This unit is on the market for the first time in five years, as the current tenants are buying a house. This unit is 1150 square feet. It has: - A large and spacious living room and dining room - Two bedrooms that are on the smaller side - around 100 square feet each - A very large kitchen that will be renovated during December, with new cabinets, a dishwasher, and a mobile kitchen island - TONS of natural light - the building is on a south-facing corner lot, and gets full sun all winter long - Hardwoods floors throughout - A front three-season porch - A back deck - Built-ins and plenty of old house charm Other amenities of the building include: - Free laundry in the basement - each unit has its own washer and dryer - Storage space in basement - Bike storage in garage (or more in basement) - One garage parking space available for $25/month extra - Vegetable garden plot if desired Up to two cats okay. No dogs, sorry. :( Heat and water/trash are included in rent. All other utilities are the responsibility of the tenant. The building is wired for USI fiber internet, which is fast, affordable, and locally-owned. PLEASE NOTE - we no longer allow tenants to obtain internet service, cable TV, etc. through Xfinity or CenturyLink/Lumen (for the simple reason that every time they do a new install they put a new hole in the building somewhere). So you will have to use USI for your internet service and rely on streaming for entertainment. This will be written into your lease and we will enforce it. If this is a dealbreaker, please do not apply. :) Also, no smoking whatsoever anywhere on the property. This is a fabulous location, close to tons of great amenities: GROCERIES AND SHOPPING: 1 mile to the Seward co-op; ~1/2 mile to Longfellow Market, Cub, Target, and Aldi BIKING: 2 blocks to the Greenway; 15 minute ride downtown via the Hiawatha trail TRANSIT: 1 block to the Lake Street busline, 3/4 mile to the Blue Line Plus many restaurants, bars, and other amenities within easy and pleasant walking distance We, the landlords, live upstairs with our two cats. We handle all maintenance issues promptly. (We do not, however, do a great job of keeping up with yard work, so the yard will usually look pretty hairy. Sorry, we are who we are.) We are looking for respectful tenants to share our building with. RENTAL CRITERIA We require a background and credit check, and we will check rental references. Our criteria are: - No misdemeanors in the last 3 years and no felonies in the last 7 years; applicants with misdemeanors or felonies older than this will be assessed on a case-by-case basis - No controlled substance convictions or registered sex offenders - No criminal convictions of a violent nature or arson - No evictions in the past three years - No open accounts/lines of credit in bad standing - Before-tax income must be 3x rent Security deposit is $1600. We require that rent be paid electronically. An application fee of $30 per adult will be required to cover the credit and background check. Lease terms: minimum 6 months; we would prefer that your initial lease end in June, July, or August 2024. From there, you would be welcome to renew on an annual basis. Please email if interested!
