25072 Leucadia St Unit I

I am going to be renting out my master bedroom/walk in closet, and private bathroom fully furnished in a two bedroom condo in Laguna Niguel. We are located on Rancho Niguel road, 1.5 miles from Laguna Niguel Regional Park and lake. I am a single mom living with my 13 year old daughter. My daughter is very kind, respectful, an honors student, does not play an instrument, and is with her father 50% of the week. No smoking cigarettes, (vaping in your room or outside is fine). You must talk with me before visitors come by (so it is arranged when my daughter is not here which is always the first half of the week and every other weekend). I don’t want men spending the night (for obvious reasons ??). I do not talk about politics or religion. Everyone is entitled to their own opinion and it is not worth the drama and divide it creates when there are discrepancies. When you first walk into the home, you must walk up a set of stairs. The master bedroom comes furnished with a queen sized bed with storage underneath, a full dresser, 2 nightstands, a walk in closet, plus a side closet, and full bathroom with garden tub. The sliding glass doors in the bedroom lead onto a long deck. The television in the master will be gone by the time you move in (as seen in photos). Very high ceilings throughout the condo. We have 2 cats. They are extremely loving. You must not be allergic to cats, and love animals. I’m sorry but I cannot accept any other animals since we have the cats. We are a very peaceful, clean household and we are gone 80% of the time. I work a lot while I do not have my daughter and lots of activities outside of the home when I do. Full use of the kitchen, fridge, appliances, washer and dryer, walk in pantry and kitchen equipment, all available to share. Parking is in the condo association. There are ample spots right outside of my garage. We only have a very tight one car garage with no additional storage. We will get you a parking pass from the HOA. Amenities; Pool Hot tub I am renting the entire master space for $1,550. Security deposit is $1200. This includes water and trash pickup each month. We will split gas, electric, and internet. I can show you the last 7 months of our electric and gas bill. Electric averages around $60-$80/month. Gas averages around $45/month and internet is $70. So your portion per month averages about $100. I have streaming services on the Roku in the living room that I will pay for but I do not pay for cable. If you want cable or streaming services I do not have, that will be your responsibility. I would prefer to start with a month to month lease, make sure we get along and everyone is happy. I have no issue extending the lease to 6 months or a year at a time as long as we are all enjoying living together. I plan on staying in the condo until at least my daughter graduates high school in 5.5 years. Date available for move in; May 6th
