This is a two-bedroom, one bath unit. It is approximately 794 square feet. The kitchen and bathroom have been updated within the past few years. Stove, refrigerator, and dishwasher are included. The unit has laminate floors and ceiling fans. There are laundry hookups (gas and electric) in the basement. The rear deck and basement are shared with the upstairs tenant, but there is ample room for both. There is one flight of stairs (approximately 5 steps) to get into the unit, after that it is all one level. There is no smoking allowed inside the unit. The unit is located on a quiet street that is close to a bus line. It is within walking distance of many restaurants, banks, grocery stores, and gas stations. The garage and driveway are not included in the rent. There is on-street parking right in front of the unit, or in a small parking lot across the street. The unit is not set up for Section 8, so we cannot accept Section 8. Rent is $900.00/month. The rent price includes water, sewer, garbage, and lawn maintenance. It does not include gas or electric, which run around $100.00/month. The unit does not have lead paint. We are looking for a 12-month lease (with an option to extend), and renter's insurance needs to provided by the tenant through an insurance company (typically costs around $15.00-20.00/month). Security deposit is $900.00. First month s rent, and the security deposit are all due at move-in (total of $1800.00). We are looking for tenants with a 625+ credit score, and a solid household income of around $40,000 per year (per the government s suggestion to pay only 30% of your income on rent). Your criminal and rental history must be clean. If you have had an eviction, or recent criminal activity, including but not limited to DUIs, we will generally pass on you. If you have had a foreclosure, we can usually work with you a bit on this. The background check and credit check cost $39.99. This is paid by you directly to the screening company. Pets are allowed, however no dogs above 40 pounds will be allowed. A pet deposit of $100.00 plus $25.00 deposit per pet will be due at move-in. Como Lake Park is less than 2 miles away.
