THIS PROCESS CAN TAKE ANYWHERE FROM 7-10 BUSINESS DAYS SO PLEASE KEEP THAT IN MIND!!! NO UTILITIES INCLUDED EXCEPT THE WATER THAT IS PAID FOR BY THE CONDO ASSOCIATION!!! PLEASE READ THE COMPLETE POST BEFORE RESPONDING AS I WILL NOT ANSWER QUESTIONS TO INFORMATION THAT IS LISTED IN THE POST!!! 1 bedroom condo on the top floor at the front of the building for rent. There are only 14 units in the building and the condo is 634sf but feels much larger because the living room and bedroom have cathedral ceilings with 68" ceiling fans with remotes. There is a programmable thermostat and I kept it set at 78 degrees during the warmer/hot months because the ceiling fans push a lot of air. The average electric bill for 2016 was $56.28 with August being the most at $74.00 and May being the least at $31.44. The tenant will have to pay the electric bill but the water is paid by the condo association. The condo has insulated windows with wood like blinds and there is a side by side window in the living room and bedroom facing the building next door and a single window in the bedroom facing the street in front of the building. There is a large landing outside of the unit and I never knew when the neighbor next door was home because she was always very quiet. There is a pantry right inside the door, a linen closet in the bathroom, a couple of shelves in the closet above the water heater and a closet organizer in the bedroom with the old shelves in the closet which the tenant can put back up in the closet if they so wish to. The unit is located in zip code 70123 and conveniently located about 5 minutes away from the foot of the Earhart Expressway, Airline and David Drive, Clearview Parkway, Jefferson Highway and the Huey P. Long Bridge. Elmwood Shopping Center, Walmart, Home Depot and other shopping, fast food eateries and nice restaurants are very close by. A full one year lease will be need to be signed by the person who wants to rent the unit. After the first year is completed, a new lease will have to be signed in case of any changes from the first year lease. This is a non-smoking unit and I'd prefer no pets but am open to discussion if you have a small, house trained pet. There is non-assigned parking in a lot on the side of the building and parking on the street in front of the building. If the tenant has guests over, they must park on the street in front of the building and not in the lot. There is a security gate at the front of the building and on the side of the building on the parking lot side. There are 2 washing machines and 2 dryers on the property downstairs at the back of the building and there is also a pool on site. Garbage is picked up on Tuesdays and there is a dumpster in the parking lot and the grass is usually cut on Thursday mornings. There is a cable that's long enough to connect to a TV on the living room wall facing away from the street and on the bedroom wall facing towards the street and only cable is allowed as no dishes are allowed to be installed on the building. I have a friend that can show the unit for me and this is being reposted 01/14/19. My friend works a full-time job and part- time job so you would have to work around her schedule if you are interested in seeing the unit.
