The Straus Park Condominium
“I like to call Straus Park Condominium a sleeper building,” says Michael Biryla of The Agency. “If you don’t know about it, you don’t realize what an awesome value it is.” Located on the corner of West 107th Street and Broadway, the 22-story condo building has all the perks of a luxury building, including a full-time lobby attendant, sound-proof floor-to-ceiling windows and a roof deck with Hudson River views. But the 2005 condo has significantly lower monthly carrying costs than other new developments in the area, according to Biryla. “You’re getting a full-service building, but you don’t feel like you’re paying as much for it,” he says, noting that the increase to the monthly common charges is between 1.5% and 1.8% annually. “That’s a slow, solid and stable increase.” Named after nearby Straus Park, the brick-and-glass building is between two subway stations and is a less than 10-minute walk to Columbia University. Biryla sold a three-bedroom unit in the building in April 2024 to a family whose child was a student there. “The location is great, and it’s close to everything you need,” the agent added.
