In the 1890s, the most fashionable neighborhood in Los Angeles was Bunker Hill. Filled with elegant Victorian homes and sophisticated stores for the socialites and trend-setters who lived in the neighborhood, Bunker Hill was filled with LA's sparkle and glitter. That changed in the early 1920s, when the neighborhood's location -- perched on a hill in the city -- began to be seen as an impediment to growth rather than an asset. In addition, the elevation of the entire neighborhood was lowered, a tunnel was built through the area, and the neighborhood became overcrowded due to the ever-expanding city.
The neighborhood was nearly forgotten until recently, when it began to emerge as one of LA's trendy neighborhoods once again. The neighborhood escaped much of the city's redevelopment, so many of the older structures still remain. This trendy neighborhood is home to some fantastic venues, as well, such as the Walt Disney Concert Hall, the Broad, and the Museum of Contemporary Art.

Living at 255 S Grand Ave has been a nightmare. Multiple fires, constant noise, street takeovers, and completely ineffective security make it feel unsafe. Management is unethical—after hiking my rent and pushing me into a smaller unit, they immediately dropped the price of my original one. It’s manipulative and dishonest. Avoid this place if you care about safety, integrity, or peace of mind.

Appreciate that there's more stability and consistency with the front desk security staff. Sadly, the amentities are restricted due to ongoing maintenance and repair. Not sure what happened to our side of the exterior window cleaning?

it seems like everyweek i run into an issue. 1st week - ice maker not working 2nd week - shower making weird noises and AC leak flooded hallway 3rd week - laundry room not working. i wonder what issue im going to run into next week. wish me luck everyone

This place is far from perfect, there are some cons for sure mainly dealing with the elevators and the parking situation. Outside of that its a great location with good neighbors and lots of appeal.

Great experience. Some issues at start with things being broken/needing replacement and slow changes. But otherwise good! Lots of amenities and a great location makes it worth it.

I would strongly advise against moving into this building. The management is extremely poor, and there have been no meaningful improvements. The trash chute has been broken for over six months, and fruit flies are a persistent issue in the units. For the rent they charge, this place is far from worth it. There is absolutely nothing luxurious about this building it’s completely misrepresented.
Overall, the experience here has been nice and quiet. Although, I enjoy a more lively community, it’s what you make it. I love the facilities as it does have lounge areas and outdoor areas to escape to when you don’t want to be inside all day. I give this place a 4 out of 5 as some of the areas of improvement is replacement of the beautiful grounds that have not bee placed back together (this does take a while), but unaware of the real hold up. Also, my trash shoot has been clogged for a little while and the time to fix is beyond normal. Again, it other tenants that don’t follow instructions on how to trash things. The staff is friendly.

The electric charge never works!!!!!! There’s no security anyone can just walk in and use the elevators to get to yours doors ! And the parking attendants are very rude! Especially the mourning attendants . But maintence requests do get answered very quickly here

It would be great to have front desk double check labeling the unit numbers because several packages had the wrong unit number on it where our package was either mis-delivered or missing. This has happened three times over these past few weeks. Nice to see that we are now receiving notifications that packages arrived for pick up at the front desk because we would not know otherwise. The noise from cars doing illegal street take overs, donuts, revving mufflers is very disturbing so it would be appreciated that not only do the residents call 911 but also security/front desk to report it. The graffiti all over the building looks awful even though the paint was removed the residue is still very stained on and visible.

Overall not bad! Noise can be a bad now and then. Lifts do take a while at times and parking can be a bother but over all a decent place to call home!

Lovely building overall. Service team and leasing team is extremely friendly and helpful. Looking forward to using the gym and other amenities on a regular basis. Although it’s in the heart of downtown, it’s quiet as a mouse in my unit. Beautiful view.

So far so good the freight elevator made my move really smooth! Tianna was great with my leasing and got my process done quickly. Movie theatre is a really cool feature.

Management dependency has decreased and made living here not as fun or enjoyable as it used to be. The amenities we once enjoyed or were promised have not been working or working well for over 6 months! Communication is poor and prices keep rising!

255 Grand is a beautiful building and apartments. I love the neighborhood. Many friendly neighbors and staff. Museums, restaurants and theaters nearby.

Love living here! Staff is amazing. Place is so nice and calm. This is my favorite place I have ever lived. The amenities are great too. Gym is almost always empty and pool is a great place to lounge.

The last few months have been a nightmare. Most of the staff who ran this place are gone. Those that are still here are almost impossible to find. Emails go answered; No one answers the door in the office; You can no longer pay your rent with your checking account and your charged a convenience fee of over $100 for paying on a card. One of the best places in LA is turned into one of the worst places in LA to live.

Gabriella and the front desk team were great. The viewing, rental, and leasing were handled seamlessly. The only issue I had was with Spectrum...it took many calls to get it all set up but eventually, it worked out.

The environment was very clean and well maintained. My Apartment is spacious , the floor was well polished, new rugs in the bedrooms. I just moved in few days ago. So far I am loving it.

The apartment is magnificent but one of the downfall is that I have to pay every time I need to do laundry. The residential lounge is nice because it has a kitchen. The leasing agents were friendly because they gave us free snacks.

The leasing office is impossible to get a hold of and they do not ever email or call you back. The front desk staff are the only positive part about this building.

Unfortunately, I was caught in the change of management so there were some problems when I moved in. But things seem to have settled down with the management team. I still do not understand why residents need to make an appointment when there is a staffed office on the premises

This is a great place to live! Great customer service from the leasing office. Friendly and reliable security and parking attendants. Minus one star because the washing machine on floor 23 rarely works. However, there is a large laundry room on floor 2.

My apt is great and maintenance responds in a timely fashion. Have had several issues with the parking attendants they are very disrespectful and are never around when you come back to leave your keys with them .

Living at 255 has had its difficult moments, but the team here has made things easy to navigate. They have made stressful situations easier to streamline and things tend to go back to normal pretty quickly. I enjoy living here and have for the last 7 years!
Welcome the world where dogs live and humans have no place. Cant believe no has written reviews about the pathetic dog nuisance in this place. Dogs run around without a leash, bark at people and other dogs. Dogs sit in public places such as lounge and sitting area next to swimming pool. Leasing office does nothing and are always dog friendly. I am glad I got OUT of such a horrendous place at the right time!
I lived here for 4 months this summer (through August 2015) and renovation was in full force. I was told that Reno of the common areas would be completed by the time I moved in in May, but they still weren't even close to being done when I moved out. The management office is only somewhat responsive, never by email though. You have to call if you need something. The building location is very convenient and safe. The security is amazingly friendly, attentive and helpful-- especially Jon.
