Property Ratings at 3 Acres
For anyone considering renting here, I can confidently say this is a fantastic building. The owners and management team truly care about the property and the sense of community they’ve built. With any large building, occasional issues are to be expected, but in my experience, they’ve been handled quickly and efficiently. Many of the negative reviews seem to reflect past concerns that don’t represent the current state of the building. Since I’ve been here, I’ve seen consistent improvements and a genuine effort from management to maintain a high standard. It’s also worth noting that there are rules in place for shared amenities, which I appreciate. These guidelines help ensure that everyone can enjoy the spaces fairly and respectfully. Overall, I’ve had a very positive experience and would recommend this building to others.
Where do I start with this building? It’s nice at first but gets worse very quickly. The first year was a daily fire alarm but I have to admit they have gotten their act together on that one, not it’s only a weekly or biweekly fire alarm and to my knowledge there has only been one incident with an actual fire. The only amenity I really use is the dog park because the rest get too crowded. They struggle keeping it from falling apart, there are parts held together with rope and zip ties. The light bulbs are constantly out and the turf peels off when the wind blows. Not to mention there is only one elevator that goes to it and maintenance turns off the elevator or makes it unable to be called all the time seemingly for no reason. If you need help with something outside of normal business hours GOOD LUCK. Live in super can’t be bothered until it’s time for their shift and maintenance gets here later than that. A myriad of unpleasant experiences in this dorm like apartment in a faux lux building. I would NOT recommend, nor would I live here if I didn't currently have to. Ps, I'm only here because I moved in year one and the rent was significantly cheaper then. Coming from a realtor, the current prices are absolutely INSANE for the area and quality of life in this building.
The apartments themselves although new are cheaply put together with cheap material. The real attraction to this place is the amenities. Unfortunately the place is now crawling with security watching your every move leaving you with an unerving feeling. The pool policy no longer allows anyone whos not on the lease to attend the pool on weekdays with the exception of every other Sunday. The rest of the amenities although only a few years old are not upkept and some are still missing the corresponding equipment.
The reviews are not a lie. Your concerns and work requests are ignored half of the time. It takes way too many emails to get your service request addressed. And sometimes it’s only half fixed. The quality of the apartment isn’t up to par with the rent. On top of that, you can hear your neighbors and they can hear you as if they are in the next room. The hallways occasionally smell, and the worst part is my apartment has sewage scent at random times throughout the day and night and there is no explanation for this, they ignore your requests on explanations, or to even check it out. The surrounding area isn’t the greatest either. Overall, overpriced for the under quality physically and in customer service.
I’ll keep it to a summarized version. The location is horrible. Nothing nearby. Super isolating. Loads of traffic to the point that I never wanted to go anywhere to avoid traffic. Area is NOT safe. The rent is overpriced for what you get. The quality of the apartments aren’t the best. They sold you on the restaurant and juice shop that still aren’t Open. The coffee shop is overpriced. The garage is a major disappointment, unassigned parking and the garage smells and looks disgusting. Hallways always smell of weed. Pool gets packed and people treated it like a college frat party. Random people wandering the building and security is very minimal. The list could go on and on. But I’m telling you, it is not worth your money. Got somewhere else. DONT LIVE HERE! Pls!
This place looks beautiful but it’s poorly managed and it’s very difficult to sleep here. They need management that can provide luxury-level service and ownership needs to spend money to fix problems. They refuse to and many people are moving out.
I would not recommend this building. Overall, the building is decent. However, the amenities are still not fully completed. The staff is constantly changing. The prices are incredibly high for the horrible area it is located in. The garage is also dirty, has the tightest parking spaces, and smells like trash. I honestly would spend your money somewhere else. Not to mention, if you commute a lot, be prepared to sit in a ton of traffic just to leave out of jersey city, 440 is awful.
Management is horrible, building has many issues. Fire alarm goes on constantly, gym has equipment that is broken and not fixed for more than a week. Package takes a long time to be available to be picked up, and they sometimes lose your package. Delivery people aren’t allowed to bring your food to your doorstep. You can’t drink alcohol at the rooftop or at the pool in a visible glassware, stupid rules.
Amenities are amazing and management is friendly and helpful.
The property manager name Michael or leasing manager was very rude and was asking for too much information upfront over the phone instead of going through a regular application process he asked me how much do I make he asked me what my credit score was over the phone he asked me to describe in detail what my occupation was without me signing any type of agreement he made me feel so uncomfortable already that I didn’t even want to bother to want to see any pictures because of his customer service I can can only imagine what it would be like living there as a tenant with this guy in the leasing office. I’m sure he has many reviews on him
I scheduled an appointment to visit this place but they cancelled me 2 days before only because my move in day is not within the 2-3 months that they asked for. This is one of my top picks but the guy who gave me the call sounds unwelcoming.
Moved here in December - one of the first. Very impressed with the gym & excited about the amenities. We’ll see how everything is kept up. Looking forward to the events & shops, when they open (they’re still under construction). Hoping there are many chances to meet the neighbors.
