $2.3 million to $4 million for large penthouses and duplexes. The Paladin’s amenity package doesn’t have as many bells and whistles as newer condominiums, like The Treadwell across the street. But full-time lobby attendants help with security and package deliveries, and the common laundry room makes up for the general lack of in-unit washer-dryers. Plus, residents have access to storage spaces and a bike room. This area of Lenox Hill is primarily high-rise residential, so streets are less busy than in Midtown to the south, and there are fewer tourists than around Central Park and the Met Museum to the west. Next door, the Day and Meyer warehouse has been storing priceless works of art for nearly 100 years, and nearby, residents have a Bloomingdale’s, Saks OFF 5th, Trader Joe’s and Whole Foods. There’s also a buzzy bar scene surrounding the building, and a few blocks east, Andrew Haswell Green Park has a dog run and lawns for enjoying the riverfront. Less than half a mile west, two subway stops make for easy travelling on the east side — via the 4, 5 and 6 trains — and into Brooklyn — via the F and Q. Just south, the Queensboro Bridge offers a convenient route into Queens, and FDR Drive provides north- and southbound access for car owners, which Lee says makes the building popular with pied-à-terre buyers. There’s also a tram nearby for taking a break from all the high-rises and visiting Roosevelt Island.
